When a soakaway structure collapses, two things need attention at once: the hazard on the surface and the drainage system that has just lost its outfall. A soakaway is an underground chamber — brick-built, precast concrete rings, or modern crate systems — and when it fails, the ground above it can subside, leaving a hollow, a sink hole or a weakened patch of lawn or drive that will not bear weight safely.
Make the area safe first
Until it is assessed, keep everyone away from the affected area: children, pets and vehicles off it, and nothing stored near the edge. Do not walk across ground that is hollow-sounding or visibly sagging, and do not try to probe or dig into the depression yourself — the ground around a collapsed chamber can give way further than it looks. If the collapse has opened up, cover the area securely to keep people and animals out. This is genuinely a make-safe situation, not a weekend project.
What causes the collapse
Older brick or rubble-filled pits deteriorate over decades, especially where roof water has been washing fines into the structure for years. A failed or rusted cover lets soil wash in from above. Heavy vehicles or repeated parking over a soakaway overload a structure never designed for it. Nearby excavation or tree roots can undermine walls. And in some cases the collapse starts below: a broken pipe run has been washing soil away around the pit for years before the ground finally gives. On very old properties we are also alert to fragile or asbestos-cement materials in old chambers and pipework — anything like that is left undisturbed and referred for specialist testing and removal.
How we assess it
Safety first: we secure the area and check how far the unstable ground extends, because the visible hole is often smaller than the void. Then we diagnose: rodding the drain run to confirm flow and check for damage between gully and pit, locating exactly what structure is below, and assessing the surrounding ground's condition. Before any excavation we check carefully for buried services — detectors help, but no scan guarantees what is below, and utility plans are the customer's to provide.
The rebuild
A collapsed soakaway is almost always a rebuild rather than a repair — a damaged chamber cannot be reliably patched. The replacement is designed properly: sized from the roof and paved area it serves, built with a modern crate or ring system, connected to the run with a silt trap so the new pit does not silt at the same rate, and backfilled and reinstated. Whether the ground will accept water is tested before we commit, because rebuilding into ground that no longer drinks just recreates the problem in a new pit. Where infiltration is poor, we discuss relocation or a land drainage alternative instead.
This is quoted-project work: survey, design, price — including excavation, materials, waste removal and reinstatement — approved by you before anything starts. The estimate for this job covers one working day of that project on an agreed scope; the full dig may take longer and is staged accordingly. Groundworks are weather-sensitive: working saturated ground makes a mess and weakens the excavation, so we schedule sensibly and will say when rain should delay work.
Booking
Call us about a collapsed soakaway and tell us what you can see — where the ground has sunk, how large the area is, and whether water is now standing where it used to drain. Keep people and pets clear until we have assessed it. We will make safe, diagnose, and then give you a surveyed quote for the rebuild with no surprises.
Reinstatement is part of the job, not an afterthought. Whatever sat above the old pit — lawn, gravel, paving, part of a drive — is reinstated to match as closely as the materials allow, and we discuss the finish before the dig so there are no surprises. If the ground needs settling time before a final surface is laid, we tell you the sensible sequence rather than rushing it. From make-safe to finished reinstatement, you know what happens at each stage and what each stage costs before we start it.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A collapsed soakaway is more than a drainage problem — an open or sinking pit in the ground is a safety hazard for people, pets and vehicles. Our first job is safety: secure the area, check whether the drain run has been damaged, and assess what has failed below. The rebuild itself is a quoted project, surveyed and priced before any work is approved.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about collapsed soakaway structure
Straight answers to the things customers ask most often before booking.
Can I deal with a collapsed soakaway myself?
No — and this is one where we would actively say don't. Ground over a collapsed chamber can give way well beyond the visible hole, and probing or digging into it risks serious injury. Keep people, pets and vehicles clear, cover any open area securely, and have it assessed professionally. Even the assessment is done with the right precautions, not by trial and error.
What do you do when we call you out to a collapse?
First we make the area safe and establish how far the unstable ground extends, because the visible depression is often smaller than the void. Then we rod the drain run to check for damage, identify the structure below, and assess the ground. Only after that do we design the rebuild — sized correctly, with a silt trap — and quote it as a project.
Are there hidden hazards with old soakaways?
Yes, two kinds. Old chambers and pipework on very old properties can include fragile or asbestos-cement materials, which we leave undisturbed and refer for specialist testing if found. And buried services may run near the excavation — we use detectors where appropriate, but no scan guarantees what is below, and utility plans are yours to provide. Both reasons to keep DIY well away.
How long does a soakaway rebuild take?
The rebuild is a quoted project: survey and design first, then excavation, construction of the new chamber, connection to the drain run, backfill and reinstatement. The estimate for this visit covers one working day of that project on an agreed scope — the full job may run longer depending on ground, access and weather, and we stage the work and keep you informed throughout.
What will the rebuild cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us. The rebuild itself is priced as a full project after survey — excavation, materials and reinstatement all included — and nothing starts until you approve that quote. Parts and materials are quoted separately from labour, with no hidden extras.
