A water-damaged patio is usually a drainage story wearing a cosmetic disguise. Slabs that rock, bedding that has turned to slurry, moss and algae where water lingers, frost-shattered edges — all of these point at water sitting where it should not or moving where it should not. Fixing the surface without touching the water leaves you booking the same job again next year.
How water damages a patio
Standing water soaks bedding mortar and weakens it; flowing water carries sand and fines out from beneath slabs, leaving them unsupported; frost then freezes that trapped water and heaves and cracks it. Downpipes and overflow pipes that discharge onto or beside a patio, paved areas that slope towards the house, failed gullies and blocked channels all feed the problem. Water also finds joints: once a joint fails, water gets under the surface and works from below.
How we assess it
We map the damage — rocking slabs, cracks, dips that hold water, failing joints — and then work out the water's route: where it lands, where it flows, where it sits and where it is escaping to. We lift slabs where needed to see what the bedding and base look like underneath. We check falls and whether the surface sheds water or collects it. Only then do we quote, so the price reflects the cause and not just the symptoms you can see.
Repairing and re-draining
Repairs typically involve lifting and re-bedding affected slabs on properly compacted material, rebuilding base where water has undermined it, and repointing joints with a suitable flexible or mortar jointing product. Just as important, we address the water itself where we reasonably can: correcting falls within the patio, recommending or fitting better disposal for downpipe discharge, and clearing failed drainage. Bigger re-levelling or re-laying projects are quoted after survey; a visit estimate covers a defined working day on an agreed scope, and multi-day work is staged.
Weather and timing
Patio repairs need dry, frost-free conditions for mortar and jointing to cure — we will not fit work we know the weather will ruin. We schedule around the forecast and tell you plainly when conditions must push the work back.
Honest limits
We cannot guarantee a patio against future weathering or the return of water-driven problems if the source is beyond our reach — a neighbour's runoff or extreme rainfall are not things anyone can promise away. What we do is rebuild properly and deal with every water source within the scope you approve.
When to call
Moss that keeps returning in strips, slabs that rock after wet winters, and edges that crumble are all signs water is working under the surface. Earlier intervention means smaller repairs.
Prevention worth knowing
Water damage is cumulative, so the habits that slow it are worth more than any single repair. Keep joints and channels clear so water leaves the surface quickly, watch how the patio behaves after heavy rain, and fix small faults before winter gives them a freeze–thaw cycle to exploit. If a downpipe discharges across your paving, that is worth resolving before it undoes the repair we do. We will point out the specific water sources affecting your patio during the visit, and a few minutes of seasonal attention keeps the surface honest for years. If you are ever unsure whether a change is water-related, photograph it after heavy rain and show us — that single picture often saves a return visit and a larger bill.
How to book
Book at maintenance-men.com or by phone. The booking fee is paid when you book, labour is hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts. It helps to know whether the problem worsens after rain and where any nearby downpipes discharge. Materials are quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Water is the patient enemy of a patio — it lifts slabs, washes out bedding, cracks surfaces in frost and turns small defects into big ones. We find out where the water is coming from, fix the damage it has caused and address the source where we can, with everything quoted before work starts.
What our customers say about this job
5 out of 5 from 1 reviews
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Questions people ask about water-damaged patio
Straight answers to the things customers ask most often before booking.
Can I repair water-damaged patio joints myself?
Repointing joints is reasonable DIY if the slabs themselves are firm — use a proper exterior jointing product, not ordinary sand alone, which washes out. But if slabs rock or bedding has turned to slurry, the damage is underneath and surface jointing will just hide it for a season.
What do you check on a water-damaged patio?
We map the damage, trace where water lands and flows, check the falls for ponding, lift slabs where needed to inspect bedding and base, and look at nearby downpipes, gullies and channels. The aim is to find both what the water broke and where the water is coming from.
Is standing water on a patio a problem beyond looks?
Yes — it is a slip hazard when wet and an ice hazard in winter, it accelerates moss and algae growth, and it slowly destroys bedding and jointing underneath. Puddles are the symptom, but they are also the mechanism by which small damage becomes large damage.
Will you fix the drainage as well as the patio?
Where the water source is within scope — a discharge point, a fall we can correct, a blocked channel or gully we can clear — we include it in the quote, because repairing the surface alone guarantees a repeat. If the source is beyond our scope, such as a neighbouring property's runoff, we will tell you plainly.
What will the repair cost?
You pay a booking fee when you book and labour is charged hourly at a rate that depends on how soon you need us. After assessing the patio we quote the full cost, which you approve before work starts; slabs, jointing compound and base materials are quoted separately as materials.
