What the sink seal is up against
Few joints in the house are worked as hard as the one around a sink. Water pools along it every day, it is scrubbed with creams and sprays that slowly degrade the surface, and the sink itself can flex slightly under full bowls and washing up. In bathrooms, the joint where a basin meets its pedestal or vanity faces much the same treatment. The result is familiar: the bead yellows, turns black with mould, shrinks away from the sink edge, or peels back in a strip. Once that happens, every splash finds its way into the worktop cutout or the gap behind the basin, and damage there builds quietly.
Checking what is behind the bead
Before resealing, we look past the sealant to the joint itself. Is the sink or basin pulled down tight to its worktop, or has it lifted so the bead is bridging a gap? Is the cutout edge sound, or has the board around it swollen? Is the waste connection above suspicion, or is there staining underneath that points to a slow drip rather than a failed seal? If the sink is loose we will say so and discuss refixing it; if the board is damaged, resealing a rotten edge is work that will not hold; and if the evidence points to a plumbing leak, that needs a plumber before any bead goes on. Resealing is the right job only when the joint beneath it is sound.
The reseal, step by step
The old sealant is cut out in full — partial top-ups over an old bead are a short-lived disguise, because new silicone will not adhere to cured silicone. We lift every fragment, clean the joint of soap and residue, and dry it thoroughly. Then the new bead goes on: a continuous line around the sink or basin, tooled smooth so water sheds off it rather than sitting in a lip. The finish is as much about the next cleaning session as the look — a well-tooled bead has no crevices for grime to settle in.
Product choices for a wet joint
A sanitary-grade, mould-resistant silicone is the usual choice around sinks and basins: it is designed for permanent damp, copes with cleaning products, and resists the mould that thrives where water sits. Colour is agreed in advance — white or clear are the usual options, and if you want a specific brand or a tube of your own, that can be arranged, with materials quoted separately from the labour. What we will not do is guess: the product and colour are confirmed before we start, along with the full cost of the visit.
Cure time in a working kitchen or bathroom
Sealant is not usable the moment it is applied. Cure time follows the product instructions — hours at minimum, often a day for full resistance to standing water. We give you the exact window before we leave and, where possible, reseal the side of the sink least used, so the household keeps functioning. The one thing to hold off on is filling the sink or splashing the bead before the cure time has run.
When the leak is not the seal
A stain on the cupboard ceiling, a drip under the sink, or damp that reappears whatever you seal is a plumbing story, not a sealant story. We are plain about that: resealing over a leak hides the symptom and lets the damage grow. Where a waste pipe, trap or supply fitting is the cause, we refer the plumbing work rather than paper over it. And a seal, however well applied, is a maintained flexible barrier — not a watertight guarantee for the life of the sink.
Preparing the area
Empty the sink area and the cupboard below if we need to check beneath, and leave the sink unused and dry beforehand if you can — a damp joint will not bond. If mould has taken hold along the bead, say so when booking: heavy mould takes longer to strip and may point to ventilation worth looking at. If you know the sink rocks or has lifted, mention that too, so refixing can be part of the agreed scope.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
The seal around a sink is asked to cope with standing water, cleaning products and constant use, so it is one of the first to go black or peel. Left alone, a failed bead lets water into the worktop cutout, where damage spreads unseen. We cut out the old sealant, confirm the joint underneath is sound and dry, and reseal neatly.

Questions people ask about sink seal replacement
Straight answers to the things customers ask most often before booking.
Can I just run new silicone over the old bead?
That is the one shortcut that always fails: new silicone does not bond to cured silicone, so the fresh bead lifts away from the joint within weeks, taking your money with it. The old sealant has to be cut out completely first. We do that, then prepare and reseal the joint properly.
What do you check before replacing a sink seal?
We check whether the sink or basin is pulled down tight, whether the cutout edge or wall behind is sound and dry, and whether there are signs of a leak below — staining on the cupboard ceiling or around the waste. Resealing only makes sense when the joint beneath is sound. Anything pointing to plumbing gets flagged before we start.
The cupboard under my sink is damp — can you still reseal?
We would want to find the source first. Damp under a sink usually means a slow drip from the waste or trap rather than a failed seal, and sealing over that hides the symptom while the damage grows. We will tell you what we find, refer the plumbing work where it is needed, and reseal once the joint is dry and sound.
Will the bead go black again?
Mould-resistant sanitary silicone resists the blackening far longer than a basic bead, especially if the joint is wiped down rather than left wet. But in a room that stays humid, or where the seal is constantly splashed and rarely dried, mould can eventually return — and recurring mould may point to ventilation worth improving. We will be straight with you about what the pattern suggests.
What does sink seal replacement cost?
You pay a booking fee when you book, and the hourly labour rate depends on how soon you need the visit. The full cost is quoted and approved before work starts. If a new sink fixing or materials are needed, they are identified and quoted separately.
