Why external seals give up
Outside the house, sealant has the hardest job in the building. It sits against brick, render, uPVC, concrete and timber, all of which move at different rates through the year. Sunlight breaks down its surface, frost flexes the joint, rain finds the one millimetre you missed. So around window and door frames, at roofline joints, along garage door edges, behind waste pipes and around wall penetrations for cables and boiler flues, external seals age far faster than anything indoors. Cracked, missing or shrunken mastic is how water gets behind render, into reveals, and eventually shows up as a stain on your inside wall.
The conditions rule everything
External sealant work lives or dies on the weather and the substrate. The surfaces must be dry, the temperature must be within the product's working range, and the joint must stay dry long enough to cure — a bead applied over a damp reveal or in driving rain will not bond, however good the product. That is why we look at the forecast and the wall before we commit to a date, and why a job booked for the Friday may be better done the following Monday if the week turns wet. It is not fussiness; it is the difference between a seal that lasts and one that fails by spring.
What we can reach — and what we will not attempt
Most external sealant repairs are within easy reach of the ground: frames, thresholds, pipework entries and low roofline joints done from a step or small ladder. We work at height only where access is safe and sensible; high-level work above the first floor, or anything needing scaffolding or a cherry picker, is not something we will improvise. If a joint sits above that line, we will tell you what we found and who should be doing it, because a half-finished external seal across several storeys helps nobody.
How the repair is done
The old material comes out completely — over-sealing is the classic false economy, and a new bead stuck to old mastic peels away within a season. The joint is brushed clean, degreased where the old product leaves residue, and left to dry if it has been washed or rained on. Deep gaps get a backing rod or filler so the bead is the right shape. We then apply an exterior-grade sealant matched to the materials — the product for a uPVC-to-brick joint is not the one for render-to-timber — and tool it so water is shed off the bead rather than pooled on it.
What external sealing cannot fix
A fresh bead stops water entering a joint; it does not cure a leaky roof, a blocked gutter dumping water down a wall, cracked render, a bridged damp course or a building envelope that is failing more widely. If a wall is saturated or a roofline is defective, resealing a window frame under it is cosmetic at best. We will always tell you when the joint we are sealing is a symptom rather than the cause, and point you towards the roofer, builder or damp specialist who should look at the bigger picture first.
Booking an external sealant repair
Walk the outside of your property and note which joints look perished, then tell us roughly how many there are and how high they sit. If the weather allows, same-day visits may be available; otherwise we will agree the first workable dry day. The booking fee is paid on booking, the hourly labour rate depends on how soon you need the visit, and the full cost — including any sealants and fillers, quoted separately — is agreed with you before work starts.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Outside your home, sealant works harder than anywhere else — sun, frost and rain break down the beads around frames, thresholds and pipework until water starts to creep behind the render. External resealing is a weather-dependent job: the surfaces have to be dry, and the joint has to stay dry while it cures. We strip out failed mastic and apply exterior-grade sealant in the right conditions, so the repair actually lasts.

Questions people ask about external sealant repair
Straight answers to the things customers ask most often before booking.
Is external resealing a DIY job?
The gun work is within reach of many DIYers, but the outcome is decided by conditions and preparation rather than technique. Beads applied on damp surfaces or over old mastic fail within a season, and working on ladders adds a real risk many people underestimate. We bring the assessment, the access judgement and the right product for each material.
What does an external sealant repair involve?
We strip the failed mastic completely, clean and dry the joint, and back any deep gaps so the bead has the right shape. Then we apply an exterior-grade sealant matched to the materials on each side and tool it so water sheds off rather than pooling. Each joint gets the product it needs, not a one-size cartridge.
What happens if the weather turns after you have sealed?
Fresh exterior sealant needs a dry curing period, so we schedule around the forecast rather than squeeze the job into unsuitable conditions. If the weather breaks, we may suggest moving the visit rather than apply a bead that will not bond. A rearranged date is always better than a failed seal.
Can you reach first-floor joints?
We work from ground level, steps and small ladders where the access is safe and sensible. High-level work that needs scaffolding or proper access equipment is beyond what we will attempt, and we will say so rather than improvise at height. Anything above our safe reach we will describe precisely so the right trade can quote it.
How is external sealant work priced?
You pay a booking fee on booking and the hourly labour rate depends on how soon you need the visit. We agree the full cost with you before work starts. Sealants, fillers and backing materials are quoted separately from labour so you can see exactly what you are approving.
