Water entering a property at or near ground level is one drainage problem we never treat casually. It is not just a wet patch — repeated water against foundations and floor levels damages plaster, floors and the building fabric over time. The job is to find out how the water is getting there and cut it off at the source.

How water reaches foundations

The common routes are blocked or overwhelmed gullies and drains that back up next to the house, downpipes discharging at the wall base with no proper outlet, ground levels that have crept above the damp course or slope towards the building, paved areas and drives shedding water towards the property, and saturated ground holding water against the walls after heavy rain. Sometimes the water comes from outside the property entirely: a highway gully backing up, a neighbour's higher ground, or a watercourse in prolonged rain. And in some cases what looks like surface water is a plumbing leak or a drain defect below ground — which is exactly why diagnosis comes before any fix.

How we assess it

We trace the water: where it appears, when, and what route it follows in rain. We check gullies, channel drains and runs near the house for blockage or damage, look at downpipe outlets and where roof water discharges, and check external ground levels against the damp course. We examine how the ground around the house behaves — trial holes where needed — and check for old land drains or buried services in the area; before any digging we use detectors where appropriate, but no scan guarantees what is below, and utility plans are yours to provide. If the pattern suggests an internal plumbing leak or a foul drain defect, we will say so and refer rather than guess.

Stopping the water

The fixes depend on the diagnosis. Blocked gullies and runs are cleared and repaired. Downpipes are connected into proper drainage — a gully leading to a soakaway or existing run — so roof water stops dumping at the wall base. Ground levels are corrected where they have risen against the wall, always keeping the damp course clear. Paved areas are re-falled or given a channel drain at their low point. Where the ground around the house stays saturated, land drainage carries water away to a working outfall. Where water arrives from beyond your boundary, work on your plot can only reduce what reaches the house — we will say so plainly, and highway drainage usually sits with the council or water company.

Safety first, and interim measures

If water is entering the property now: keep people and pets away from standing water, wash hands after any contact, and never touch electrical sockets, appliances or consumer units that have been wet — have electrics checked before use. Move valuables off floors, and sandbags or flood boards at doorways are an honest interim while a permanent fix is designed. Do not keep flushing or running water if a drain is backing up; it makes things worse.

How the work is quoted

Clearing and repair work within the visit is charged at our standard rates. Larger works — new drainage runs, re-levelling, land drainage — are quoted projects: surveyed, priced including materials and reinstatement, approved by you before anything starts. Weather can delay groundworks and we schedule sensibly. No drainage work guarantees an absolutely dry home in extreme conditions, but cutting off the water that reaches your foundations in ordinary rain is both achievable and worth doing properly.

Booking

Call as soon as water starts appearing near walls or floors, and tell us where it shows, when, and whether it follows rain. Mention any recent drainage history and keep the area clear until we assess. The sooner the source is found, the less damage the water does.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Water finding its way in at ground level is a problem to take seriously — it threatens floors, plaster and the fabric of the house itself. We trace how water is reaching your foundations: blocked drainage, ground levels, saturated ground or water arriving from beyond your boundary. Then we deal with the external causes and tell you honestly where specialist help is the better answer.

What our customers say about our drainage service

4.2 out of 5 from 5 reviews

Fast, tidy and friendly

Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Standing Water in Shower Tray

Happy overall

Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.

Job: Partial Soil Stack Blockage

Fixed it, but took longer than expected

The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about foundation water ingress

Straight answers to the things customers ask most often before booking.

What should I do straight away while waiting for a visit?

Keep people and pets away from the water, wash hands after any contact, and ventilate if it is indoors. Never touch electrical sockets, plugs or appliances that have been wet until they are checked. Move valuables off floors and put sandbags or a flood board at the affected doorway if you have one. Do not keep running taps or flushing if a drain is backing up — it only adds water.

How do you find how water is reaching my foundations?

We trace where water appears and its route in rain, check gullies, drains and downpipe outlets near the house, compare external ground levels against the damp course, and test how the surrounding ground behaves. Before any digging we check for buried services — detectors help, but no scan guarantees what is below. If the evidence points to an internal leak instead, we say so and refer.

Is this a job I could tackle myself?

Clearing a blocked external gully is reasonable DIY. Anything else — altering ground levels against a wall, connecting downpipes into drainage, digging land drains — is engineer work, because mistakes against foundations are expensive and buried services make digging risky. If water is actively entering the house, get it assessed rather than experimenting.

Could water be coming from outside my property?

Yes, and we look for it. A highway gully backing up, a neighbour's higher ground or a watercourse can send water towards your house, and work within your plot can then only reduce what reaches you — we will say so honestly. Where a highway drain is involved we help establish responsibility with the council or water company, though we cannot guarantee adoption status.

How much will fixing this cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us — and for active water ingress, sooner genuinely matters. The full cost of the work is quoted and approved before we start, with parts quoted separately. Larger drainage projects are surveyed first and priced as a proper project.
