Bulging and bowing are different from cracking. A crack is a line; a bulge means a whole area of wall is being pushed or pulled out of shape, and the forces involved are bigger than anything a filler can argue with. This page explains why walls bow, what we do when we attend, and how the assessment and repair process should run so you spend money in the right order.

Why walls bulge or bow

Several mechanisms push a wall out of true. Old solid walls with failing wall ties can let the two skins separate, and the outer leaf then leans or bellies outwards. Roof thrust — a poorly supported roof or removed chimney breast pushing outwards at the top — bows gable walls near the eaves. Ground movement from tree roots or leaking drains moves the base of the wall while the top stays put. Saturated, poorly drained ground behind a retaining wall pushes it outward; in the West Midlands' clay soils this is a classic after wet winters. Frost damage and repeated saturation can also delaminate the face of old brickwork so it begins to curve and flake away.

Each of those has a different fix, which is why diagnosis comes first. What they share is urgency: a bowing wall can go from stable to unstable with little warning, especially in freezing weather or after prolonged rain.

What we do on the visit

Safety comes first. We check whether any masonry is loose, whether the bow is increasing, and whether anything attached to the wall — fencing, gates, guttering, garden features — is at risk. If something is unsafe we secure or carefully remove it so the area is not a hazard to people or property. We then assess the wall's construction, note where the bow starts and finishes, and check the corresponding elevations and the inside of the property.

We photograph and measure what we find, including a plumb-line reading across the bow so there is an objective record of its extent on a known date. Then we give you our honest view: a bulging wall needs a structural engineer's assessment, and we will say so clearly, help you arrange it, and hand over our notes and photos. We do not carry out the structural remedy ourselves, and we will not offer to push, tie-back or patch a distorting wall on our own judgment.

Between the visit and the report

While you wait for the engineer, avoid loading the wall further: don't stack materials, park vehicles or dig near its base, and keep water away from the ground at its foot by checking gutters, gullies and drainage. Keep monitoring with dated marks or a gauge — a bow that is measurably growing changes the urgency. If the wall sheds masonry or the bow visibly increases, escalate promptly.

After the engineer's report

The engineer specifies the remedy. Depending on the cause, that might be new wall ties, restraint straps, helical bar reinforcement, better drainage, or in severe cases rebuilding part of the wall. Once that specification exists, we can quote for the associated work we are qualified to do: drainage improvements, removal of the damaged finish, making good after the structural work, and rendering or repointing the wall so the repair disappears. The sequence — engineer first, builder second — protects you from paying twice.

Costs and booking

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. Any work we do is fully quoted and approved before it starts, with parts and materials quoted separately. The engineer's fee is separate and we will explain how our work relates to it.

Booking

Book via maintenance-men.com or by phone, and describe where the bow is, how far it stands out if you can tell, and when you first noticed it. Photographs from directly in front and from the side help us prepare. If masonry is actively falling or the bow is worsening fast, say so when you book so we can treat it as urgent.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A wall that has begun to bulge or bow outward is under real stress, and it is right to take it seriously. Our visit is about safety and clarity: we assess what is happening, secure anything that could come loose, and guide you towards the structural engineer's assessment that a distorting wall needs before any repair is planned.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Job: Sinking Driveway

Questions people ask about bulging or bowing wall

Straight answers to the things customers ask most often before booking.

Can I fix a bulging wall myself or wait and see?

A bulging wall is not DIY territory — the forces involved need an engineer's assessment, and waiting risks the wall going from stable to unsafe. What you can usefully do is monitor it with dated marks, keep water away from its base and avoid loading or digging near it. Getting it looked at promptly is the sensible move.

What do you assess when a wall is bulging?

We check whether masonry is loose and whether anything is at immediate risk, measure the extent of the bow with a plumb line for a dated record, and look at the wall's construction, its ties and its surroundings for causes. We also check inside the building for matching signs. You get a clear written account of what we found.

Is a bulging wall dangerous, and what should we avoid doing?

It can be, particularly in frost or after heavy rain, and it should be treated as a structural matter rather than a cosmetic one. Don't stack things against the wall, dig at its base or disturb it, and keep people clear of anything loose. We secure hazardous areas on our visit and tell you plainly what needs an engineer rather than a repair visit.

Do you rebuild or reinforce the wall yourselves?

No — the remedy for a distorting wall must be specified by a structural engineer, and we refer to one rather than improvising. Once the engineer has set out the structural work, we quote for the parts we are qualified to do: drainage fixes, making good, and repointing or rendering the wall afterwards. That sequence means the engineering decision drives the repair.

How is a visit like this charged?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of any work we carry out is quoted and approved before we start, with parts and materials quoted separately. The structural engineer's report is a separate engagement, and we will explain clearly what each stage covers before you commit.
