Recognising a Blocked Pipe
A blockage shows itself through temperature. Feel the pipes feeding a cold radiator: if the flow pipe is hot but the return stays cold, water is not getting through. If both pipes are cold, the problem may be further back, at a valve, a manifold or the pump. Radiators that heat at the bottom but stay cold at the top usually have air, not a blockage, and that distinction matters before anyone starts work.
Other signs include gurgling or knocking, a radiator that is warm at one end only, and a system where the boiler runs but the house never quite reaches temperature. On microbore systems, a single blocked leg can leave one room cold while everything else works normally.
What Causes It
- Sludge and magnetite. Rust debris settles at low points and in narrow sections, gradually reducing the bore until flow stops.
- Scale. Hard water areas see limescale build on heat exchanger surfaces and in older pipe, especially where fresh water is added regularly.
- A closed or failed valve. A lockshield turned shut, a motorised valve stuck closed, or a valve body clogged with debris.
- A crushed or kinked pipe. Often the result of flooring work, a heavy object or a bend made too tight during installation.
- A foreign object. Sealing compound, a stray olive or debris from a previous repair can lodge in a narrow section.
Why It Should Not Be Ignored
A blocked pipe is not just a comfort problem. The boiler and pump work harder against resistance, which raises wear and noise. Where flow is poor, the boiler may cycle on its overheat limit. Debris that blocks a pipe is also corroding the system from inside, so the restriction is usually a symptom of water quality that needs attention too. Left long enough, a blocked section can split when it freezes or when pressure spikes.
How We Investigate
We start with temperature measurements at the radiator and along the visible pipe run, because the point where the pipe goes from hot to cold marks the restriction. We check that both valves are open and operating, and confirm the pump is running. On systems with manifolds, we compare legs to see whether the problem is one radiator or a whole branch. Where the pipe is accessible, we may disconnect a joint to test flow in each direction, which confirms a blockage rather than a failed valve.
We will tell you if the evidence points to a hidden section under a floor, because clearing it may require access or a different approach such as rerouting.
Clearing and Repairing
Mild restrictions often respond to a power flush or a targeted flush of the affected leg, using chemical cleaner and controlled flow to shift the debris. A magnetic filter fitted afterwards keeps the debris from returning. Where a valve is at fault, we replace it. Where a pipe is crushed, scaled solid or blocked by debris that will not move, cutting out the section and replacing it is the reliable answer. On microbore, we sometimes replace the whole leg back to the manifold because splicing thin pipe creates another weak point.
After any of these, we refill, add inhibitor, bleed every radiator and check that the previously cold one now heats across its full surface. If it does not, we keep looking rather than declaring the job done.
Limits and What We Cannot Promise
Not every blockage can be cleared in a single visit. Heavily scaled pipe may need replacement rather than flushing, and a system that has been neglected for years may need several stages, with the first visit establishing the extent. We quote each stage and you decide. We also cannot reverse corrosion: cleaning removes debris but does not restore metal that has been eaten away, so old pipe may remain prone to pinholes. If that is likely, we will say so rather than sell a flush as a cure.
Safety and Scope
All of this is water-side work. Maintenance Men is not Gas Safe registered and never carries out gas work. If the boiler's gas-side components, flue or combustion are implicated, we stop and recommend a Gas Safe registered engineer. If you smell gas, do not touch switches or use flames, ventilate if safe, leave and call 0800 111 999.
Book a Blocked Pipe Investigation
Tell us which radiators are affected, whether the problem came on gradually or suddenly, and whether any work has been done on the system recently. Include your boiler make and model. We serve the West Midlands and may be able to attend the same day, though we do not promise it. Booking fee payable up front, labour is billed hourly at a rate set by how soon you need the visit, and the full cost is quoted and approved before work begins.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
When one radiator stays cold while the rest heat, or a whole leg of the house refuses to warm, a blocked pipe is one of the likely explanations. The obstruction might be sludge, scale, a closed valve or a crushed section of pipe. We will establish which by measuring temperatures and flow, then clear or replace the restriction and confirm the radiator heats before we leave.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about blocked heating pipe
Straight answers to the things customers ask most often before booking.
Can I clear a blocked heating pipe myself?
You can check that both radiator valves are open and bleed the radiator, which rules out the simplest causes. Beyond that, flushing and pipe work need draining and refilling the system, so it is better handled on a visit.
How do you find where the blockage is?
By temperature. We measure the pipe along its run and find where it stops being hot, then check valves and the pump to rule out a closed or failed component. On manifold systems we compare branches to isolate the affected leg.
Will a power flush always clear it?
No. A flush shifts sludge and loose debris well, but it cannot open pipe that is scaled solid or crushed. In those cases the section is cut out and replaced, and we will tell you which is likely before starting.
Does a blocked pipe affect the boiler?
Yes. Restricted flow makes the pump work harder and can cause the boiler to cycle on its overheat limit, which adds wear. Clearing the restriction protects the boiler as well as restoring heat.
What does it cost?
The booking fee is paid when you book and the hourly labour rate depends on how soon you need the visit. We quote the full cost before work starts for your approval. Parts such as valves, pipe or a filter are quoted separately.
