Soakaway repair is the middle path between clearing a blockage and building a new one. When a soakaway underperforms — water backing up, gullies slow, damp patches over the pit — the question is what has actually failed, and whether it is worth repairing. Often the answer is yes: structure sound, ground good, just silted or poorly connected. Sometimes the honest answer is replacement, and we will say so rather than repair something that will disappoint.

What can go wrong, and what we can fix

Silt and debris filling the void is the most common fault — roof grit, soil fines washed in over years, leaves past an absent trap. Digging out the silt, cleaning or replacing the filter media around the chamber and fitting a silt trap upstream restores capacity, provided the structure is sound. Covers and frames corrode, crack or sink, letting soil wash in from above — replacing them closes a fast route for silt. Connections fail: the inlet pipe silted, damaged or never properly joined, so water arrives slowly or spills into the ground before reaching the pit — repairing the connection restores proper flow. Surrounding ground compacted or paved over after the soakaway was built quietly kills its intake — relaying that surface permeably or relocating access restores it. And root invasion from nearby trees can fibrous-up the filter media — treatable, though the tree's presence sets a limit.

What is usually not worth repairing

A structurally collapsed or badly deformed chamber is generally a replacement: patching a broken pit rarely buys lasting service. And ground that no longer accepts water — tested, not assumed — defeats any repair: a perfectly restored soakaway in impermeable ground still stands full. Where infiltration testing shows poor ground, the honest options are relocation to better ground, land drainage to a working outfall, or a pumped element, and we will set those out rather than sell a repair that cannot work.

How we assess and repair

We locate and open the pit safely, assess the structure, dig trial holes to test the surrounding ground, and check the inlet run for silt, damage or disconnection. Before any digging we check carefully for buried services; detectors help, but no scan guarantees what is below, and utility plans are yours to provide. On very old properties we are alert to fragile or asbestos-cement materials in old chambers and pipework — anything like that is left undisturbed and referred for specialist testing. Repairs that fall within the visit — clearing, cover and connection work — are charged at our standard rates; anything larger is quoted before we start, and you approve the price before work begins.

Keeping it healthy afterwards

A repaired soakaway lasts when the things that silted it are managed: keep gutters clean so roof debris stays out, empty the silt trap we fit or service, keep the surface above the pit permeable and un-driven, and watch emptying times after rain. Slow emptying is the early sign of silt returning, and catching it early is cheap.

Booking

Book a visit and tell us what the soakaway is doing wrong, where it is if you know, and anything about its age and type. Old plans or a previous survey help. We will assess, repair what is worth repairing, and give you a straight answer if replacement is the better option.

There is a genuine middle case we see often: a soakaway that is half silted, half sound, on ground that drains moderately. There, a thorough clean-out, a new silt trap and a re-graded inlet can buy several more good years at a fraction of replacement cost — and we are happy to recommend exactly that when the evidence supports it. The honest framing is this: repair when the structure and ground allow, replace when they do not, and always explain which test decided it.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Not every underperforming soakaway needs replacing. Silt can be dug out, covers and frames replaced, runs reconnected and filter media refreshed — and a restored soakaway often serves for years more. We inspect first, repair what is worth repairing, and tell you plainly when replacement is the better money. That honesty is the point of the visit.

What our customers say about our drainage service

4.2 out of 5 from 5 reviews

Fast, tidy and friendly

Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Standing Water in Shower Tray

Happy overall

Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.

Job: Partial Soil Stack Blockage

Fixed it, but took longer than expected

The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about soakaway repair service

Straight answers to the things customers ask most often before booking.

Could I repair a soakaway myself?

Clearing the grating and keeping an eye on how fast gullies empty is sensible DIY. Opening and digging out a buried pit, assessing a structure and repairing connections is not — old pits can be deep and unstable, and buried services may run nearby. On very old properties, chambers and pipes can include fragile or asbestos-cement materials, which should be left undisturbed and referred for specialist testing.

What do you check to decide repair or replacement?

We open the pit safely and assess the structure, dig trial holes to test whether the surrounding ground still accepts water, and check the inlet run for silt, damage or disconnection. Before digging we check for buried services — detectors help, but no scan guarantees what is below. Structure sound, ground good and connection fixable means repair; collapse or poor ground means replacement, and we will say which.

Is there a safety risk opening an old soakaway?

Yes, and we take it seriously: deep or ageing pits can be unstable, so they are opened properly rather than leaned into. Buried services are checked before any digging. And on very old systems, fragile or asbestos-cement materials sometimes turn up in chambers and pipework — if we find anything like that, we stop, leave it undisturbed and recommend specialist testing and removal.

When is repair not worth it and replacement is better?

Two cases mainly: a structurally collapsed or badly deformed chamber, which patching rarely rescues; and ground that no longer accepts water, where even a perfect soakaway stands full. If our testing shows poor infiltration, we will recommend relocation, land drainage to a working outfall or a pumped solution instead of a repair you would pay for twice.

What does a soakaway repair cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the repair is quoted before we start, so you approve it first, and any parts — covers, traps, filter media — are quoted separately. If replacement turns out to be the better option, that is surveyed and quoted as a project.
