Where sink seals fail and why it matters

The joint where a sink meets its worktop — and where a drainer, splashback or upstand meets the wall — is the wettest seam in the kitchen or bathroom. Water sits there every day, cleaning fluids attack it, and hot pans and kettles flex the surface. Unsurprisingly, that is where silicone first goes black, shrinks or lifts. A failed edge seal lets water run under the sink rim or behind the splashback, and the damage it causes — swollen chipboard worktop, delaminating laminate, black mould behind tiles — costs far more to put right than the seal that would have stopped it.

Why the gap is there in the first place

Before replacing the bead we ask what happened to the old one. Age and cleaning abuse explain most failures. But some have causes worth knowing: a sink that moves when you lean on it stretches the seal until it tears, a worktop cut-out that was never quite square leaves an uneven joint, and a wall that was tiled over an uneven surface gives the bead nothing to grip. If the sink is loose in its cut-out, tightening it — where the fixings are accessible — is part of the job; sealing a moving sink just resets the clock.

Stripping out the old bead

The old sealant comes out entirely, not just the visibly black parts. Mould and failed adhesion travel under the surface of the bead, so a thin new line over old silicone is a false fix that peels in weeks. We cut and lift the old material, taking care with laminate edges and painted walls where blades can bite, then clean the joint to remove residue, grease and mould spores. Anything already damaged underneath — a swollen worktop edge, a stained or crumbling grout line — is pointed out to you at this stage, because resealing a wet, rotten edge will not hold.

Applying the new seal

The joint has to be dry before the bead goes in, so we finish prep with the surfaces clean and moisture-free. Then a suitable sanitary-grade or kitchen-grade silicone is run as one continuous bead around the sink rim and upstand or splashback line, tooled to a smooth concave finish that sheds water towards the basin instead of letting it pool. Corners are closed properly, because the point where rim meets wall is where every seal fails first. We confirm the curing time from the product instructions before the sink goes back into service.

Limits: what a sink-edge seal will not do

Sealing the rim does not fix a dripping tap, a leaking waste trap, a basket strainer that weeps under the sink, or a worktop that has already swollen. Those are plumbing or carpentry matters, and we will say so rather than seal over them. Nor can a bead stop a sink that is badly loose or a worktop joint that has opened up — those need the underlying fix first, then the seal. If you are supplying your own sealant for colour reasons, tell us when booking so we can confirm it suits the job.

Booking your sink edge reseal

Tell us whether it is the kitchen sink, a bathroom basin or both, and how many joints need attention — a full sink-and-splashback reseal takes longer than a single rim. Same-day visits may be available depending on the diary. The booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost is agreed with you before work starts. Sealant is quoted separately where materials are needed. Book a visit and we will have the edges watertight and looking clean again.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work

The joint where your sink meets the worktop, and where the splashback meets the wall, is the wettest seam in the room. When that seal fails, water creeps underneath and swells worktops, stains grout and breeds black mould. We strip out the old bead, prepare the edge properly and seal it so water runs where it should.

Questions people ask about sink edge sealing

Straight answers to the things customers ask most often before booking.

Is resealing a sink edge a DIY job?

It is one of the more approachable sealing jobs, but the difference between a bead that lasts six months and one that lasts years is preparation. Every trace of old silicone has to come out, the joint has to be bone dry, and laminate worktop edges damage easily with a slipped blade. We also check whether the sink itself is loose, which is the hidden cause of many failed rim seals.

What do you do during a sink edge reseal?

We strip the old bead completely, clean the joint of residue and mould, and dry it thoroughly. If the sink is loose and its fixings are accessible, we tighten it as part of the job. Then we run a continuous kitchen or bathroom-grade silicone bead and tool it to shed water into the basin rather than pool at the edge.

Will resealing fix a swollen worktop edge?

No. Once chipboard has swollen it does not shrink back, and sealing over it will not make the edge sound again — that needs a worktop repair or replacement decision. What the reseal does is stop further water reaching the edge. We will tell you clearly what state we found the worktop in.

Can I supply my own sealant to match my kitchen?

Yes, in many cases — tell us at booking what you have in mind and we will confirm it is suitable for a permanently wet joint. Some coloured and specialist products work well; others lack the adhesion or flexibility the joint needs. If yours is not suitable we will explain why and quote a suitable alternative separately.

How is the work charged?

You pay a booking fee on booking, and the hourly labour rate depends on how quickly you need the visit. The full cost of the agreed work is quoted before we begin and you approve it. Where sealant is needed it is quoted separately from labour.
