A chimney stack is effectively a wall standing free above your roofline, taking the full force of every storm. Its mortar, brickwork, render and pots deteriorate with age, and when they do, water gets into the stack, freezes, expands and accelerates the damage every winter. A neglected stack does not just leak — it can shed debris onto the roof, neighbouring property or the ground below, and in bad cases becomes genuinely unstable. Chimney work deserves assessment, honest options and proper access.

How chimney stacks fail

Pointing erodes first — the mortar between bricks weathers out and rain soaks the joints. Spalling follows: water in the brickwork freezes and blows the brick faces off. Render cracks and lets water behind it. Flaunching — the mortar bed holding the pots — cracks and pots rock or break in wind. Lead flashing around the stack base pulls free as the joints it sits in crumble. In the worst cases the stack leans, bricks have fallen, or the brickwork below roofline has cracked where the stack is unsupported. chimney removal or rebuild are bigger conversations with their own rules — if a stack has been partly removed in the past, the support arrangements deserve scrutiny.

How we assess the stack

We examine the stack from safe access: pointing condition, spalled bricks, render, flaunching and pots, flashing and the junction with the roof, plus any signs of movement or lean. Indoors, we check for staining on chimney breasts, which indicates water entering the stack or its flashing. We will not walk fragile roofs or improvise access to reach the stack — chimney work at height usually needs proper access equipment, and we will say plainly when scaffolding is the safe route and quote it as its own item. Where we find anything suggesting structural instability, we will recommend a structural engineer's input before major work is agreed.

Repair options, honestly set out

Targeted repairs cover re-pointing failed joints, renewing flaunching and re-seating or replacing pots, repairing render, and replacing spalled bricks where isolated. Where deterioration is widespread — bricks failing across the stack, or repeated patching failing — a rebuild of the stack above roofline is often the better investment and the safer outcome, using matching bricks where possible. Where a stack is no longer used and its condition is poor, some owners consider taking it down below roofline and capping it — that is a quoted project with its own access and structural considerations, including making good the roof junction. All work is quoted and approved before it starts.

Safety first

Falling chimney debris is a real hazard — to people below, to your roof covering, and to neighbours' property. If you have seen bricks or mortar fragments in the garden or on the roof, keep the area below the stack clear and tell us when booking. Do not attempt to inspect or repair a stack from a ladder yourself; stacks are rigid, unforgiving and the work is squarely professional territory. Old stacks and their flashings can also sit alongside asbestos-cement roof components on period properties — if we suspect asbestos we will not disturb it and will recommend testing and specialist removal.

Aftercare

After stack work, watch the chimney breast ceilings for a season of rain, and check the garden below after the first strong winds. Chimneys benefit from being looked at periodically — pointing and flaunching renewed in time prevent the expensive rebuild later.

Booking your visit

Call Maintenance Men or book through maintenance-men.com. Describe what you have noticed — staining, debris, crumbling mortar, a leaning stack — and when it started. Photos from the ground help. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of the work is quoted and approved before it starts, with bricks, mortar and materials quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A damaged chimney stack stands in the weather with nothing protecting it, and its problems eventually become the roof's problems. We assess the stack honestly — what needs repair, what needs rebuilding, and what is safe to leave — then quote the agreed work, with scaffolding arranged where the height demands it.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about damaged chimney stack

Straight answers to the things customers ask most often before booking.

Can I repair my chimney stack myself?

No — this is working at height on a rigid structure above your roof, where falls are serious and poor repairs can be dangerous as well as temporary. Even inspecting a stack from a ladder is risky in damp conditions. Pointing, flaunching and leadwork are professional jobs with proper access and materials.

How do you assess a damaged chimney stack?

We check the pointing, brickwork for spalling, render, flaunching and pots, the flashing at the roof junction, and any lean or movement — plus staining indoors on chimney breasts. Where we find signs of structural instability we recommend a structural engineer's assessment before major work is agreed.

Can a chimney be removed instead of repaired?

Sometimes, for an unused stack in poor condition — taking it down below roofline and capping it can be the better long-term answer. It is a quoted project with its own access, structural and making-good considerations, and it needs your approval at every stage. We will set out both routes honestly after assessment.

I've found brick fragments in my garden — how urgent is this?

Treat it as urgent. Falling masonry means the stack is actively deteriorating, and the next pieces could land on people, your roof or neighbouring property. Keep clear of the area below the stack, tell us when booking so we can prioritise, and we will assess and make the stack safe.

What does chimney stack repair or rebuild cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
