Sludge Removal That Cleans the System and Keeps It Clean in Shirley
We assess the water quality, flush the sludge from pipework and radiators, and fit filtration so the debris does not simply return.

What Sludge Actually Is
Inside a steel and copper heating system, water and oxygen react with metal to produce iron oxide. In a healthy system with inhibitor, that happens slowly and the particles stay suspended. Without protection, the oxide settles into a black, magnetite-rich sludge that coats heat exchanger surfaces, blocks narrow pipe and collects in the bottom of radiators. Sludge is not just dirt: it is the visible sign that the system is corroding, and it will keep forming until the cause is addressed.
The Signs Homeowners Notice
- Radiators that are hot at the top and cold at the bottom, because sludge sits in the lower channels.
- A pump that has become noisy, or a boiler that makes banging or kettling sounds.
- Cold spots on a radiator that will not clear after bleeding.
- Dirty black water when a radiator is bled or removed.
- Rising gas use for the same comfort, as heat transfer drops.
Why It Matters Beyond Warmth
Sludge insulates. A coated heat exchanger transfers less heat, so the boiler burns longer for the same result. It also wears the pump, restricts flow, and can block diverter valves and motorised valves so that heating or hot water stops working. Replacing a pump on a sludged system without cleaning the water is usually a short-lived fix, because the new pump inherits the same debris.
How We Assess It
We ask about the radiator symptoms, any recent repairs, and whether inhibitor has ever been added. On site we check the water at a radiator or drain point, look at the colour and whether it contains suspended solids, feel the radiators for cold bottoms, and listen for pump noise. We check the boiler's flow and return temperatures where we can, since a wide difference suggests restricted flow. That assessment tells us whether a chemical clean and flush will be enough or whether badly affected sections need replacing.
Cleaning Options
Chemical flush. A cleaner is added and circulated for a period, then the system is drained and flushed. This suits moderate contamination and is less aggressive than a power flush.
Power flush. A high-flow pump is connected and each radiator is treated in turn, with chemicals and agitation. It is the appropriate option for heavier sludge and for systems with cold-bottomed radiators across several rooms. It takes most of a working day.
Magnetic filter. Fitted on the return, it captures circulating magnetite before it reaches the boiler. It does not clean an already dirty system, so it belongs after a flush, not instead of one.
Inhibitor. Added at refill to slow further corrosion. Without it, sludge returns.
What a Visit Involves
Because the estimate for this job is two hours, we treat the visit as an assessment and initial clean, not a guaranteed full power flush. We will test the water, confirm the extent, and carry out what is achievable safely in the time, usually starting the chemical clean and agreeing the follow-up. A full flush of a large system may need a longer booking, quoted before we proceed. We would rather stage it honestly than rush a flush and leave debris behind.
Limits and Honest Expectations
Cleaning cannot restore metal that corrosion has already thinned. Old radiators may still leak at the seams after a flush because the sludge was sealing pinholes, and we will warn you of that risk before starting. Heavily scaled pipes may need replacement rather than cleaning. We do not promise that every cold radiator will heat perfectly afterwards, though most improve markedly. Any parts, including a filter, valves or replacement radiators, are quoted separately.
Safety and Scope
We are not Gas Safe registered, so no gas work is carried out by Maintenance Men. Flushing and water treatment are water-side tasks. If the boiler has a gas-side fault, a flue issue or a combustion problem, we stop and recommend a Gas Safe registered engineer. Suspected gas: no switches or flames, ventilate if safe, leave and call 0800 111 999. Suspected carbon monoxide: get everyone outside, do not re-enter until advised safe, call 0800 111 999 and 999 for symptoms.
Keeping It Clean
After a flush, annual checks of inhibitor concentration and a filter clean will keep the system stable. We will show you how to check the filter and what colour the water should be. If you are having other work done, ask for inhibitor to be replaced at the same time, because a drain-down without it undoes the protection.
Book a Sludge Assessment
Tell us how many radiators are affected, when you last had any treatment, whether the water runs black, and your boiler make and model. We cover the West Midlands and may have same-day availability, though never promised. We take the booking fee up front, hourly labour varies with how soon you want us there, and we quote the full total for your approval before we begin.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Black water, cold patches at the bottom of radiators and a pump that has become noisy are classic signs of sludge. The debris is rust that has settled out of the water and is now coating the inside of your system. Cleaning it properly takes time and a plan, not a quick drain and refill, so we will assess how bad it is and explain what the system needs.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about sludge build-up in pipework
Straight answers to the things customers ask most often before booking.
Can I flush sludge out myself?
Draining and refilling a radiator is possible for a confident homeowner, but it will not clean the system. Effective removal needs circulation of chemicals, agitation of each radiator and proper disposal, which is why it is normally done on a visit.
How do you know how bad the sludge is?
We check the water colour and suspended solids at a drain point, feel radiators for cold bottoms, listen to the pump and compare flow and return temperatures. That indicates whether a chemical clean or a full power flush is appropriate.
Will cleaning damage old radiators?
It can reveal damage that sludge was masking. A flushed radiator with thin seams may weep afterwards, and we warn you of that risk before starting. We would rather discuss it than discover it halfway through.
Do I need a magnetic filter?
It is worthwhile after a flush, because it captures circulating debris before it reaches the boiler and pump. It does not replace cleaning an already dirty system, so we recommend it as protection, not as a cure.
What will it cost?
The booking fee is paid when you book and the hourly labour rate depends on how soon you need us. The full cost is quoted and approved before work starts. A power flush may need a longer booking than the initial assessment, and filters or parts are quoted separately.
