What a caulking visit covers

Caulking is the finishing work that holds a room together — literally, in the case of the flexible joints between surfaces that move at slightly different rates. A general visit typically covers the everyday failures: a sealant bead around the bath or basin that has peeled back, the joint between worktop and wall, the line where a splashback meets the tiles, gaps around window and door frames, the crack where a ceiling meets a wall, and old caulk around a sink that has gone dark. It can also be the finishing touch after decorating or after a refit has left the edges to someone else.

Building your list

When you book, tell us what you have noticed and where. On arrival we walk through the list with you, look at each joint, and add anything we spot that you have missed — a failing bead beside a failing one is easier to do in the same visit. We then agree the priority and the scope: the estimate covers a typical visit's worth of joints, and if the list runs long, we agree together what happens in this visit and what is booked for the next. Nothing gets started before the full cost is quoted and you have approved it.

How we work through it

Each joint gets the same treatment whatever its size: old caulk cut out where it has failed, the joint cleaned, and the surface dried before new material goes on. Skipping the strip-out is the false economy of caulking — new sealant over old may look acceptable for a few weeks and then lift. We work methodically through the agreed list, tooling each bead to a neat finish, and keep the working areas tidy as we go.

Matching product to joint

Different joints want different materials, and part of the value of a general visit is choosing correctly. Wet areas such as baths, showers and sinks get a mould-resistant sanitary silicone. Joints that will be painted — around skirting, architrave or a ceiling line — take a flexible decorators' caulk that accepts paint. Gaps that flex with seasonal movement, such as between a frame and a wall, need a flexible sealant rather than a rigid filler. If you have preferences or a particular colour to match, raise it when booking; materials are identified and quoted separately, and customer-supplied tubes can be used if they suit the job.

Cure time and disruption

Caulk and silicone are not ready the moment they are applied — each product states a cure time, from a few hours to a day or more, before the joint should be wiped, splashed or painted. We tell you which joints have which waiting time, so you can plan the bathroom, kitchen or the room in question around it. Most of the visit is low-disruption: dust sheets where needed, tidy edges, and rooms you can still use.

Knowing the limits

Caulking seals and finishes sound joints; it does not repair them. A gap that keeps reopening may point to structural movement or a poorly fixed frame, and we will say when that needs investigating rather than resealing. Mould that keeps returning along a bathroom bead usually signals a ventilation issue worth addressing, not just a fresh bead. And sealing is not a remedy for leaks — failed plumbing or water ingress needs its source found first, and we refer that work where it arises. No seal is described as a watertight guarantee; a properly applied and cured joint is simply doing what sealant is for.

Preparing for the visit

Have your list ready, move furniture and belongings back from the joints being worked, and keep wet areas dry beforehand. If joints are to be painted afterwards, plan that for after the cure time we specify — and note that the decorating itself may not be included unless agreed. If some jobs are more urgent than others, say so at booking and we will put them first.

Booking

Book through the website or by phone. A booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost is confirmed with you before work starts. Same-day appointments may be available.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Most homes collect a list of small sealing jobs: the corner that has opened up, the frame that lets a draught through, the bath bead that has peeled. Each one is a ten-minute job on its own and never quite makes it to the top of the list. We book a visit, work through them together, and finish with a properly done set of joints.

Questions people ask about general caulking service

Straight answers to the things customers ask most often before booking.

Could I handle these caulking jobs myself?

Many could, and a confident DIYer with a decent gun can manage simple joints. The usual pitfalls are sealing over old residue, using the wrong product for the joint, and not letting the bead cure, all of which shorten its life. With several jobs to do, having them stripped, prepared and sealed properly in one visit is often the better use of a weekend.

What does the visit actually involve?

We walk through your list, look at each joint, and add anything else we spot nearby. Failed caulk is cut out fully, joints are cleaned and dried, and the right material goes on for each one — silicone for wet areas, paintable decorators' caulk where the joint will be painted. Each bead is tooled to a neat finish.

A gap in my ceiling keeps opening up — will caulk sort it?

A joint that reopens regularly is usually a movement joint, and flexible caulk is exactly what copes with that. But if the gap is widening steadily or sits alongside other signs of movement, it may point to something structural that needs investigating rather than resealing. We will tell you which situation we think you have and refer a survey if that is the honest answer.

Can you use the sealant I have already bought?

Often, yes, provided it suits the joint — a silicone tube will not take paint and a decorators' caulk will not survive a shower. Tell us what you have when booking and we will confirm whether it is appropriate. Materials we supply are identified and quoted separately, so nothing is assumed.

How is a general caulking visit priced?

You pay a booking fee when you book, and the hourly labour rate depends on how soon you need the visit — a planned date differs from a same-day request. Before we start we quote the full cost for the agreed list of joints, and you approve it. If the list grows on the day, we agree any change before it happens.
