A full inspection chamber is not just an unpleasant sight; it is useful information. Because a chamber collects the flow from several branches, watching what arrives and what leaves tells you where the restriction is and how serious it is, often within a few minutes of lifting the cover.
Reading the chamber before touching it
The first question is whether the chamber is holding steady, slowly rising, or overflowing. Steady means the downstream pipe is passing some water and the restriction is partial. Rising while nothing in the house is running means the run is taking water from elsewhere, possibly a shared sewer. Overflowing with the cover lifted means the blockage is close and downstream, and there is a real risk of the chamber flooding the ground around it.
The second question is which inlets are running. In a chamber with two or three incoming branches, seeing which one is discharging tells you which part of the property is feeding the problem. If a neighbour's branch is running into a chamber on your land, you are probably on a shared run, and that changes who is responsible for what.
What we do on the visit
We lift the cover safely, with the right lifting key and with the area cordoned so nobody walks into an open chamber. We check the chamber for depth, for a benching or channel that has broken down, and for any sign of roots or silt. Then we clear what is in the chamber and work downstream with rods, or with a jetter if the run is suitable, towards the next chamber.
Where the rods meet resistance, we note the distance. That distance is valuable: it tells us roughly where a defect is, and it tells a camera survey where to look. We test the flow afterwards by running water and watching the level drop.
Shared runs and the responsibility question
Many chambers in the West Midlands serve more than one property, and some connect to a public sewer. Where a blockage sits in a section that the water company is responsible for, clearing it is their work and they should be called. We can help establish which section is which, and we will say plainly when the answer looks like theirs, but adoption records are not something we can confirm.
If the chamber is on a neighbour's land or in a shared rear access, access needs agreeing with them before work starts. It is better to have that conversation before we arrive than to turn up and find a locked gate.
When clearing is not enough
A chamber that fills again within days, silt that keeps returning, or a channel that has dropped away points to a defect rather than a blockage. Roots entering a joint, a pipe that has settled and lost its fall, or a crack that lets soil in will all keep producing the same symptom. A camera survey answers those questions, and any repair — a patch, a lining, an excavation — is quoted after that survey rather than guessed at.
The hygiene and safety side
An open chamber is a genuine hazard: falls, a build-up of sewer gas in a confined space, and contamination. Never climb into one, and never lean over one to reach something. Keep children and pets well away, wash your hands after any contact, and keep the area ventilated if there is a smell in an enclosed space. If waste has escaped onto a path or a lawn, it should be cleaned up rather than hosed into the drain.
Do not tip caustic chemicals into a chamber. On a run of this size they do nothing useful, and they turn a routine clearance into a hazardous one. If chemicals have been used, say so when you book.
After the clearance
Ask for the distance and direction of any restriction we found, even if the drain is flowing again. That record is worth keeping, because if the same run blocks again in a few months, it saves starting from scratch. Avoid putting wipes, fat or food waste down the drain in the meantime, and keep chamber covers accessible rather than buried under paving or planted over.
To book, tell us the postcode, whether the chamber is shared, and whether it is in a garden, a driveway or a shared access. If the cover is damaged or the chamber is in a roadway, say so, as that affects how we approach it.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A manhole that is full to the lid, or that backs up when the house is used, is a clear sign that something downstream is restricted. It is also the best place to diagnose a drain, because everything from several fittings passes through it. We use the chamber to work out where the problem is before deciding how to clear it.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.
Job: Surface Water Drain Maintenance

Questions people ask about blocked manhole drain
Straight answers to the things customers ask most often before booking.
Should I open the manhole myself?
Only if the cover is sound, light enough to lift safely and not in a road, and never lean into the chamber or climb down. Sewer gas and the fall risk are both real. If the cover is damaged, heavy or the chamber is deep, leave it for us.
What do you do on the visit?
We lift the cover, check which inlets are running, clear the chamber and rod or jet downstream to the next chamber, noting where we meet resistance. Then we test the flow before we leave.
The manhole is shared with neighbours — who pays?
That depends on where the blockage sits and who owns the section. We can help establish which part serves your property, but adoption and responsibility are matters for the water company. If access is across a neighbour's land, agree that before the visit.
Why does the manhole fill up again a few days after clearing?
A repeat within days usually means a defect rather than a blockage — roots, a dropped pipe, a crack letting soil in. A camera survey will show it, and any repair is quoted after that survey.
How much will it cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted before we start, parts quoted separately, so the full cost is approved before any tools come out. If the run needs a camera survey or an excavation, we will explain and quote that separately before going ahead.
