Condensation is the visible end of a moisture problem: warm, saturated shower air hitting cold surfaces and turning to water. Every shower releases a surprising amount of moisture into the room, and if the bathroom's ventilation can't remove it, it settles on mirrors, tiles, ceilings, grout and window frames – and eventually feeds mould. The fix depends on correctly identifying why the moisture isn't leaving, which is a diagnosis job rather than a guess.
Why bathrooms get condensation problems
There's a chain involved: the fan has to switch on, actually move air, and the air has to have a route outside. A fault at any link produces the same symptom. The fan may not be switching on at all, or may be fitted with a humidistat that has drifted and triggers too late or never. It may run but be choked by dust, a stuck backdraught flap, sagged or squashed ducting, or a blocked external grille. The fan may simply be undersized for the room – common in older properties where a small fan serves a large family bathroom. And even a good fan can't cope if the shower runs long and hot with the door closed and no other air inlet, because the room never gets replacement air to push the moist air out.
Small changes that genuinely help
Whatever the fan's condition, usage matters. Run the fan during the shower and leave it running for fifteen or twenty minutes afterwards rather than switching it off at the door. Leave the door ajar or window cracked open after showering so replacement air can enter. Squeegee or wipe down tiles and the shower screen after use. These habits reduce the moisture load considerably – but they're management, not a cure, if the ventilation itself is inadequate.
What our assessment covers
We test the fan's switching, including any humidistat and overrun timer, and measure whether it's actually moving air. We trace the airflow path – impeller, flap, ducting, external vent – for restrictions and blockages. We assess whether the fan's extraction rate suits the room's size and use, and look at the room's moisture sources and air inlets. We also check for signs that condensation has already started causing damage – mould on sealant and grout, damp patches on ceilings – which tells us how long the problem has been building.
What the fix might be
A choked fan cleaned and freed up often transforms the room. A drifted or failed humidistat replaced so the fan runs automatically when humidity rises solves the "nobody switches it on" problem. Restoring the duct route or clearing a blocked vent fixes extraction at the far end. An undersized or exhausted fan is replaced with one properly rated for the room – quoted with fitting separately for your approval. Where the problem is partly habit and airflow design, we'll tell you that honestly rather than selling a fan that won't solve it.
Mould and when to be concerned
Surface mould from condensation is common and, once ventilation is fixed, the affected areas can be cleaned and treated. But if you have extensive mould, a damp ceiling, or condensation in other rooms too, mention it when booking – persistent condensation across the property can point to broader ventilation or insulation issues worth assessing together.
What the assessment delivers
By the end of the visit you'll know which links in the ventilation chain are failing – switching, airflow, ducting, fan size or usage – and what fixing them involves. Even modest improvements in airflow make a visible difference to how quickly the room dries after a shower, which is usually the first thing customers notice once the work is done.

You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Condensation streaming down the bathroom walls after every shower is a sign moisture isn't being extracted, and left alone it leads to mould and damp damage. Sometimes the fan is at fault; sometimes it's airflow, ducting or how the room is used. We diagnose the whole ventilation picture before recommending a fix.

Really straightforward. It had been bothering us for weeks; diagnosed properly, fixed the same visit, and the price was exactly what was explained when booking. Can not fault it.

Questions people ask about excess condensation in bathroom
Straight answers to the things customers ask most often before booking.
My fan runs during showers but the room still gets soaked – why?
A running fan isn't necessarily extracting. The backdraught flap may be stuck, the ducting sagged or blocked, the external vent choked, or the fan simply too small for the room. Also check usage: leaving the fan running fifteen minutes after showering and letting replacement air in makes a big difference. We test the whole airflow path to find the weak link.
Is condensation in the bathroom actually damaging my home?
Over time, yes. Persistent condensation feeds mould on grout, sealant and paint, and repeated damp cycles degrade plaster, ceiling finishes and timber window frames. It's one of the most common causes of bathroom ceiling damage. Sorting the ventilation early is much cheaper than redecorating around mould later.
Should the fan run automatically or only when switched?
Automatic control is the more reliable arrangement. A humidistat switches the fan on when humidity rises and an overrun timer keeps it running afterwards – so nobody has to remember. If your fan is switch-only, that's part of why the room gets soaked when someone showers and forgets. We can assess whether a control upgrade suits your fan.
Could the problem be something other than the fan?
Yes – that's exactly why we assess the room as well as the fan. A long hot shower with the door shut and no air inlet starves even a good fan of replacement air, and poor insulation makes surfaces colder so more moisture condenses. We look at the whole picture and tell you honestly which factors are involved.
What does a condensation assessment cost?
You pay a booking fee when booking, and the hourly labour rate depends on how soon you need the visit. After assessing the fan, ducting and room we quote any cleaning, repairs, parts or replacement fan separately and in full, and nothing proceeds until you approve it.
