Decking Replacement That Starts With a Frame-First Survey
We survey the existing deck, keep what is genuinely sound, replace what is not, and quote the full project — so you are not paying to re-cover a failing frame.
Booking fee plus hourly labour — the price is confirmed before any work starts.

Replacing deck boards over a tired frame is the most common and most expensive mistake in decking. New boards screwed to soft joists fail within a couple of seasons, and you pay twice. That is why our replacement work begins with a survey of everything — boards, joists, bearers, posts and the ground they stand on — rather than a price per square metre shouted from the bottom of the garden.
What the survey looks for
We probe the boards and lift samples to inspect the joists beneath, paying attention to the contact points where water sits. We press-test posts at ground level, check fixings for corrosion, and look at drainage and airflow under the deck, because those decide whether new timber will last. Where the frame is genuinely sound and well-built, we will say so and design the replacement around keeping it — that is real money saved. Where it is not, you will hear it straight.
What gets quoted
The quote covers the agreed scope as a full project price: any frame repairs or renewals needed before boards go down, the new boards themselves in a species or profile that suits the deck's use, correct fixings, and board spacing and falls that improve on what was there. If the old deck had a fundamental problem — bad falls, no under-deck drainage, posts in unsuitable ground — the replacement is the moment to fix it, and we will say so. Materials are itemised separately; you approve the whole price before work starts.
How the work runs
Old boards and any failed frame timber are removed and cleared as agreed. Frame repairs are completed first, then boards are laid with proper spacing for expansion and fixed with appropriate exterior screws. Working days are agreed in the plan — the visit estimate covers a defined working day on the agreed scope, and longer replacements are staged so the garden is left safe and usable between sessions.
Weather and timing
Deck replacement is outdoor work: laying boards and any treatment need dry conditions, and frost or rain pauses rather than compromises the job. We schedule around the forecast and tell you plainly when weather must move a stage.
Honest limits
A replaced deck is still timber outdoors. We cannot guarantee against weathering, timber movement or future rot — good materials and good construction minimise these, but nothing abolishes them. We also do not promise planning compliance; if a raised replacement deck may need permission, that check is yours to make with the local authority.
Aftercare
New boards respond well to a simple rhythm: seasonal cleaning, keeping gaps clear, and oiling or treating as the timber demands. We leave you with advice specific to the materials we have fitted.
Upgrades worth considering
Replacement is the natural moment to improve on what the old deck got wrong, and we will raise these during the survey rather than after: better falls so water escapes, improved under-deck airflow or drainage, wider board spacing done properly, and fixings upgraded to appropriate corrosion-resistant screws throughout. If the deck's use has changed since it was built — more people, heavier furniture, plans for a hot tub — tell us at survey stage so the new structure is designed for the loads it will actually carry, not the ones it used to.
How to book
Start with a survey via maintenance-men.com or by phone. The booking fee is paid when you book; survey labour is hourly at a rate that depends on how soon you need the visit, and the full replacement project is quoted after the survey and approved before work begins.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.
Booked 14+ days ahead
£25 booking fee
then £85 per hour of labour
Best value. Book the slot now, pay the smallest booking fee.
Booked within 48 hours
£100 booking fee
then £65 per hour of labour
For jobs that can wait a day or two but not a fortnight.
Same-day call-out
£220 booking fee
then £45 per hour of labour
Urgent problems: standing water, no heat, no power, leaks.

Choose the window that suits you and pay the booking fee. That holds your place in the diary.
We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Replacing decking is a chance to fix more than the boards, and a risk of wasting money on boards that a rotten frame cannot hold. We survey the whole structure first, tell you honestly what is worth keeping, and quote the replacement work for your approval.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about decking replacement
Straight answers to the things customers ask most often before booking.
Can I replace my own decking boards?
Swapping boards over a sound frame is realistic DIY if you can match the board profile and fixings. The trap is not checking the frame first — new boards over rotten joists are wasted money. Get the frame surveyed, even if you lay the boards yourself.
What does the survey before replacement check?
The boards, the joists and bearers underneath — especially where water sits — posts at ground level, fixings, under-deck drainage and airflow, and the falls across the surface. It tells us honestly how much of the existing deck is worth keeping and what the new build needs around it.
Can you keep my existing frame and just replace the boards?
Yes, when the frame genuinely passes the survey — sound timber, solid fixings, adequate spans. We would rather save you that money than sell you a full rebuild. But if the frame is soft or undersized, fitting new boards over it is false economy and we will say so plainly.
How long does a decking replacement take?
It depends on size, how much frame work is needed and access, so we do not promise a timescale before the survey. The quote sets agreed working days — the estimate covers a defined working day on an agreed scope — and longer jobs are staged so the garden stays usable between sessions.
What does replacing decking cost?
The survey booking fee is paid when you book and survey labour is hourly at a rate that depends on how soon you need the visit. The replacement itself is quoted as a full project after the survey, which you approve before work starts; boards, fixings and timber are itemised separately as materials.
