Surface water flooding is rain that has not made it into the ground or a drain, and is instead running or ponding across the surface. It is different from a blocked drain in that the whole system — ground, levels, drainage routes and volumes of water — is involved, and that makes it a problem that rewards proper assessment.
Where surface water comes from
Several things combine to cause it. Heavy rainfall on impermeable ground — clay soils, compacted earth, concrete and tarmac — runs off rather than soaking in. Roofs and driveways concentrate large volumes into small areas. Levels and falls direct the flow: a slope towards your house, a sunken lawn or a bund of soil along a boundary can trap water. Blocked or undersized gullies, ditches and culverts push water back onto the surface. And in some locations a high water table or a backed-up watercourse leaves the ground with nowhere to absorb water at all. In the West Midlands, intense summer downpours on saturated winter ground both trigger it, often in the same year.
How we investigate
We start with the pattern: where does water appear first, how deep does it get, how long does it stand, and what route does it follow? We check levels and falls, test how the ground absorbs water with trial holes, inspect any gullies, channels, soakaways or land drains on the property, and trace downpipes and paved areas to see where everything discharges. Where water seems to arrive from a highway, neighbouring land or a ditch, we say so — those sources involve the council, the water company or other landowners, and we help you establish which section is whose responsibility, though we cannot guarantee adoption status.
What can realistically be done
The toolkit depends on the diagnosis. Blocked gullies and channels can be cleared. Roof and paved runoff can be redirected into proper drainage — a gully, a correctly sized soakaway, or an existing drainage run. Impermeable ground can sometimes be relieved with land drainage: perforated pipes in gravel trenches collecting water and carrying it to a usable outfall. Where the ground simply will not absorb water, a soakaway is the wrong answer and we will say so rather than install one. In serious cases a pumped solution or staged groundworks is the honest option, and larger works are quoted after survey.
It is equally important to say what drainage cannot do. No system guarantees a dry property in extreme weather, and water arriving from beyond your boundary can exceed anything installed on your plot. What good surface water management does is reduce volumes, speed recovery after rain and protect your house and garden from ordinary rainfall — and that is a genuine, worthwhile improvement.
Protecting the house in the meantime
If water is reaching walls, doors or air bricks, treat that as a priority. Move valuables off ground floors during heavy rain, keep people and pets away from standing water and wash hands after any contact, and never touch electrical items or sockets that have been wet until they are checked. Sandbags or flood boards at doorways can be an honest interim while a permanent solution is designed.
Booking
Book a visit and tell us when the flooding happens, how deep it gets, and roughly where water enters and leaves the property. Photos or video after a rainfall are very useful. The assessment is charged at our standard visit rate; any clearance work found during it is discussed and quoted on the spot, and larger drainage projects are surveyed and quoted before any work is approved.
A note on persistence: surface water problems are seasonal, and a garden that floods badly in October may look fine by June. That does not mean the problem has gone — it means the ground has caught up. Book the assessment when the evidence is visible, and keep photos from the worst days, because the pattern across wet weather is the most valuable diagnostic information you can give us.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Surface water flooding — water spreading across ground during heavy rain rather than going down a drain — can affect gardens, drives, paths and even creep towards the house. It is a problem with many possible sources, so we treat it as an investigation first. Our assessment tells you where the water originates and which measures will genuinely help, including the ones beyond your own boundary.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about surface water flooding
Straight answers to the things customers ask most often before booking.
Is there anything I can do myself about surface water flooding?
Yes: clear leaves and debris from gully gratings and channel drains, keep gutters and downpipes flowing, and note where water collects and how long it stands — that record genuinely helps our assessment. Digging, installing drainage or altering levels is not DIY territory; misdirected water can end up at your foundations or your neighbour's boundary.
How do you work out where surface water is coming from?
We map the pattern of flooding, check levels and falls across the ground, dig trial holes to test how the soil absorbs water, inspect gullies, channels and any soakaways, and trace where roofs and paving discharge. When the source looks like a highway, ditch or neighbouring land, we help establish whose responsibility that section is, though we cannot guarantee adoption status.
Could flooding from outside my property be part of the problem?
Quite possibly, and we look for it. Water running off a road, a neighbouring slope or a backed-up ditch can overwhelm anything you install on your own plot. We will tell you if that is happening, and those aspects usually sit with the council, the water company or another landowner rather than being fixable by work in your garden alone.
Will new drainage guarantee my garden never floods again?
No — and we will not promise a dry garden. Properly designed drainage reduces water volumes, speeds recovery and protects the house from ordinary rainfall, but extreme weather, saturated ground over wet months and water arriving from beyond your boundary can still cause standing water. Ground conditions decide what is achievable and we set honest expectations before quoting.
What does an assessment like this cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us out. The full cost of any clearance or repair work is quoted before we start, so nothing happens without your approval, and parts are quoted separately. Larger drainage projects are surveyed first and quoted as a project.
