A missing tile looks minor from the ground, and often it is — but what matters is what you cannot see. The gap lets rain onto underlay that may be decades old, wind lifts the exposed edges of neighbouring tiles, and if the original failure was rotten battens or corroded fixings, more tiles are quietly working loose. Done properly, replacing a tile is a small job; done as a bare swap without diagnosis, it is a temporary one.
Why tiles go missing
Most commonly it is wind: a gust gets under a tile whose nibs are worn, whose fixing has corroded or whose mortar bed has failed, and off it comes. Age does the same work slowly — tiles become brittle, nails rust through, and the clip or nail that held a tile for forty years gives up. Slipped tiles are often the early stage: the fixing has failed but the tile has only travelled partway down, leaving it perched where the next wind or frost moves it. Occasionally tiles crack from impact — a thrown ball, a fallen branch, or footfall from an earlier roofer or aerial installer.
How we assess before replacing anything
We identify the position and type of the missing or slipped tile, then look at the immediate area: the battens and underlay exposed by the gap, the fixings and condition of surrounding tiles, and the ridge, verge or valley above the gap, since water can enter well away from where a tile finally fell. We check whether the failure is a one-off or a pattern — a row of corroded nails or several loose tiles on one slope tells a different story to a single unlucky tile, and we will say so honestly. Access matters: we use ladders and appropriate access equipment, we will not walk fragile roofs, and where a slope can only be worked safely from scaffolding we will say so and quote accordingly.
The replacement itself
We match the tile type and colour as closely as possible — concrete, clay or slate each behave differently, and reclaimed matching tiles are often the best visual fit on older roofs. The tile is fixed mechanically to the batten or clipped in line with the original design; where the fixing has failed, we address the fixing, not just the tile. If the underlay beneath the gap is torn or perished, we will tell you and quote the repair of that too, because a sound tile over a failed underlay still lets water through in driving rain. All repair work is quoted and approved before we start.
When one missing tile means something bigger
If several tiles are loose, if the roof is near the end of its life, or if the underlay is deteriorating broadly, we will tell you that replacing single tiles is buying time rather than solving the problem, and set out the options — from staged repairs to a replacement project quoted after survey. Old roofs can also contain asbestos-cement components in sheets or flashings; if we suspect that, we will not disturb it and will recommend testing and specialist removal.
Aftercare
After a tile replacement, glance at the area after the next strong wind and heavy rain. Keep gutters and valleys clear so water is not backing up under tile laps, and consider a periodic roof check — tiles that fail once tend to have neighbours failing soon after, and catching them is far cheaper than drying out a ceiling.
Booking your visit
Contact Maintenance Men by phone or via maintenance-men.com. Tell us roughly where on the roof the gap is and, if you can see it safely from the ground, whether a tile is missing entirely or slipped and hanging. A photo from ground level helps us match the tile. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts, with parts quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A gap in the roof covering is an open invitation to rainwater and to the next gust of wind. We attend with matching tiles where possible, fix the immediate problem properly, and check why the tile came off in the first place — because a tile that has slipped once often has neighbours close behind.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about missing roof tiles
Straight answers to the things customers ask most often before booking.
Can I replace a missing roof tile myself?
Working at height on a ladder or roof is one of the most common sources of serious home accidents, and fixing a tile correctly needs the right fixings and an understanding of the roof's design. Replacing a tile from a wobbly ladder without checking the battens underneath is a job often redone — by someone else, in the rain, twice.
What do you check when replacing a missing tile?
The gap itself — battens, underlay and felt beneath — plus the fixings and condition of the surrounding tiles, the area above the gap such as ridge or valley, and whether the failure is a one-off or part of a pattern such as corroded nails along a row. The aim is to fix the cause, not just the gap.
Do you use scaffolding for a single tile?
Usually not — a single accessible tile is normally done from ladder access safely. But some slopes, heights and fragile roof coverings genuinely need scaffolding or specialist roof access, and we will tell you honestly when that applies rather than improvise unsafe access.
Will the new tile match my existing roof?
We match tile type and colour as closely as possible, often using reclaimed tiles on older roofs for the best visual fit, but an exact match is not always achievable — manufacturers discontinue profiles, and weathering changes colour. We will tell you what the realistic match is before the work is quoted.
How much does it cost to replace missing roof tiles?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
