Regular Roof Maintenance That Prevents the Expensive Problems
A scheduled maintenance visit keeps your roof draining, sealed and sound — catching worn mortar, blocked drainage and failing fixings before they become leaks and repairs.
Booking fee plus hourly labour — the price is confirmed before any work starts.

The cheapest roof work is the work that prevents repairs. Mortar re-pointed before it crumbles, a gutter cleared before autumn rain, a slipped tile refixed before the storm — each costs a fraction of the ceiling, timber and drying-out work that follows when they are left. A roof maintenance service is simply that discipline, applied systematically by someone who knows what to look for.
What a maintenance visit covers
The covering: checking tiles and slates for slips, cracks and failing fixings, and refixing or replacing the small number that have failed since the last visit. Ridges and verges: mortar and bedding checked and renewed where it is starting to let go. Flashing and leadwork: inspected for lifting, cracking and gaps at chimneys and junctions, and re-dressed or sealed where caught early. Valleys: cleared of debris before they dam water. Gutters, downpipes and outlets: cleared and checked for falls, joints and damage — the single highest-value maintenance item on most roofs. Flat roof areas, where present: membrane checked for blisters and seam lifting, outlets cleared, ponding noted. And the early-warning signs: damp timbers in the loft, staining that hints at a hidden leak, moss build-up generating the next blockage.
What we fix on the spot versus what we quote
Small items — a refixed tile, a cleared gutter, re-dressed flashing, minor re-pointing — are usually handled within the maintenance visit. Larger findings, such as an ageing flat roof or a slope with widespread failing fixings, are reported honestly and quoted separately if you want them done; a maintenance visit never becomes an unapproved repair bill. Everything is explained in plain English, with photographs of anything significant so you can see what we saw.
How often a roof needs attention
It depends on the roof's age, covering and surroundings. A mature roof under trees benefits from annual attention, especially for gutters and valleys; a younger roof in good order may need less. Mossy roofs generate debris that needs managing. We will suggest a sensible interval from what we find, not a generic upsell — for some roofs the honest recommendation is "in good order, see you in two years".
What maintenance cannot promise
Maintenance reduces the risk of leaks and prolongs a roof's working life; it cannot make an ageing roof young or prevent storm damage. Roofs still age, and the maintenance record helps you see that coming — the visit history shows trends, which is exactly what lets you plan a replacement on your schedule rather than a crisis's.
Old buildings and safety
Period roofs can include asbestos-cement components in sheets, flashings or linings; if we suspect asbestos we will not disturb it and will recommend testing and specialist removal. All maintenance work is done from safe, appropriate access — we will not walk fragile roofs or improvise, and where higher-level work needs scaffolding we will say so.
A record that pays for itself
Each visit is recorded and photographed, so over the years you build a history of the roof's condition. That record is valuable when you come to sell, useful for insurers after storm damage, and it is how you spot a trend — a roof that needs one more fixing each year is telling you something a single visit never would.
Booking a maintenance schedule
Call Maintenance Men or book through maintenance-men.com and ask about roof maintenance. Tell us the property's age, covering, and any known issues or problem areas. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and any work beyond the maintenance visit is quoted and approved separately before it starts, with parts quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Roofs rarely fail suddenly; they fail gradually, through worn mortar, blocked drainage and fixings giving up one by one. A maintenance visit finds and addresses those small issues on a schedule, so you spend a little regularly instead of a lot suddenly — and go through winters without watching the ceilings.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about roof maintenance service
Straight answers to the things customers ask most often before booking.
Is roof maintenance worth it, or just an upsell?
Judge it by what it prevents: a cleared gutter and a refixed tile cost a fraction of drying out a ceiling, and mortar renewed in time avoids a ridge rebuild. A good maintenance visit ends with an honest verdict — including that nothing was needed this year — rather than an invented list of work.
What happens during a roof maintenance visit?
We check the covering for slips and failing fixings, ridges and verges for worn mortar, flashing and leadwork for lifting and gaps, clear valleys, gutters and outlets, and inspect flat roof areas and loft timbers for early warning signs. Small items are fixed within the visit; larger findings are reported and quoted separately for your approval.
How often should my roof be maintained?
It depends on age, covering and surroundings — a mature roof under trees or with moss typically benefits from annual attention, particularly for gutters and valleys, while a younger sound roof may need less. We suggest an interval based on what we find on your specific roof, not a generic schedule.
Can maintenance be done in winter?
Many maintenance tasks — gutter clearing, loft checks, minor refixing — can be done in cooler months from safe access. Roof surface work needs suitable conditions, and we schedule accordingly rather than work unsafely on wet or icy coverings. We will always tell you honestly what can be done now and what should wait for better weather.
How is a roof maintenance service charged?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
