What a bathroom seal actually does

Every bathroom relies on a handful of sealed joints: where the bath meets the wall and floor, where the basin and its pedestal or vanity sit, around the shower screen or tray, and along tiled corners. Sealant is a flexible barrier that tolerates small movement while keeping splashed and standing water out of the gap. It is a consumable, not a permanent feature. Bathroom sealant lives in a warm, damp room, flexes every time someone leans on the bath edge, and is regularly scrubbed. After a few years the bead loses its grip, splits, or turns black with mould, and once that happens water tracks behind it into the wall or floor.

How we assess your bathroom

We start by looking at every seal line, not just the one you noticed. A cracked bead behind the bath is often the one that has quietly done damage, while the mouldy strip on the wall tiles is just the symptom you can see. We check whether the joints are dry, whether tiles are loose or hollow-sounding, whether grout is failing nearby, and whether there is any staining or soft boarding that suggests water has been getting in for a while. If we find signs of a leak from plumbing rather than a tired seal — damp spreading while nothing is running, staining under a pipe run, a swollen floor — we will tell you, because resealing over an active leak is wasted work. Specialist plumbing or major repairs are referred rather than patched.

The work we carry out

The old sealant is cut out completely — a sliver left behind stops new sealant bonding, so partial top-ups rarely last. We remove every loose fragment, clean the joint, and dry it. A clean, dry, dust-free surface is the difference between a bead that lasts and one that peels within months, so preparation gets the time it needs. We then tool in a fresh bead of sealant suited to a wet bathroom — typically a sanitary-grade, mould-resistant silicone for joints around baths, basins and showers — smoothed to a neat line and left to cure.

Cure time matters as much as application. Silicone needs time to cure before it meets standing water, and the product instructions set the hours, which can run to a day or more depending on conditions. We finish the visit by telling you exactly when the seal can be used again and how to treat it in the first days.

What we need from you

An uncluttered bathroom and, ideally, the room kept dry beforehand — a joint that is still wet from a shower will not bond well. If you have a particular sealant colour or brand you want used, have it to hand or tell us in advance so it can be agreed and quoted separately. The estimate covers a typical single visit resealing the usual bathroom joints; a very large room, heavy mould growth needing extra stripping, or additional repairs will change the scope, and we confirm the full cost with you before starting.

Limits and honest boundaries

Sealing keeps splash water out of joints; it is not a remedy for failed plumbing, a leaking pipe, structural movement, or serious water ingress. We will not seal over damp, mould-softened boarding or an active leak, and we do not promise a watertight guarantee — a correct seal with proper cure is a good seal, but it is a flexible barrier, not a tank lining. If black mould keeps returning, the bathroom's ventilation or a hidden leak may be the real issue, and that is worth investigating rather than resealing repeatedly.

When to call

Book us when sealant has cracked, shrunk, lifted at the edges, or turned mouldy; when you are redecorating or fitting new sanitaryware and want the joints finished properly; or when you have noticed damp or staining near a sealed joint and want an honest assessment of whether the seal is the culprit. Same-day visits may be available depending on the diary.

Book your bathroom reseal

Call Maintenance Men or use the website to book. You pay a booking fee when you book; the full cost is quoted and agreed before any work starts. We will give your bathroom joints a clean, correct seal — and tell you straight if resealing is not what they need.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Sealant that has cracked, peeled or gone dark makes even a clean bathroom look tired, and it stops doing its job. Once the old bead lets go, water works into the joint behind it, where you may not notice damage until it is well advanced. We remove the failed seal, dry and prepare the joint, and apply fresh sealant that is given the cure time it needs.

Questions people ask about bathroom seal replacement

Straight answers to the things customers ask most often before booking.

Can I reseal my bathroom myself?

You can buy sealant and a gun, and a careful DIYer can manage a simple run. The common failures are leaving old residue in the joint, sealing over a damp surface, and not allowing enough cure time, any of which makes the bead fail early. If you would rather it be done once, we handle the stripping, preparation and application.

What do you check before resealing?

We look at every joint, not just the obvious one, checking whether the sealant has failed and whether there are signs of water behind it. We confirm the surface is sound and dry, identify the right sealant, and strip out the old bead fully before applying the new one. Anything pointing to a leak or damaged substrate is flagged to you first.

Will new sealant stop a leak?

Only if the leak is the failed seal itself. Sealant is not a fix for a leaking pipe, a failed waste, or water coming through the wall, and sealing over an active leak just hides the problem. We investigate the source first and refer plumbing or specialist work where that is what the job needs.

How long before I can use the shower again?

Silicone must cure before it meets standing water, and the time depends on the product and conditions, typically several hours to a day or more. We follow the manufacturer's instructions on the tube and tell you the exact waiting time before we leave. Using the joint too early is the main cause of a new seal failing.

How much does bathroom seal replacement cost?

There is a booking fee when you book, and the hourly labour rate depends on how soon you need the visit — planned visits differ from same-day requests. Before we start, we quote the full cost of the job for your approval. If sealant or other materials are needed, they are identified and quoted separately.
