Why the old seal has to come out completely

There is a short cut everyone knows: run a fresh bead of silicone over the old, mouldy one. It looks better for a fortnight, then the new bead lifts, the mould reappears in the same black line and you are back where you started with two layers of sealant to remove instead of one. Old silicone — or acrylic, or whatever a previous job used — carries its failure with it: it no longer bonds, it may hold moisture against the joint, and nothing new sticks to it reliably. A proper replacement starts with a full strip back to the tile, tray, frame or worktop.

How we remove it without marking your surfaces

Sealant removal is slow, patient work with the right tools: a hook blade and scraper for the bulk, a removal gel or solvent for the stubborn residue, and a steady hand along grout lines and painted surfaces where a slipped blade does real damage. On delicate surfaces — acrylic bath panels, gloss tiles, uPVC trims — we test first and adapt. What we will not do is gouge a grout line or scratch a bath rim to save five minutes. Once the bulk is out, the joint is cleaned of residue and, if mould has taken hold, treated so spores are not sealed in under the new bead.

Preparing the joint for a bead that lasts

Fresh sealant fails for three reasons: the surface was damp, the surface was dirty, or the bead was asked to span a gap too big for it. Preparation deals with all three. The joint is dried thoroughly after cleaning — warm air and patience, not a hopeful wipe — and where a wide or deep gap was previously bridged by thick layers of old silicone, we rebuild the geometry with filler or backing so the new bead is the right profile. Sealant needs the right depth and width to flex properly; a bead that is too thin cracks, and one that is too thick never cures through.

Choosing the right replacement

The product for a shower tray is not the product for a window frame, and neither is right for a worktop edge. Sanitary-grade silicone for wet areas, flexible paintable caulk where the joint meets decoration, exterior-grade mastic for outside joints — matching product to location and substrate is half the job. If you have a preferred brand or colour for aesthetic reasons, tell us at booking and we will confirm it is suitable; otherwise we bring what the job needs and quote it separately from labour.

Curing, first use and aftercare

New sealant is at its most vulnerable while curing. We will tell you the product's curing time — commonly around a day for shower and bath joints — and how long to wait before water, steam or cleaning touches the bead. Keep the room ventilated, resist the urge to run a finger along the bead once we have tooled it, and hold off bleach sprays for the first week. Going forward, squeegee or wipe wet joints after use and the seal will stay clean far longer; if black spots return early, that usually means ventilation, not sealant, is the real problem.

Booking an old seal removal and replacement

Count how many joints you want redone — a full shower enclosure with tray, wall and screen joints takes noticeably longer than a single bath rim. Mention any surface we should treat gently, such as acrylic or gloss finishes. Same-day visits may be available depending on the diary. The booking fee is paid on booking, the hourly labour rate depends on how soon you need the visit, and the full cost including any sealant, quoted separately, is agreed before work starts. Book the visit and we will strip it properly and seal it once.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Running new silicone over old, mouldy sealant is the short cut that fails — the new bead lifts within weeks and the black line returns. A proper replacement starts with a full strip back to clean, dry surfaces. We do the removal patiently, prepare the joint correctly and apply the right product, so you only need it doing once.

Questions people ask about old seal removal and replacement

Straight answers to the things customers ask most often before booking.

Can I remove old sealant myself?

You can, and for a single short joint many people do. What makes it worth hiring out is scale and risk: a full bath surround or shower enclosure takes hours of patient cutting, and a slipped blade on an acrylic bath or gloss tile does expensive damage. We also check what is underneath the old bead, which is where hidden mould and failed substrate usually hide.

What does the removal and replacement involve?

We cut and lift all of the old sealant, treat any mould in the joint, then clean and dry the surfaces thoroughly. Where old layers have left a wide or deep void, we rebuild the geometry so the new bead is the right profile. The replacement is a product matched to the location — sanitary silicone, paintable caulk or exterior mastic as appropriate.

Can you guarantee the mould will not come back?

No, and anyone who promises that is not being straight with you. We remove the moulded material, treat the joint and seal it properly, which gives the best possible start. If black spots return quickly, that usually points to condensation and ventilation rather than the sealant, and we will say so.

What about delicate surfaces like acrylic baths or gloss tiles?

We test first and adapt — gentler removal products, plastic scrapers rather than metal where needed, and protection around the joint. Tell us at booking if you have a delicate or easily marked surface so we come prepared. Slow and careful beats fast and scratched every time.

What will the job cost?

There is a booking fee when you book and the hourly labour rate depends on how soon you need the visit. Before we start we quote the full cost for the joints you have agreed and you approve it. Replacement sealant is identified and quoted separately from the labour.
