Patios rarely go uneven all at once. Slabs rock individually as bedding breaks down, edges drop where water washes out from beneath, or whole areas tilt where the base has compressed. Frost does its share, heaving the ground up in winter and letting it fall again in spring. Telling these apart matters, because a rocking slab and a sinking corner need different answers.
Why patios go uneven
The usual causes are a sub-base that was too thin or not properly compacted, bedding mortar that has broken up, water running beneath the surface and carrying fines away, and freeze–thaw movement. Tree roots and heavy loads — a car occasionally parked, a filled planter standing in one spot — contribute too. Where water is involved, the unevenness will keep getting worse until the water is dealt with.
How we assess it
We walk and level-check the whole surface, marking rocking slabs, lips between units and dips that hold water. We check the falls — a patio should shed water, and unevenness often creates the puddles that then cause more unevenness. We lift slabs where needed to see whether the bedding or the base is the problem, and look at where water is coming from around the patio. Then we quote precisely what needs doing, and you approve it before any work starts.
Re-levelling options
A rocking slab over sound base is often a straightforward re-bed on fresh mortar, matched to the surrounding falls. A strip of slabs undermined by water needs the base topped up and compacted before re-laying, plus attention to whatever is feeding the water. Where a larger area has settled badly, re-laying that section properly is usually better than chasing individual slabs for years. If slabs are old and brittle, we will say honestly when lifting them risks breakage and quote for replacements as materials.
Weather and practicalities
Re-bedding needs dry, frost-free conditions — mortar will not cure properly in the wet or cold, and we will not fit a job that we know will fail. We schedule around the forecast and will say plainly if weather must delay the work a few days.
Honest limits
A re-levelled patio drains and walks better immediately, but we cannot guarantee against future movement — the same frost and water that moved it before are still outside. What we do is rebuild the affected bedding and base properly and tell you what to watch for.
When to call
Deal with lips and rocking slabs before winter: water that sits in a dip freezes, expands and makes the unevenness worse every cold spell.
Prevention worth knowing
Unevenness is a frost-and-water story, so prevention is about denying water a route under the surface. Keep joints topped up so rain cannot get beneath the slabs, sweep instead of hosing if the joints are tired, and deal with anything that discharges water across the patio. Check the surface after the first hard winter each year — catching a rocking slab in spring is a small job, while catching the same slab after three more winters usually means a bigger patch. Small seasonal checks protect both the surface and the wallet. If you are ever unsure whether a change is water-related, photograph it after heavy rain and show us — that one picture often saves a return visit and a larger bill.
How to book
Book at maintenance-men.com or by phone. The booking fee is paid when you book and labour is hourly at a rate that depends on how quickly you need the visit. It helps to know roughly how many slabs look uneven and whether puddles sit in particular spots. The full cost is quoted and approved before work starts, with replacement slabs and materials quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
An uneven patio is equal parts nuisance and hazard — puddles that refuse to drain, a lip that catches toes and a mower line nobody enjoys. We find out which slabs have moved and whether the cause is the bedding or something beneath it, then quote the right fix.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about uneven patio surface
Straight answers to the things customers ask most often before booking.
Can I fix a rocking paving slab myself?
Lifting a single slab and re-bedding it on fresh mortar is a reasonable DIY job if the base beneath is sound. If several slabs rock, or the same one keeps dipping, the problem is the base or drainage and it will keep coming back no matter how often you re-bed it.
What do you check during an uneven patio visit?
We level-check the surface to find every rocking slab, lip and water-holding dip, check the falls for drainage, lift slabs where needed to inspect bedding and sub-base, and look at where water enters the ground around the patio. That tells us whether this is a re-bedding job or a base job.
Is an uneven patio a real safety issue?
Yes — raised lips catch toes and are a particular risk for children, older relatives and anyone carrying things, and dips that hold water become ice patches in winter. If the patio is a main walking route or has a step-like lip, treat it as worth fixing promptly.
Will new slabs match my existing patio?
We re-use your existing slabs wherever they survive lifting, so the match is usually good. If any break — older slabs sometimes do — we quote suitable replacements separately and will tell you honestly if an exact match is no longer available and what the closest options are.
How is the price decided?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us. After assessing the patio we quote the full cost of the work, which you approve before we start; any replacement slabs, sand, cement or aggregate are quoted separately as materials.
