A New Patio Laid Right, From Survey to Final Slab
We survey the site, agree the design and drainage falls, then quote the full build — with safe digging, a proper sub-base and falls that shed water.

The difference between a patio that lasts and one that rocks within a few years is almost entirely invisible from above: sub-base depth and compaction, bedding done properly, falls planned for drainage, and slabs laid to suit their material. We build patios in that order and refuse to skip the steps that do not show.
Survey and design first
We look at the site: levels, ground conditions, where rainwater goes now and where it should go, how the patio connects to the house and garden, and how much sun and shade the spot gets. We agree the shape, size, slab choice and any features — steps, borders, drainage channels — with you. Then we quote the whole project as a single approved price, based on the agreed design. You know the cost before a spade goes in.
Groundwork done safely and properly
Before any excavation for the patio or its edges, we locate underground services carefully and use detectors where appropriate — but no scan guarantees what lies below, so utilities' plans and a safe dig approach are boundaries we state clearly: confirming them is the customer's responsibility. Excavation goes to the depth the design needs, and the sub-base is built and compacted in layers — the part of a patio that decides whether it sinks. Edge restraints go in before the surface, so nothing creeps.
Laying the surface
Bedding is laid to the correct falls — patios should shed water away from the house, not pool in dips or run back to the door. Slabs are laid to the pattern agreed, joints finished to suit the material, and cuts made cleanly. Where the design needs steps, they are built soundly with consistent risers. Working days are agreed in the plan: the visit estimate covers a defined working day on the agreed scope, and multi-day builds are staged so the site is left safe and tidy overnight.
Weather and scheduling
Patio construction is weather-dependent — excavation, compacting and mortar all need suitable conditions, and frost or heavy rain will pause the work rather than compromise it. We schedule around the forecast and tell you plainly when weather must move a stage.
Permissions and honest limits
Planning, drainage permissions and boundary matters are the customer's responsibility; where a large paved area or its drainage may need checking with your local authority, we will say so, but we do not promise compliance status. And we do not guarantee against settlement or weathering: ground that has been built on once can shift again. What we can promise is correct depth, proper compaction and falls that work — the things that give a patio its best chance.
Aftercare
A new patio wants little: sweep it, keep joints topped up or sealed as recommended for the slab type, and never use harsh acid cleaners on natural stone. We will leave you with sensible aftercare advice for your specific surface.
Design choices that matter
The survey is where a patio earns its longevity: slab choice suited to the exposure, jointing that suits the material, falls planned around the way water actually behaves on your plot, and edges detailed so nothing creeps. Where the site is shaded and damp, we will steer you away from smooth polished surfaces that become slippery, and where it is exposed we will talk about frost-resistant materials. These conversations cost minutes at survey stage; getting them wrong costs a re-lay. We would rather spend the survey properly than quote a generic patio into your specific garden.
How to book
Start with a survey through maintenance-men.com or by phone. The booking fee is paid when you book the survey; the full project cost is quoted after the survey and approved before work starts, with slabs and materials itemised separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.
Booked 14+ days ahead
£25 booking fee
then £85 per hour of labour
Best value. Book the slot now, pay the smallest booking fee.
Booked within 48 hours
£100 booking fee
then £65 per hour of labour
For jobs that can wait a day or two but not a fortnight.
Same-day call-out
£220 booking fee
then £45 per hour of labour
Urgent problems: standing water, no heat, no power, leaks.
Book the slot
Choose the window that suits you and pay the booking fee. That holds your place in the diary.
We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A patio is only as good as the ground beneath it, which is why we start with a survey rather than a price list. We agree the design with you, quote the full project, and build it on a sub-base that will still be doing its job in ten winters' time.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about patio installation
Straight answers to the things customers ask most often before booking.
Can I lay my own patio?
A small, flat patio is within reach of a capable DIYer with the right tools. Where DIY patios usually fail is sub-base depth and compaction, and falls for drainage — get those wrong and the surface fails no matter how neatly the slabs are laid. Larger areas and sloping sites need experience.
What happens during the patio survey?
We assess levels, ground and drainage, agree the size, shape, slab choice and any steps or features, plan the falls so water sheds properly, and locate services carefully before planning any digging. Then we quote the full project for your approval before any work begins.
Who checks whether my patio needs planning permission?
You do, as the customer. Rules around paving and drainage, particularly over certain square metres or where water would run onto the highway, are your responsibility to confirm with the local authority. We will flag anything that looks like it needs checking, but we do not promise compliance status.
How long will a new patio take to build?
It depends on size, ground and design, so we do not promise a timescale before the survey. The quote sets agreed working days — the estimate covers a defined working day on an agreed scope — and longer builds are staged with the site left safe between sessions.
What does a new patio cost?
The survey visit has a booking fee paid when you book, and survey labour is charged hourly at a rate that depends on how soon you need the visit. The build is quoted as a full project after the survey — approved by you before work starts — with slabs, aggregates and materials quoted separately.
