Two Jobs, One Visit

The phrase pressure rebalancing covers two related tasks. The first is setting the system's fill pressure correctly: too low and the boiler locks out, too high and the relief valve lifts. The second is hydraulic balancing, which adjusts the lockshield valves so each radiator receives a share of flow in proportion to its size and position. A system can be at perfect pressure and still heat unevenly, and it can be well balanced but set to the wrong pressure. Both need doing.

Setting the Fill Pressure

On a sealed system the target is the cold pressure in the manufacturer's instructions, commonly between one and one and a half bar. It must be set with the system cold, because a hot reading is misleading. If the gauge will not hold that figure, there is a leak or a component fault, and adding water is not a fix. We check the filling loop is closed and not passing, confirm the expansion vessel is charged, and then set the pressure accurately rather than aiming for the middle of the green band by eye.

On older open-vented systems, pressure behaves differently: the head of water in the feed tank sets it, and the relevant checks are the tank level, the ball valve and any blockage in the feed. We will tell you which type you have and what applies.

Why Balancing Matters

Water takes the easiest route. Without adjustment, the radiator closest to the pump receives most of the flow and the furthest one gets what is left. That is why a house can have a scorching front room and a cold back bedroom. Balancing restricts the near radiators with their lockshield valves so flow is pushed to the far end, and the result is a system that heats evenly and runs more efficiently.

How We Balance It

We run the heating steadily until temperatures stabilise, then measure the flow and return pipe temperature at each radiator. A radiator with a large drop is short of flow; one with almost no drop is taking too much. We adjust the lockshields a little at a time, working from the nearest radiator outwards, and re-measure after each round. It is slow, methodical work, which is why it is often skipped. We record the settings and the final temperatures so the result can be checked later.

What Else We Check

Balancing cannot compensate for a fault. We check that every valve opens fully, that motorised valves are operating, that the pump setting suits the circuit, and that the water is not so sludged that flow is restricted everywhere. If the pump is worn, no amount of adjustment will restore distribution. If the system is dirty, cleaning comes before balancing, because balancing a restricted system just spreads the shortfall more evenly.

What You Will Notice

A balanced system heats up more evenly, reaches temperature sooner, and is less likely to have one room that never quite gets there. Radiators may be individually cooler to touch at the top of the scale because flow is shared, but the house is warmer overall. Noise from valves and pipes often reduces too.

Limits

We cannot make a badly designed circuit perform beyond its capacity. If the pipe bore is too small for the number of radiators, balancing improves distribution but will not create flow that the pipe cannot carry, and we will say so. We also cannot guarantee identical temperatures in every room, because radiator sizing, insulation and glazing differ. If a valve is seized and cannot be adjusted, it needs replacing, which is quoted separately.

Safety and Scope

This is water-side work on valves, pumps and pipework. Gas work is outside our scope: Maintenance Men is not Gas Safe registered. If a boiler fault involves gas, flue or combustion components, we stop and recommend a Gas Safe registered engineer. A gas smell means no switches or flames, ventilate if safe, leave and call 0800 111 999. A CO alarm means get everyone into fresh air and call 0800 111 999.

After the Visit

We leave you with the cold pressure setting, the lockshield positions and the temperatures recorded, so a future radiator change can be balanced back without guesswork. If you add a radiator later, ask for the system to be rebalanced as part of that work.

Book a Rebalance

Tell us which rooms are cold, what the gauge reads hot and cold, whether radiators were added recently, and your boiler make and model. Our West Midlands diary occasionally has same-day space, which we will offer if we can but never promise. We take the booking fee up front, the hourly labour rate depends on how soon you need the visit, the full cost being quoted and approved before work starts.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Urgent problems: standing water, no heat, no power, leaks.

1

Book the slot

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Two different problems often get called the same thing: pressure that is set wrongly at the boiler, and heat that is distributed unevenly around the radiators. Both make a house feel unreliable. We will set the fill pressure to the manufacturer's figure, balance the circuit properly with measurements, and check whether a component is preventing even flow.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Questions people ask about system pressure rebalancing

Straight answers to the things customers ask most often before booking.

Can I balance my own radiators?

You can, with a pipe thermometer and patience, adjusting lockshields from the nearest radiator outwards and re-measuring. It takes several rounds. If you are unsure which valve is the lockshield, a visit avoids making distribution worse.

What pressure should my boiler be at?

The figure in your manufacturer's instructions, usually one to one and a half bar when cold. Set it cold, not hot. If it will not hold that reading, there is a leak or component fault to investigate.

Will balancing make my radiators hotter?

It will make the house heat more evenly, and distant radiators usually get noticeably warmer. Near radiators may receive less flow than before, which is the point. Overall comfort and efficiency improve.

What if a valve is seized?

It cannot be adjusted, so replacing it is the answer. We identify and quote the valve separately. Forcing a seized valve can snap the spindle and cause a leak, which is why we do not simply turn it harder.

How much does it cost?

The booking fee is paid when you book, and the hourly labour rate depends on how soon you need us. We quote the full cost and you approve it before work starts. Any replacement valves or parts are quoted separately.
