A sinking base is different from a merely uneven one: unevenness is a static problem, while sinking means the ground beneath is still giving way, and anything built on it will follow it down. That's why we treat sinking bases as a ground problem first and a shed problem second — because the order of operations decides whether the repair holds.

Why bases sink

The ground beneath gives way for a few recognisable reasons: soil that was never compacted before the base was laid, soft or made-up ground, soil washed out by water flowing beneath the base from a downpipe, leaking drain or a slope that feeds rainwater under one corner, and organic matter in the soil — old roots, buried vegetation — decomposing and leaving voids. Heavier loads make it worse: a shed that has grown from a store to a workshop loads the ground more than it was prepared for. Sinking often shows first at one corner, where a door starts to bind and a gap opens under the base edge, and it accelerates after wet winters.

What we assess

We measure where and how much the base has dropped, and look for signs it's still moving — fresh cracks, widening gaps, doors that have worsened over recent months. We investigate the ground: drainage around the shed, water sources, the base's construction and what lies beneath it where practical. We check what the sinking has done to the shed — racking, floor stress, wall gaps, door problems — because the shed's condition shapes what's worth doing. Before any digging or ground investigation, we locate underground services carefully and use detectors where appropriate; no scan guarantees what's below, so we'd ask you to check any utility plans you have. On older sheds we don't disturb any material that could contain asbestos and recommend testing instead.

Repair options — and the honest one

The durable answer starts with the ground: dealing with the water that's washing soil out, then stabilising and compacting the ground beneath the failed area. From there the base itself is corrected — re-supported on compacted material, extended onto sound ground, or rebuilt where the original was never adequate. Only then do the shed-side repairs make sense: re-levelling the floor, easing the frame back to square and sorting doors that have been fighting the movement. We'll say plainly if the situation calls for a different answer — a persistently wet or soft patch of garden where the shed stands may mean the honest recommendation is relocation to sound ground rather than an expensive battle with the site, and sometimes a badly distorted shed isn't worth re-founding. Every option is quoted with the full cost approved before work starts, and materials are quoted separately.

Weather, timing and limits

Groundwork needs dry conditions: wet soil gives false levels and compacts poorly, so we schedule around the forecast and tell you plainly if weather must delay the job. Sinking-base repairs are among the more involved shed jobs, and if the work needs more than a day it's staged, with each stage quoted and approved. We can't guarantee that ground won't move again — on difficult sites, drainage management is an ongoing matter — but a repair that treats the cause, not just the symptom, is the difference between fixing it once and fixing it every few years.

Booking your assessment

Call or book through the website and tell us the base type, how long the sinking has been developing, whether it's getting worse, what the ground and drainage are like around the shed and whether doors or walls have started misbehaving. You'll pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts, with any parts quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A base that's actively sinking is the most serious base problem a shed can have, because repairs to the shed above it — floors, walls, doors — will keep failing until the ground is dealt with. Our visit finds out why the ground is giving way, whether the base can be rescued or rebuilt, and what the shed above has inherited. You approve the full plan and cost before we start.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about sinking shed base

Straight answers to the things customers ask most often before booking.

Is a sinking shed base something I can fix myself?

Topping up a packed corner is a short-term measure at best — sinking usually means the ground underneath is still giving way, and without dealing with the water or soil causing it, the fix settles out within a season. Ground stabilisation, drainage correction and re-supporting a base properly are jobs for the right equipment and an honest assessment first.

What do you investigate on a sinking base visit?

How much the base has dropped and whether it's still moving, what the ground and drainage around the shed are like, what's washing or eroding the soil beneath, and what the sinking has done to the shed above. We also locate underground services carefully before any digging, and ask you to check any utility plans you have.

Will the shed need to be lifted off the base?

Often yes — proper ground stabilisation and base repair usually mean temporarily lifting the shed so the ground beneath can be corrected. We'll explain what your situation needs at the assessment and quote the full plan before anything is moved, so you know what's involved in advance.

Can a sinking base damage the shed itself?

It usually does over time — racked frames, stressed floor joints, gaps opening at panels and doors that no longer close. That's why the assessment covers the shed as well as the ground: repairs to the building make sense only once the base is stable, and we'll give you the full picture before you commit.

How much will it cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need us. The full cost is quoted and approved before work starts, with any parts and materials quoted separately — and if relocation to sound ground is the honest answer, we'll say so at the quote stage.
