The timbers in your roof do a job most people never think about: they carry the weight of the covering, resist wind uplift and transfer it all down into the walls. When a beam, rafter, purlin or ceiling joist is damaged, the loads quietly redistribute to neighbouring timbers — which may cope, or may start failing in turn. That is why damaged roof timbers need assessment and repair to a specification, not a plank screwed alongside and hoped for the best.

How roof timbers get damaged

Water is the leading cause: a long-term leak rots rafters at the eaves, around chimneys or beneath failed valleys and ridges, often hidden under insulation until the damage is advanced. Insect attack and damp decay follow in damp, unventilated loft spaces. Physical damage comes from alterations — timbers cut through for loft conversions, chimneys or plumbing, or notched beyond their strength — and from historic overloading, where a roof carries heavier coverings than it was designed for. Impact, such as a fallen tree limb, can split members outright.

How we assess the damage

We examine the loft thoroughly: which members are affected — rafters, purlins, struts, binders, ceiling joists or wall plates — how far the damage extends, whether the timber is wet or dry rot and whether the source of moisture is still active. We check how the loads are currently being carried and whether neighbouring members show signs of taking extra load, such as deflection or splitting. We look for historic alterations that may have weakened the structure. Access is safe and appropriate — we will not walk fragile roofs or improvise access. Where the damage affects the primary load path or the repair is substantial, we recommend a structural engineer's assessment and work to their specification; we are honest that a carpenter's eye, however experienced, is not an engineering analysis.

Repair options, honestly set out

Standard repairs include sistering new treated timber alongside a weakened rafter with proper fixings, splicing and supporting purlins, replacing sections of wall plate, reinstating struts or ties that have been lost, and addressing the moisture source that caused rot in the first place — because a beautiful repair in a roof that still leaks is a repair with a countdown on it. Repairs are quoted after assessment, with the specification, timber treatment and fixings set out clearly. Where access needs scaffolding, or where the roof covering must be opened locally, we say so and quote the project accordingly.

Safety and the rules we work to

Damaged structural timber is not a DIY repair — cutting, notching or propping loads incorrectly can make things worse and dangerously so. We make areas safe, prop appropriately where needed during the work, and keep everyone clear of rooms beneath a compromised structure until it is secure. Old roof timbers and linings in period properties can also sit near asbestos-cement components; if we suspect asbestos we will not disturb it and will recommend testing and specialist removal.

Aftercare

Once repaired, keep the roof weathertight and the loft ventilated — most timber failures begin with water. Have the repaired area checked if you ever see new staining above it, and keep records of the repair specification for future owners and any structural questions later.

Booking your visit

Call Maintenance Men or book through maintenance-men.com. Tell us what you have seen or been told — damp timbers, a split beam, a previous alteration — and whether there is an active leak. Photos from the loft, taken safely, help us plan access and materials. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of the repair is quoted and approved before work starts, with timber and parts quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Damaged roof beams are the skeleton of your roof in trouble, and they deserve more than a patch. Our visit identifies which members are affected and why, explains the repair options in plain terms, and quotes a specification-led repair for your approval — with structural engineering input where the load path demands it.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about damaged roof beams

Straight answers to the things customers ask most often before booking.

Can I repair a damaged roof beam myself?

Structural timber repair is not DIY territory. Loads redistribute when a member fails, and an incorrect repair — wrong timber, wrong fixings, cutting in the wrong place — can worsen the problem and create real danger. Keep clear, get it assessed, and let the repair follow a proper specification.

How do you assess damaged roof beams?

We identify which members are affected and how far the damage extends, diagnose whether it is wet or dry rot and whether the moisture source is still active, check how loads are currently carried, and look for historic alterations. For anything affecting the primary structure we recommend a structural engineer's input.

Will you need to take tiles off to repair the beams?

Sometimes — it depends on access and where the damage sits. Many timber repairs are done from within the loft; others need the covering opened locally or scaffolding for safe working outside. We assess and tell you exactly which applies before anything is quoted, and we never improvise unsafe access.

The beam was damaged years ago and the roof seems fine — leave it alone?

It may be stable, but damaged timbers can deteriorate invisibly under insulation, and hidden rot tends to spread along a member before it shows. An assessment tells you whether it is monitored-stable or quietly worsening. Either answer is useful — the second one much more so before winter.

What does repairing roof beams cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
