What water damage does to a sealant bead
Silicone and acrylic sealants cope well with splash and condensation, but standing water is a different matter. If a bath or shower tray has overflowed, a pipe has dripped behind a panel, or rain has been coming through a window for weeks, the bead can soften, lift away from the tile, stain brown or crumble. Once water has got underneath, the seal no longer sticks and water travels further than you might expect — along the grout line, behind the upstand of a worktop or into the floor edge under a window.
Assessing before we reseal
Our first job on arrival is to work out what the water damage actually is. We look at how far the staining or lifting extends, press the surrounding tiles and trims to check they are still fixed firmly, and ask what happened and when. If the source was a one-off spill that has long since dried, resealing is usually straightforward. If there is any sign the water is still arriving — a damp patch that returns, staining that grows, a drip we can trace — then sealing the joint would only hide the problem, and we will say so rather than bead over it.
How the repair is done
Where the seal is the casualty rather than the culprit, the repair follows the same disciplined method we use for any reseal. All of the damaged sealant is cut out and pulled away, along with any loose or degraded material underneath. The joint is cleaned, degreased and left dry, because sealant will not bond to a damp or dirty surface. We then apply a suitable product for the location — a flexible sanitary-grade silicone where a bath or shower is concerned, or an appropriate sealant for a window or external joint — tooling the bead so it seals the full width of the gap and finishes neatly against the tile or frame.
When the seal is a symptom, not the cause
Some water damage points to work outside our scope. A failed waste under the bath, a leak from buried pipework, rising damp or a defect in the building's outer wall each needs the right trade to diagnose and rectify before any cosmetic reseal is worth doing. Sealing over those problems does not fix them; it usually makes them worse by holding moisture in. If we find a plumbing leak or anything that looks structural or damp-related, we will explain what we can see, suggest the kind of specialist who should look at it, and only carry out the reseal once the cause has been dealt with or is clearly unrelated.
Preparing the room and aftercare
Clear access around the affected joint helps the job go quickly — towels and toiletries moved away from a bath, furniture pulled back from a window reveal. If the surface has been wet, it needs to dry before we seal, and how long that takes depends on the material underneath; we will tell you what we can do on the day and what is better left for a return visit. Fresh sealant needs time to cure before it is exposed to water, typically a day or so depending on the product, so plan showers and cleaning around the curing instructions we leave with you.
Booking a water damage seal repair
Tell us where the damage is and roughly what happened when you book. Same-day visits may be available depending on the diary. We will assess what can be repaired and what needs further investigation, agree the full cost with you before any work starts, and get on with it. If the job turns out to be bigger than the seal alone, you will know before we begin — and you will never be charged for work that has not been agreed.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
When water has found its way past a failed seal, the bead around your bath, shower or window often ends up stained, lifted or crumbling. Resealing is part of putting the damage right — but only once we are satisfied the leak itself has been dealt with. We assess the area first, then cut out and replace the affected seal so the finish is sound again.

Questions people ask about water damage seal repair
Straight answers to the things customers ask most often before booking.
Could I reseal a water-damaged joint myself?
For a small cosmetic area you can buy silicone and have a go, but with water damage the hard part is judgement, not application. Someone has to decide whether water is still arriving and whether the substrate underneath is still sound, and that is exactly what we assess before opening a cartridge. If you are unsure what caused the damage, an assessment first is the safer route.
What do you inspect before resealing?
We look at how far the staining or lifting extends, press surrounding tiles and trims to check they are still fixed, and confirm the joint is dry enough to take sealant. We also ask what happened and when, because a one-off spill and an ongoing drip need different answers. Anything that looks like a live leak is flagged before any work is agreed.
Will you seal over an active plumbing leak?
No. Sealing over a live leak hides the evidence while the damage continues underneath, usually in a worse direction. If we find an active plumbing fault, we will explain what we can see and refer you to a plumber, and only reseal once the cause is fixed or is clearly unrelated to the joint.
How long before I can use the bath or shower again?
Fresh sealant needs to cure before it is exposed to water, and the time depends on the product and the conditions on the day. For most sanitary silicones that means leaving the joint alone for around a day, but we will confirm the exact timing from the product instructions. Plan showers and cleaning around what we leave with you.
How is the work priced?
You pay a booking fee when you book, and the hourly labour rate depends on how soon you need the visit. Before any work starts we quote the full cost and you approve it. If sealant or other materials are needed, they are quoted separately from the labour.
