When a ceiling shows water damage, there are really two problems stacked on top of each other: the roof letting water in, and the ceiling — and everything behind it — that the water has reached. Both matter, and they need dealing with in the right order. First the source, then safety, then the repair. Rushing to repaint a stain without finding the leak is the most common and most expensive mistake we see.
What ceiling water damage tells us
The appearance of the damage is diagnostic. A tidy brown ring often means a slow, intermittent drip that has partly dried between episodes. A bulging, sagging ceiling with a drip means water is pooling above the plasterboard right now, and that is urgent — the ceiling can come down without warning. Staining that tracks across the ceiling or down a wall usually means water has travelled a distance, pointing back to a leak further up the roof than it looks. Mould or a musty smell suggests the problem has been quietly present for a while.
The electrics warning — please take this seriously
Water and electrical wiring in the same ceiling void is a genuine hazard. If water is dripping near, or staining around, light fittings, ceiling roses, extractor fans or switches, keep clear of them, do not switch them on, and consider turning the relevant circuit off at the consumer unit if you are confident doing so. Wet electrics need checking by a qualified electrician before they are used again — we will always flag this, and we will not treat it as optional. If anyone is at risk from an electrical fault, that comes before any cosmetic concern.
How we diagnose and make things safe
We start by asking when the staining appeared and whether it grows in certain weather. Inside, we check the loft above the damage for wet timbers, damp insulation and active drips, and we look at what services run through the ceiling void. Then we assess the roof externally — tiles, flashing, ridges, valleys, gutters and flat roof seams — using safe access only; we will not walk fragile roofs or improvise, and we will say plainly if a section needs scaffolding or a roofing specialist. If a ceiling is holding a pool of water, we deal with controlled drainage of it safely rather than letting it fail on its own. In a storm, we make the roof safe and can fit temporary sheeting as an honest interim while a permanent repair is quoted.
Repairing the ceiling itself
Once the leak is stopped, the ceiling needs to dry before it is refinished — sealing over damp plaster traps moisture and leads to mould. Damaged plasterboard is cut back to sound material, replaced, and finished ready for decoration. We will tell you honestly how much of the ceiling needs replacing versus drying and making good. If the leak was long-standing, we will also point out where insulation has been compressed or contaminated and needs renewal.
Aftercare
Watch the area through the next couple of heavy rains. Keep loft ventilation paths clear and insulation not blocking eaves, because condensation can mimic leak staining. And if you spot new staining, tell us early — small leaks are far cheaper to fix before they soak a ceiling.
Booking your visit
Call Maintenance Men or book via maintenance-men.com. Tell us where the damage is, whether it is active or old, and — importantly — whether water is anywhere near light fittings. Photos of the ceiling and loft help us plan. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts, with parts quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

A water-stained or sagging ceiling is alarming, and rightly so — it means water is getting into your home and possibly near electrics. Our visit covers the urgent side first: making the area safe and stopping the water at its source. Then we assess the ceiling damage and quote the repair work, with honest advice on what needs to dry out before anything is closed up.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about ceiling water damage from roof
Straight answers to the things customers ask most often before booking.
There's water near my light fitting — what should I do right now?
Do not touch or switch on the fitting, and if you are confident doing so, turn that circuit off at the consumer unit. Keep people away from the area and put containers under any drips. Wet electrics must be checked by a qualified electrician before use — this comes before any repair or decoration.
Can I just paint over the water stain?
Not until the leak has been found and fixed and the ceiling has dried properly. Paint over damp plaster traps moisture, causes mould and hides an active problem. The stain itself will also bleed back through ordinary emulsion, so the ceiling usually needs sealing or making good once it is genuinely dry.
Will you need to pull my ceiling down?
Only as much as the damage requires. A ceiling holding pooled water needs controlled drainage and the soaked section cut back to sound material, but a stable ceiling with an old dried stain may only need drying and making good after the leak is fixed. We assess and tell you honestly which applies.
How do I know if the damage is from the roof or a plumbing leak?
Position and timing are the clues. Staining near an external wall, chimney, bathroom above or spreading across a ceiling points towards roof or pipe runs in the loft; we check the loft and roof externally to confirm. A leak under a bathroom usually stains the room ceiling directly below and worsens with water use indoors.
What does ceiling water damage repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
