Render is the weatherproof skin of your home, and it works hard. Through West Midlands winters it takes driving rain, frost and big temperature swings, so it is no surprise that it eventually cracks. The good news is that most render cracks are genuinely repairable — but the repair only lasts if the reason for the crack is understood and dealt with. This page explains what causes render to crack, how we assess and repair it, and what you can realistically expect from the result.
Why render cracks
Shrinkage is the commonest cause. Render dries and contracts, especially when applied too richly, too thickly or in hot weather, producing a map of shallow hairline cracks that don't follow any pattern. Impact damage from ladders, lawnmowers and children's games puts small cracks and dents in vulnerable spots. Movement in the building itself — everything flexing slightly between summer and winter — opens cracks at corners and around openings, particularly where render is applied right up against window frames without a movement joint. Water is the great accelerator: once a crack admits moisture, frost expands it and the area grows season by season.
A crack that runs diagonally, steps through the wall behind, or keeps growing is different — it suggests the structure beneath is moving, and that needs the structural assessment described elsewhere on our site before any cosmetic repair is attempted.
How we assess the damage
We look at the whole elevation, not just the obvious crack. We tap or probe the render around the crack to find hollow, drummy areas that mean the render has lost its grip, and we check for damp staining, moss or algae that show water has been getting in. We identify the render type — traditional sand and cement, lime-based, or a modern polymer system — because the repair material has to be compatible, or the patch will fail at its edges within a season or two. We also check the causes at the same time: leaking gutters, cracked sills, a hard surface sloping water at the wall, or a downpipe that soaks one corner every winter.
How we repair it
Hairline cracks are raked out, cleaned and filled with a flexible filler or fine repair mortar, then finished to match. Larger areas are cut back to sound render with clean square edges, reinstated in layers to the correct thickness, and finished to match the existing texture — smooth, scraped or textured. Where a patch would be visible however carefully it is matched, we discuss the options honestly: accept a visible repair, or render and refinish the whole elevation for a uniform result. Around openings and along long runs we check that movement joints exist and are doing their job; adding or sealing them is often what stops the same crack returning.
Any damp or gutter problems that caused the crack are repaired first, or the patch will not last.
Limits and honest expectations
Render repairs are matched as closely as the materials allow, but a new patch can look slightly different from weathered old render — we say so in advance rather than promise invisibility. Repaired render can crack again along old lines if the building moves, and we cannot guarantee against future cracking. Work is scheduled for dry, frost-free weather; render repair in unsuitable conditions fails early, so we would rather move the date than rush it.
Aftercare
Keep gutters and downpipes working so water doesn't repeatedly soak one patch. Avoid pressure-washing repaired areas, and inspect the render each spring for new cracks so small ones can be sealed before frost opens them up.
Booking your repair
Book through maintenance-men.com or by phone. You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost is quoted and approved before work starts, with parts and materials quoted separately. Larger re-rendering projects are quoted after survey. Send photos of the crack when you book — they help us plan the visit.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Cracked render looks like a cosmetic annoyance, but every crack is a route for rainwater to work behind the finish. Our visit identifies the cause, repairs the crack with materials suited to your wall, and blends the repair so your home looks cared for again — with an honest word if the cracking points to something bigger.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about cracked render
Straight answers to the things customers ask most often before booking.
Can I repair cracked render myself?
A hairline crack can be sealed with flexible exterior filler as a DIY job, and for a stable, shallow crack that is often all that is needed. The risk is that a crack can look cosmetic while hiding hollow render or a damp problem behind it, and incompatible fillers cause bigger failures later. If the crack is wide, growing, or the render sounds hollow when tapped, get it assessed.
What do you check when assessing cracked render?
We examine the whole elevation, tap and probe for hollow drummy areas around the crack, and look for damp staining that shows water penetration. We identify the render type so the repair material is compatible, and we check the usual culprits — gutters, sills and ground drainage — for the cause. Then we explain the repair options before touching anything.
Is cracked render just cosmetic, or could it be something worse?
Most render cracks are cosmetic shrinkage or impact damage, but a crack that is diagonal, stepped, growing, or accompanied by damp patches indoors can point to movement or water problems behind the wall. We tell you honestly which you are dealing with, and if the cracking suggests structural movement we will refer you for an engineer's assessment rather than patch over it.
Will the repaired patch be visible against the old render?
We match texture and colour as closely as the materials allow, but new render repairs can look slightly different from old weathered render, and we say that before we start rather than after. Where a good match is unlikely, we will discuss either accepting a neat repair or re-finishing the whole elevation so the result is uniform. You choose with the facts in front of you.
How much does render crack repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the repair is quoted and approved before we start, with materials quoted separately. Small crack repairs are often completed within a single visit; larger re-rendering is surveyed and quoted as a project.
