An old soakaway that almost copes is a familiar situation: the system handles ordinary rain, but heavy showers back up the gullies, and every few years the clearing cycle repeats. Often the real problem is not blockage but capacity — a soakaway sized for a smaller roof and smaller drive than the property now has. Upgrading means measuring what it serves today and bringing the system up to that, rather than clearing the same shortfall every season.

Whether an upgrade is the right move

We check three things first. What the soakaway serves now: roof area including any extension, conservatory or garage, plus drives and paved areas draining into it. What the existing soakaway actually is: its size, type and condition — silted pits and damaged structures change the arithmetic. And what the ground will accept: infiltration testing tells us the rate the soil drinks, which caps any soakaway's performance. If the ground is good and the soakaway is undersized, an upgrade is straightforward and worthwhile. If the ground is poor, a bigger pit will not help — the water has nowhere to go regardless of capacity — and the honest options are land drainage to a better outfall or a pumped element. We test before we quote, so the recommendation follows evidence.

What an upgrade involves

Depending on what we find: enlarging or replacing the chamber with a correctly calculated crate or ring system; adding a second soakaway sharing the load where the layout allows; fitting or improving a silt trap so the new capacity does not silt at the old rate; reconnecting runs so everything feeds the system properly; and re-grading the surrounding ground so the area above the soakaway is not compacted or paved over. Where the existing pit is sound but small, extending alongside it can work; where it is silted or damaged, replacing is usually cleaner and comparable in cost.

Before any digging we check carefully for buried services — detectors help, but no scan guarantees what is below, and utility plans are yours to provide. On very old properties we are alert to fragile or asbestos-cement materials in old chambers and pipework; anything like that is left undisturbed and referred for specialist handling.

How the work is quoted

This is quoted-project work: survey, infiltration testing, design, then a price covering excavation, materials and reinstatement, approved by you before anything starts. The estimate for this job covers one working day of the project on an agreed scope; a full upgrade may take longer depending on ground, access and weather, and is staged with you kept informed. Groundworks are weather-sensitive, so we schedule sensibly and say when rain should delay the dig.

Honest expectations

An upgraded soakaway copes with the rainfall your property now generates and gives margin in heavy weather. It does not guarantee a dry garden in extremes, and water arriving from beyond your boundary stays beyond any single-property fix — we will say so plainly before you commit.

Booking

Book a survey and tell us what has changed since the soakaway was installed — extensions, new drives, conservatories — plus anything known about the old system's location and type. Old plans help. The survey produces the design and quote; the upgrade follows once you approve both.

Timing an upgrade matters too. The best moment is before winter — an undersized soakaway shows its limits in autumn and spring storms, and a summer or early-autumn upgrade means the system is ready before the wet season tests it. Upgrades also pair naturally with other groundwork: if you are relaying a drive or patio, doing the soakaway work at the same time avoids paying twice for excavation. Mention any planned works when you book and we will fold the timing together sensibly.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Soakaways were sized for the properties they served when they were built — and many homes have grown since. A new extension, conservatory or paved drive can leave an old soakaway overwhelmed. We assess what your system serves now, test the ground, and upgrade the soakaway to match — or tell you honestly if the ground, not the size, is the limit.

What our customers say about our drainage service

4.2 out of 5 from 5 reviews

Fast, tidy and friendly

Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Standing Water in Shower Tray

Happy overall

Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.

Job: Partial Soil Stack Blockage

Fixed it, but took longer than expected

The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about soakaway system upgrade

Straight answers to the things customers ask most often before booking.

Could I enlarge a soakaway myself?

Not really a DIY job. Enlarging or replacing a chamber means digging near existing drainage, building a correctly sized structure and reconnecting runs — and mistakes around buried services or building foundations are costly. Clearing gratings and keeping silt traps empty is sensible DIY; the upgrade itself is engineer work, surveyed and built to a calculation rather than a guess.

How do you know if my soakaway needs upgrading?

We measure what it serves today — roof area including extensions, plus paved areas — inspect the existing chamber's size, type and condition, and test how quickly the ground absorbs water. If the ground is good and capacity is short, an upgrade makes sense. If the ground is the limit, a bigger pit will not help and we will say so before quoting anything.

Are there hazards when digging near an old soakaway?

Yes: buried services may run close, and we check with detectors where appropriate — though no scan guarantees what is below, and utility plans are yours to provide. On very old properties, old chambers and pipework can include fragile or asbestos-cement materials; if we find anything like that we stop, leave it undisturbed and refer you for specialist testing and removal.

How long does a soakaway upgrade take?

It is a quoted project, and the estimate for this job covers one working day of it on an agreed scope. Depending on ground, access and weather, a full upgrade — excavation, chamber work, reconnection and reinstatement — may take longer, and we stage the work and keep you informed. Saturated ground delays digging sensibly, so weather windows matter.

What does an upgrade cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us. The upgrade is quoted as a full project after survey — excavation, materials and reinstatement included — and nothing starts until you approve that price. Parts are quoted separately, and the quote follows the tested design rather than an estimate.
