Why the frame-to-wall seal matters
Every window frame sits in an opening in the wall, and the joint between the two is filled with sealant. Over years, that bead is asked to flex through heat, cold and vibration, shrug off sunlight and stay stuck to two materials that expand at different rates. Eventually it cracks, pulls away, or was never applied well in the first place. What you notice indoors is usually a draught across the sill, condensation pooling in the corners, black spot mould on the reveal, or a water stain that appears after driving rain.
What we check before opening a cartridge
Resealing is only the right answer if the frame, glass and wall are in decent order, so the check comes first. We look at how the frame is fixed and whether it moves when pressed, at the condition of the sills and trims, and at whether the glazing unit itself has failed — a misted double-glazed pane is a different job entirely and sealant will not touch it. We also lift the old bead in a small test area to see what is underneath, because sometimes the gap is wider or deeper than it looks and needs a backing filler before sealant will hold.
How the sealing is done
The old sealant is cut out completely — a new bead applied over old material will not bond and will peel within months. The joint is cleaned of dust, old residue and any mould, then dried. Where the gap is deep, we fill or back it appropriately so the bead is the right thickness. We then run a continuous bead of a sealant suited to the location and to the frame material — uPVC, aluminium, painted timber and masonry each need consideration — and tool it to a clean concave finish against frame and wall. Neatness matters less than coverage, but you get both.
What sealant cannot put right
Some window problems will still be there after the best reseal in the world. A rotten timber frame, a failed double-glazed unit, a cracked sill, a dropped lintel or a frame that was never fixed properly need repair or replacement by the appropriate trade. Damp that keeps coming back on the reveal despite a sound seal may be penetrating through the wall itself, particularly on older solid-brick houses common around the West Midlands. We will always tell you plainly what we can see, and reseal only where the joint genuinely is the problem — bead-over-trouble helps nobody.
Curing, cleaning and keeping it good
Fresh sealant needs time to cure before it gets wet or is painted over, so we will tell you how long to leave it per the product's instructions and how to ventilate the room meanwhile. To keep the bead in good shape, avoid bleach-heavy sprays directly on it, and wipe the sill corners dry after heavy condensation spells. A well-applied frame seal should stay flexible for years; if it starts to shrink or crack at the corners, that is the moment to have it renewed rather than wait for the draught to return.
Booking a window frame sealing visit
Tell us how many windows need attention and what you have noticed — draughts, mould, staining — when you book. Same-day visits may be available depending on the diary. On the day we will assess each window, agree with you exactly what will be done and what it will cost before starting, then carry out the work. Sealant and any backing materials are quoted separately from the labour, so you always know what you are approving.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Draughts whistling around your windows, mould spots on the reveal, or water marks on the sill after rain — these often trace back to a perished or missing seal between frame and wall. We cut out the old material and apply a neat, flexible bead that closes the gap properly. If the frame itself is rotten or the glazing has failed, we will tell you, because no amount of sealant fixes that.

Questions people ask about window frame sealing
Straight answers to the things customers ask most often before booking.
Is window resealing a job I could do myself?
A confident DIYer can run a bead, but the results live or die on preparation: every trace of old sealant has to come out and the joint has to be clean and dry. Matching the product to the frame material is the other common stumbling block. We also check for failed glazing units and rotten frames at the same time, which is easy to miss from a sealant gun.
What do you check before resealing a window?
We check whether the frame is still fixed firmly, look at the condition of sills and trims, and confirm the glazing unit has not failed. Then we lift the old bead to see what the joint underneath is really like. Only once the frame and wall are sound do we strip, clean, dry and reseal.
Will new sealant stop the mould around my windows?
If the mould is fed by draughts and condensation pooling in the corners, a proper reseal removes the water path and helps significantly. It will not fix a failed double-glazed unit, a rotten frame or a wall taking in rain, and it cannot replace ventilation. We will tell you which situation you are in.
Can you seal between uPVC and brick?
Yes, but it needs a product that will adhere properly to both materials, and they are not all created equal. We select the sealant per joint based on what the frame and the wall are made of. If you prefer to supply your own product for colour reasons, tell us at booking and we will confirm it suits the joint.
How much does window frame sealing cost?
A booking fee is paid when you book, and the hourly labour rate depends on how quickly you need us out. We quote the full cost of the agreed work before starting, and you approve it first. Any sealants and backing materials are identified and quoted separately from the labour.
