A flat roof is meant to shed water gradually to an outlet or gutter, not store it. When pools remain days after rain, the membrane is under standing water that degrades it steadily, and the cause is almost always upstream of the surface: drainage, falls or the deck beneath. Ponding is a symptom worth diagnosing early, because a membrane that dries between rains lasts far longer than one that does not.

Why water stands on a flat roof

Blocked or undersized outlets and gutters are the simplest cause — debris, moss, or a downpipe that cannot take the flow. Depressions in the deck, where timber has deflected or the decking has rotted, create puddles in the middle of an otherwise fine roof. Inadequate falls — the roof was built too flat, or insulation and covering have been layered up over the years and flattened the gradient — cause broad, shallow ponding across large areas. Sometimes a previous repair or new covering has blocked or moved an outlet. Each cause has a different fix, which is why diagnosis comes first.

How we assess the ponding

We look at where the water stands and how deep, where the outlets sit relative to the low points, and whether the deck has deflected or deteriorated under the membrane. We clear and test the outlets and check the condition of the membrane in the ponding areas — standing water usually shows first there, with early surface breakdown. We will not walk a fragile or waterlogged roof, and where safe access equipment is needed we will say so rather than improvise. If the falls themselves are the problem, we will tell you plainly that no membrane or coating fixes gravity, and set out what realistically can be done.

The realistic options

Clearing and improving drainage — outlets, overflows and gutters — solves the common cases and is a straightforward, quotable repair. Where localised deck deflection has created a puddle, options range from localised deck repair to tapered solutions that redirect flow to the outlet, quoted after assessment. Where the falls are fundamentally wrong or the roof is old and tired, an honest conversation about a replacement project with corrected falls is usually better money than coating a roof that will pond again — replacements are quoted after survey. In the meantime, if the ponding roof has also started leaking, we make it safe and can use temporary sheeting as an honest interim while permanent work is quoted.

Why you should not ignore it

Standing water works on a membrane from both sides: it breaks down the surface material and, when it eventually finds a way through, it rots the deck below — turning a drainage problem into a structural one. Algae and moss also colonise ponded areas and hold moisture against the roof. Fixing drainage early is cheap; replacing a deck is not.

Safety and old roofs

Wet flat roofs are slippery and weak decks are a fall hazard — stay off, and let us attend with the right access. Older flat roofs, especially on mid-century extensions and garages, may incorporate asbestos-cement sheets or old coverings; if we suspect asbestos we will not disturb it and will recommend testing and specialist removal.

Aftercare

After drainage work, watch the next couple of heavy rains — a roof that dries within a day or two of rain is behaving. Keep outlets and gutters clear seasonally, particularly in autumn, and mention any new standing areas early.

Booking your visit

Call Maintenance Men or book through maintenance-men.com. Describe where water stands, how long it lingers after rain, and whether the roof has leaked indoors. A photo helps us see the ponding pattern. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of the work is quoted and approved before it starts, with materials quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Water that sits on a flat roof for days after rain is quietly shortening the roof's life and hinting at a drainage or design issue. Our visit identifies the cause honestly — from a simple blocked outlet to falls that were never right — and quotes only the work that genuinely addresses it.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about ponding water on flat roof

Straight answers to the things customers ask most often before booking.

Is standing water on a flat roof really a problem?

Yes. Water that remains for days degrades the membrane surface, encourages moss and algae, and shortens the roof's life significantly. It also signals that drainage or falls are not doing their job — and when the water eventually finds a way through, the deck below starts to rot, turning a small issue into a structural one.

What do you check when a flat roof ponds?

The outlets and gutters for blockages and capacity, where the low points sit relative to the outlets, whether the deck has deflected or rotted beneath the membrane, the condition of the membrane in the ponded areas, and whether the falls themselves are inadequate. Each points to a different fix, so we diagnose before quoting.

Can you just recoat the roof to stop the ponding?

No honest contractor can promise that — a coating cannot fix gravity, and over a roof with poor falls the water simply stands on the coating instead. Where falls are the root cause, we will say so and discuss realistic options, including a replacement with corrected falls quoted after survey.

How long should water stay on a flat roof after rain?

A well-designed flat roof should be dry or nearly dry within a day or two of rain, allowing for evaporation in cool weather. Water lingering beyond that, or pools persisting for days, indicates drainage or falls issues worth diagnosing before the membrane and deck suffer.

What does fixing ponding water cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
