Many households already have gates they like — ironwork that suits the house, posts that have stood for years — and automation is the obvious next step. Done well, it is a genuinely satisfying upgrade. Done carelessly, it means an operator straining against bad hinges, safety devices retrofitted as an afterthought and a system that needs constant attention. The difference is the assessment that comes first.
Whether Your Gates Are Suitable
Manual gates are pushed by hand; automated gates are driven by a machine, several times a day, in every season. The difference shows up in the gates' condition. Hinges must be sound and properly aligned — a gate that sags or binds by hand will fight the motor until something fails. The structure must be rigid enough not to twist under motor load. Posts must be substantial enough for the weight of the gates plus the forces of operation and wind. Sliding gates need a sound, level track. If any of these fall short, we will say so plainly and explain what needs putting right first — automating worn gates is money spent on a problem.
Choosing the Operator
The gates' weight, width and material decide the operator class, and the layout decides the type: articulated arms for most swing gates, rams for heavy or wide leaves, underground operators where appearance matters and drainage allows, and sliding operators with a rack for sliding gates. Control options — remotes, keypad, intercom, app — are matched to how your household arrives and who needs access. We will explain the trade-offs honestly, including maintenance expectations and behaviour during a power cut.
What the Setup Visit Covers
Our automation setup estimate covers the defined scope agreed after assessment: fitting the operators and control equipment to sound gates and posts, running and connecting the control wiring, installing photocells and any required safety edges, and commissioning the whole system. Where groundwork, new posts, trenching or gate repairs are needed, those are quoted separately after the survey — we will not bundle unseen civil work into a misleading single figure.
Safety Is Not an Optional Extra
Every automation we set up includes photocells, correctly set force limits, and safety edges where the gate design requires them. These protections must never be disabled or bypassed — they are what makes heavy moving machinery safe to live with. At commissioning we test them all with real obstruction tests and demonstrate them to you, along with the manual release, so you know exactly how your system protects and how to release it safely per the manufacturer's instructions.
Power and Cabling
The operator needs a supply at the gateway, and how that is achieved depends on your property: an existing outdoor supply, a new feed from the house, or in some cases solar-assisted operation for light-duty gates. Cable routes, isolators and protective devices are part of proper setup, not afterthoughts, and anything beyond the gate system's own scope — such as work on your consumer unit — we will identify and refer honestly.
Commissioning and Handover
Before we leave, the gates run through full cycles from every control method, force limits are set to specification, safety devices are tested, and settings such as auto-close, partial opening and hold-open are matched to how you live. You get a walk-through of daily operation, remote pairing, and the aftercare the system will want — keep tracks clear, keep photocells clean, and have the safety devices checked at a service.
Permissions and Boundaries
If your gates sit on a boundary, face a pavement or are shared with a neighbour, permissions and consent may apply, and those matters are the customer's responsibility. We will flag anything we notice during assessment but cannot promise compliance status on your behalf.
Booking Your Visit
Book an assessment first: tell us the gate type and material, roughly when they were installed, and whether the driveway slopes. You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost is quoted and approved before work starts, with operators and parts quoted separately. Same-day visits may be available.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.
Booked 14+ days ahead
£25 booking fee
then £85 per hour of labour
Best value. Book the slot now, pay the smallest booking fee.
Booked within 48 hours
£100 booking fee
then £65 per hour of labour
For jobs that can wait a day or two but not a fortnight.
Same-day call-out
£220 booking fee
then £45 per hour of labour
Urgent problems: standing water, no heat, no power, leaks.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Automating gates you already have is often the neatest and most economical route — if the gates themselves are sound enough to be driven by a motor every day. Our visit starts with that honest assessment, because a worn gate plus a motor is a recipe for years of trouble.
What our customers say about our Security & CCTV service
5 out of 5 from 7 reviews
Would use again
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.
Job: CCTV Installation
Second time we have used them
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Backup Battery Fault
Exactly what was quoted
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 56 minutes and the invoice matched the quote to the penny.
Job: Alarm Repair Service

Questions people ask about gate automation setup
Straight answers to the things customers ask most often before booking.
Can any existing gate be automated?
Most can, if the gates and posts are sound — hinges firm, structure rigid, posts adequate for the weight and wind load. Gates that sag, bind or twist need repair first, because a motor amplifies every mechanical weakness. The assessment visit exists to tell you honestly which category yours fall into before anyone spends money.
What do you check before automating existing gates?
We check the gates' condition and alignment, the posts and their suitability for motor forces, the gate type and dimensions for operator selection, and how power can reach the gateway. Then we agree a scope and quote the work — operators and parts separately — before anything is fitted.
Is automating existing gates safe?
It is, when the safety equipment is designed in: photocells, correctly set force limits and safety edges where required, all tested with real obstruction tests at commissioning. Those protections must never be disabled or bypassed afterwards. We also demonstrate the manual release so you know how to operate it safely per the manufacturer's instructions.
Will I need to dig up my drive for the power cable?
It depends on how power reaches the gateway. Where a cable run or trenching is needed, it is quoted separately after the assessment — we locate underground services carefully before any digging, though no scan guarantees what is below, and we will explain your responsibilities around utilities' plans before ground is opened.
What does automation setup cost?
You pay a booking fee when you book. Labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work begins, with operators, gates and parts quoted separately. Any groundwork or civil work is quoted after the survey.
