Freeze-thaw damage is the quiet, patient enemy of West Midlands walls. Water soaks into pores, joints and cracks during wet weather; a cold night freezes it; ice expands by roughly a tenth of its volume and pushes the material apart; the thaw lets more water in deeper. Repeated over winters, this cycles brick faces off, opens joints, shatters render and splits copings. It is honest, fixable damage — but only if the water routes are closed along with the repairs. Here is how we handle it.

What freeze-thaw damage looks like

Spalling is the classic sign: the face of a brick pops off in a flake or a crescent, leaving a rough patch that looks like the brick is peeling. This is common on old, soft or porous bricks, and on walls where a hard cement pointing or render has been applied over them — the hard layer traps moisture in the softer brick behind, and frost then exploits the trapped water. Mortar joints crack, crumble and recess. Render blisters, blows and sheds flakes, often growing a little each year. Copings, sills and wall caps crack along their length. Downhill from all of this comes damp inside, because every opening is a water path.

Where the water comes from

Frost damage is always secondary to wetting, so the assessment starts with water. Leaking gutters and downpipes soak one strip of wall and destroy it seasonally. Cracked sills and failed seals feed water into the wall at openings. Missing or cracked copings on garden walls let water sit on top and work downward. Ground splash, poor drainage and shaded walls that never dry out all raise the moisture level. And the wall's own condition — porous brick, eroded joints, cracked render — determines how much water it drinks.

How we assess and repair

We map the damaged areas and trace the water routes: gutters, downpipes, sills, seals, copings, joints, render and ground levels. Then the repairs proceed in the right order. Failed joints are raked out and repointed with a mortar matched to the wall — on older solid walls this usually means a lime-based mix that lets the wall breathe rather than a hard cement that traps moisture. Spalled bricks are cut out and replaced with matching reclaimed units where possible, or the face can be treated where replacement isn't practical. Damaged render is cut back to sound material and reinstated in bonded layers. Cracked copings and sills are repaired or replaced, and seals around openings are renewed.

Anything feeding water at the wall — a dripping downpipe, a cracked gutter, a splash zone — is repaired as part of the job, because fresh mortar and render will be eaten by the same frost if the wetting continues.

Weather, timing and honest expectations

Frost damage repairs need suitable weather: dry walls, and mortar and render curing in frost-free conditions. That means repairs are best scheduled for the milder, drier months, and we will tell you plainly if the weather must move your date — laying mortar or render into a frost forecast shortens its life dramatically. We cannot guarantee that frost will never find a new weak spot, especially on old porous brickwork in an exposed position, but closed joints, sound render and working drainage take away almost all of its opportunity.

Aftercare

Keep gutters and downpipes in good order — a single drip down a wall can undo a season of repairs. Inspect joints and render each autumn so small cracks are sealed before winter. Avoid pressure washing, which forces water into joints ahead of every freeze.

Booking your repair

Book through maintenance-men.com or by phone. You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost is quoted and approved before work starts, with parts and materials quoted separately — matching reclaimed bricks, for instance, is quoted on what we find. Tell us where the damage is and which direction the wall faces when you book.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Winter is hard on walls: water sneaks into every crack and joint, freezes, expands, and prises the surface apart a little more each year. Our visit repairs the frost damage you can see, finds the routes water is using, and helps you close them before the next cold snap does the same again.

Questions people ask about freeze-thaw wall damage

Straight answers to the things customers ask most often before booking.

Can I repair spalled bricks or cracked joints myself?

Raking out and repointing a few joints with the right mortar is within reach of a careful DIYer on a ground-level wall. The risks are using a hard cement mix on an old wall, which traps moisture and causes worse spalling, and working above head height without proper access. If bricks are spalling widely or render is blowing off, the water route needs tracing first.

What do you check when assessing frost damage?

We map the spalled bricks, failed joints and blown render, and then trace where the water is coming from — gutters, downpipes, sills, copings, seals, ground splash and the wall's own porosity. The pattern usually tells us the story. We also identify the wall's construction, because older solid walls need breathable lime mortars rather than hard cement.

Is freeze-thaw damage serious or just cosmetic?

Cosmetic at first, but not for long: every spalled brick and open joint is a water path, and each winter widens the damage and raises the risk of damp indoors. In bad cases repeated frost loss eventually affects the wall's integrity, and if the damage is deep or widespread we will say when it needs an engineer's opinion rather than routine repair.

When is the best time of year to repair frost damage?

Ideally the milder, drier months, because mortar and render need frost-free curing to reach full strength — repairs done into a frost forecast fail early. If damage appears in winter, we can carry out stabilising work such as temporary cover and gutter repairs straight away, then schedule the masonry and render repairs for suitable conditions.

How much does freeze-thaw wall repair cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before we start, with parts and materials quoted separately — for example, matching reclaimed bricks is costed on what we find. Larger re-rendering or repointing projects are surveyed and quoted separately.
