Extractor fan installation looks simple and is deceptively involved. The difference between a fan that quietly does its job for a decade and one that causes condensation, noise, staining or tripping electrics comes down to decisions made at installation: where it goes, how it's supplied and switched, how it's ducted, and how well everything is sealed and supported.
What we assess before installing
First, the room and its needs: size, moisture load and usage determine the extraction rate the fan needs – a large family bathroom or a kitchen with daily frying needs more than a small cloakroom. Second, the position: internal or external wall, ceiling, and the practical duct route to outside. Third, the electrical supply: whether a suitable supply and switching arrangement exists, or whether new wiring is needed, and the zoning requirements that apply in bathrooms. Fourth, the duct route: length, bends, and whether the exit can be through wall, roof or soffit. We'll talk through the options and their costs honestly – ducting through a loft to a roof outlet differs considerably from a straight wall exit.
Choosing the right fan
Fans vary hugely in extraction rate, noise level, and controls – basic switched models, humidistat versions that run automatically on humidity, and timer models that overrun after the switch goes off. For bathrooms, a humidistat or timer model usually serves better because nobody has to remember to run it. We'll recommend a fan matched to the room and your preferences, and quote the unit separately from labour so the choice is clearly yours. Customer-supplied fans are welcome too – we'll confirm the model is suitable for the location before fitting it.
How the installation is done
The supply and switching are installed to current wiring standards, with bathroom zoning and RCD requirements properly observed and appropriate isolation fitted. The fan is mounted securely with vibration considered, so it doesn't rattle the ceiling. Ducting is run with as few bends and as short a route as practical, properly supported and connected at both ends – not the squashed, disconnected flexible duct that plagues botched installations. The external terminal is fitted with a proper grille and backdraught protection. Gaps around the fan and duct penetrations are sealed to stop warm moist air leaking into the loft, which is a classic cause of loft condensation. We test everything before we leave and show you how the controls work.
What this visit doesn't cover
This is a fan installation, not a general ventilation or building project. If the installation needs significant building work – a new hole through an external wall, roof work, or major re-routing – we'll identify that at the assessment stage and quote it as separate, staged work rather than discovering it mid-job. Larger jobs may need more than one visit, and we'll say so upfront.
Aftercare
Wipe the fan's outer cover occasionally and don't paint over it – painted-shut fans and grilles are one of the most common call-outs we attend. In kitchens, book a clean periodically to keep grease from building up. A fan that extracts well also keeps its own duct cleaner.
Planning the visit
Installation visits go more smoothly with a little preparation. Clear access to the ceiling or wall where the fan will sit, move anything fragile from the work area, and let us know about parking or entry arrangements. If the job needs parts to be ordered after the assessment, we'll agree a date for the fitting visit rather than leaving you waiting on an uncertain schedule.
Booking your installation
Contact Maintenance Men with the room, roughly where you'd like the fan, and anything you know about the walls, loft or existing wiring. Same-day visits may be available for the assessment; installation itself is usually a planned visit. We'll assess, recommend, and quote the complete job – fan, materials and labour separately – for your approval before starting.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A well-installed extractor fan makes a bathroom or kitchen genuinely comfortable; a badly installed one drips, rattles and underperforms from day one. We start by assessing the location, electrical supply and duct route, agree the right fan and arrangement with you, and install it to proper standards.

Job: Tumble Dryer Not Starting Cycle
Good job, slightly late
Solid work. Hourly rate feels fair for the amount of work involved and everything was tested before they left. Would book again.
Job: Toaster Not Working
No mess left behind
Really straightforward. It had been bothering us for weeks; diagnosed properly, fixed the same visit, and the price was exactly what was explained when booking. Can not fault it.

Questions people ask about extractor fan installation
Straight answers to the things customers ask most often before booking.
Do you supply the fan or do I need to buy one?
Either works. We can recommend and quote a fan suited to your room – with the unit cost shown separately from labour so you can see exactly what you're paying for – or install a fan you've bought yourself, provided we've confirmed it's suitable for the location and duct arrangement first.
Do I need a humidistat fan or a basic switched one?
For bathrooms we usually recommend a humidistat or timer model, because it runs automatically when humidity rises and overruns afterwards – nobody has to remember to switch it on, which is the most common reason bathrooms stay damp. Basic switched models suit rooms where someone reliably uses the switch. We'll talk through what suits your household.
Can you install a fan in an internal bathroom with no external wall?
Usually yes – the duct routes through the loft to a roof or soffit terminal. The route's length and bends affect which fan will perform well, so we assess that before recommending a model. If the routing needs significant work beyond a straightforward install, we'll identify it at the assessment and quote it as separate, staged work.
Is the electrical work included?
Yes – supply and switching are installed to current wiring standards, with bathroom zoning and RCD requirements properly observed. If your property needs a new circuit or significant consumer unit work to support the fan, we'll identify that at assessment and quote it separately rather than folding it into the install.
What does an installation cost?
There's a booking fee paid when you book, and the hourly labour rate depends on how soon you need the visit. The full job is quoted – fan and materials separately from labour – and you approve the complete cost before any work starts. No figures are invented; the quote reflects the actual route and work needed.
