Loose tiles are the quiet stage of a roof problem. The fixing or mortar has failed, but gravity and friction are still doing their job, so nothing dramatic has happened. Then a storm arrives, or a hard frost, or simply another winter, and the tile slips — sometimes hanging dangerously over the gutter edge, sometimes into the garden, sometimes taking its neighbours with it. Dealing with loose tiles early is one of the cheapest roof interventions there is.
What "loose" actually means
A tile is loose because something that held it has given up: a nail rusted through, a clip broken, nibs worn away, or — on ridges and verges — the mortar bedding has cracked and let go. Sometimes the tile below has been displaced, leaving the one above unsupported. Loose tiles can also follow earlier work: a satellite dish installation, chimney repair or previous roofing job that disturbed the courses and never refixed them properly. Wind rattling is often the first sign a homeowner notices — a ticking or tapping sound in gusts with no visible cause.
How we assess the slope
We locate the loose tiles and then check their neighbours, because fixings rarely fail one at a time when the cause is age — corroded nails or worn nibs tend to affect a whole course or slope. We look at the ridge and verge mortar, the valley above, and the underlay where a tile has shifted enough to expose it. We check for previous causes too: recent work by others, dish or solar fittings, or footfall damage. Access is by ladder and appropriate equipment only; we will not walk fragile roofs or improvise unsafe access, and where the slope needs scaffolding to be worked safely we will say so plainly.
Fixing them properly
Refixing a tile means more than pushing it back up. Depending on the roof's design we mechanically fix the tile to the batten, fit an appropriate clip, or re-bed ridge and verge tiles in fresh mortar where that is the roof's system. If the batten underneath is rotten or the nail hole has failed, we repair the batten or use a fixing method suited to the condition — a tile refixed to rotten wood is loose again by the next storm. Where several tiles on a slope need attention we will quote the whole course rather than leave you with the next loose one appearing in a month. All work is quoted and approved before we start.
When loose tiles point to a bigger story
A roof with loose tiles in many areas, or tiles that are brittle and porous with age, may be approaching the point where spot repairs stop making sense. We will tell you honestly if we think continued refixing is throwing good money after a roof near the end of its life, and set out the alternatives, including replacement quoted after survey. On older properties we also watch for asbestos-cement components and will not disturb suspect materials — we recommend testing and specialist removal instead.
Aftercare
Listen for the rattle after the next strong wind and glance at the repaired slope from the ground. Keep the gutters clear so water is not backing up under tile laps, and if you hear new ticking sounds in gusts, mention it early — it is far cheaper to refix a rattling tile than to repair the damage when it lands.
Booking your visit
Call Maintenance Men or book through maintenance-men.com. Tell us where you have noticed loose or slipped tiles and what you have heard or seen — rattling sounds in wind, a tile at the gutter edge, debris in the garden. Photos from ground level help. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts, with parts quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A tile that rattles or has slid a few inches is a tile that has already failed — it just has not fallen yet. Our visit finds every tile on that slope with compromised fixings, secures them properly, and tells you honestly whether you are looking at one bad tile or the first of many.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Questions people ask about loose roof tiles
Straight answers to the things customers ask most often before booking.
Can I refix a loose roof tile myself?
It looks simple and it is the job people most often get wrong. Correct refixing depends on the tile's fixing system, the state of the batten underneath and safe access at height. Pushing a tile back into place without fixing it just schedules the same job for the next storm — from a greater height.
How do you find tiles that are loose but haven't slipped yet?
We check the courses around any known loose tiles, since fixings tend to fail in runs when the cause is age, and we test the slope systematically from safe access. Rattling in wind, shifted tiles, cracked mortar on ridges and verges and corroded fixings all point us to what else needs attention before it falls.
A tile is hanging over my gutter — is that urgent?
Yes, treat it as urgent: it can fall without warning onto anyone below, and it is exposing the roof to rain. Keep people away from underneath it, do not try to knock it down or climb up, and tell us when booking so we can prioritise it. We will secure or remove it safely.
Why did my tiles come loose after someone else worked on the roof?
Roof work by others — aerials, solar panels, chimney repairs — often disturbs tiles and their fixings, and if they were not refixed to the original standard the courses loosen over the following months. We can assess the affected area, refix to standard, and tell you the extent of any poor work we find.
What will refixing loose tiles cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
