The joint nobody notices until it fails

Around every door frame there is a junction between timber, uPVC or composite and the wall or plaster beside it. On external doors that joint is on the weather line: rain runs down the face, wind pushes through, and a tired bead of caulk lets both in. On internal doors the same junction shows as a hairline gap that collects dust, spoils the paint line and rattles with every slam. Either way, the fix is the same discipline — remove the failed material, prepare the joint, and apply the right product for inside or out.

Inside and outside doors need different products

An external door frame takes standing rain, frost and sun, so it needs a flexible exterior sealant that grips to both the frame and the masonry or render and stays elastic through the seasons. An internal frame just needs a neat decorators' caulk or flexible filler that takes paint, bridges the seasonal movement of timber and disappears into the finish. Using the wrong product is how gaps come back: a rigid filler on an external frame will crack with the first hard frost, and unpaintable silicone indoors will never blend with the wall.

How we do the job

First the frame is checked — if the door itself is dropping, catching or latching poorly, caulking will not cure that and we will flag it, because sealing a gap caused by a sagging frame just paints over the symptom. We then cut out all the old caulk or filler, brush out the dust, and damp-wipe or dry the joint as the product demands. Deep or wide gaps get a backing layer first so the bead is not asked to span too much void. The new bead is run continuously around the frame, tooled smooth, and left with a crisp line where frame meets wall.

When a gap is more than a gap

A recurring gap in the same spot usually means something is moving — a lintel above, a frame that was fixed into masonry that flexes, or plaster that has lost its grip. On older West Midlands properties, gaps that open and close with the seasons are common and manageable, but a gap that keeps widening, or one with staining or crumbling plaster around it, deserves a closer look before we make it pretty. We will always tell you what we can and cannot tell from the joint itself, and suggest the right specialist where something structural is suspected.

What to expect and how to keep it tidy

Caulking a door frame is quick work once the old material is out, though a heavily built-up external frame with layers of failed mastic takes longer to strip. External work needs a dry day — sealant will not cure properly on a wet or freezing surface, so dates flex with the forecast. Afterwards, keep the bead dry for the curing period stated on the product, and if you plan to repaint, tell us in advance so we use a paintable product and can confirm when it is ready for the brush.

Booking your door frame caulking

Say whether it is the front door, back door, patio door or the frames indoors, and roughly how many frames need attention. Same-day visits may be available depending on the diary. The full cost is agreed with you before work starts, after the booking fee paid when you book, and the hourly rate depends on how soon you need us. It is a small job that makes a doorway look finished and an external door feel tighter — book a visit and we will take it from there.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work

The gap around a door frame shows up as a draught on an external door, or as a scruffy crack that spoils the paintwork indoors. We strip out the failed caulk, prepare the joint and apply the right product for inside or out. And if the door itself is dropping or catching, we will say so rather than seal over the symptom.

Questions people ask about door frame caulking

Straight answers to the things customers ask most often before booking.

Can I caulk a door frame myself?

Internal frames with a decorators' caulk are genuinely DIY-friendly if you are patient with the prep. External frames are less forgiving — they need an exterior-grade product, a dry day and complete removal of the old material. The other risk is caulking over a dropped or misaligned door and losing the warning sign that the hardware needs adjusting first.

What do you do when caulking a door frame?

We first check the door itself hangs, closes and latches properly, because caulking will not fix a frame that is dropping. Then we remove all the old caulk or filler, brush out the dust and prepare the joint. Finally we apply either paintable internal caulk or exterior mastic as appropriate, tooled to a clean line.

Will caulking stop the draught under the door?

Not on its own. The bead around a frame deals with the sides and top; the gap under the door is the threshold, which needs a brush strip or door sweep instead. We will tell you if your draught is a frame issue, a threshold issue or both.

Can I paint over the caulk afterwards?

If we use a paintable decorators' caulk indoors, yes — once it has dried fully, and we will tell you when. Silicone cannot be painted, so it is reserved for joints that need to stay exposed and flexible. Tell us at booking if painting is planned so we choose the right product.

What will the visit cost?

There is a booking fee when you book, and the hourly rate depends on how soon you need the visit. The full cost of the work is quoted before we begin and you approve it. Materials such as caulk or mastic are quoted separately where they are needed.
