Furniture for the hardest-working room

Utility rooms, garages and boot rooms get furniture the rest of the house never sees: laundry cupboards, shoe storage, storage benches, garage shelving and units that live with condensation, dust and cold. The assembly itself is standard flat pack work, but the room changes the decisions — what the walls are made of, how damp they get, and how much abuse the furniture will take. Getting those decisions right is what separates furniture that lasts from furniture that swells and sags within a year.

What we assemble

Laundry and utility cupboards, shoe storage, hallway benches, garage and cellar shelving, and storage units around boilers or meters where access must stay clear. Each has its own quirks — shelving needs the wall behind it assessed for load, cupboards around a boiler need the maker's clearances respected, and anything near a sink or washing machine needs its position planned with splashes in mind. We follow the manufacturer's instructions throughout, and we will tell you if a planned position conflicts with something practical like a boiler service access.

Walls, floors and damp

Garage and utility walls are often brick, block or render rather than the plasterboard of the house, and that changes the fixings — usually for the better, but we assess before drilling rather than assume. Floors are commonly uneven concrete, so levelling feet matter. Damp is the quiet killer: condensation on cold walls swells cheap chipboard from the back, so where a wall is prone we will discuss leaving a gap for airflow, treating cut edges where the product allows, or positioning the unit off the coldest surface. These are judgement calls we make with you, not promises we make in advance.

Heavy loads and safe fixing

Garage shelving is the furniture most likely to be seriously overloaded, so we check the maker's shelf load ratings and tell you what they mean in bays of paint tins and toolboxes. Tall shelving gets fixed to the wall where the wall is suitable and it is agreed — a bay of shelving tipping in a garage is genuinely dangerous — and where a wall will not take a safe fixing, we say so rather than improvise. If parts arrive missing or damaged, we assess what can reasonably be done and identify manufacturer replacement parts for you to order separately.

Decisions to make early

Utility and garage furniture rewards a little planning: which wall gives the best fixings, where the unit must stand clear of a boiler or meter, how much clearance a washing machine door needs beside a cupboard, and how shelves should be spaced for what you will actually store. We will walk through these with you before fixing anything, because moving a fixed unit later is a fresh job. If you plan to store heavy items, say so — it affects which shelf we position where and how the unit is restrained.

If the furniture is for a rented property or a shared garage, mention it — the fixing decisions are worth agreeing with whoever owns the walls, and we would rather settle that before drilling than after. Photographs of the space help too, if you can send them when booking.

Booking

Clear the floor space and the route in — garages are usually full — and tell us about power sockets, boiler cupboards and anything the furniture must stand clear of. Call Maintenance Men to book: a booking fee is paid when you book, labour is hourly with the rate depending on how soon you need the visit, and the full cost is quoted and agreed with you before work starts. Same-day may be available, we are fully insured, and we cover the West Midlands.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Questions people ask about utility furniture assembly

Straight answers to the things customers ask most often before booking.

Can I assemble garage shelving myself?

Light-duty shelving kits are often manageable solo, but the parts that matter are the ones people skip: proper wall fixings, level bays and respect for the shelf load ratings. Garage walls are often masonry, which needs the right fixings and a decent drill. If the shelving is tall or will carry real weight, having it assembled and restrained properly is worth the call.

What do you check before assembling utility furniture?

We check the parts against the manufacturer's list, assess the wall construction where fixing is involved, and look at the floor for level. We also check the position against practicalities — boiler and meter access, sockets, and anything that splashes — and respect the maker's clearances where the unit sits near appliances. Nothing is fixed until the placement makes sense.

Can you fix shelving to a garage wall?

Usually yes — garage walls are often solid masonry, which takes heavy-duty anchors well — but we assess the actual wall before drilling rather than assume, because some garages have thin single-skin or blockwork that behaves differently. Where the wall is suitable and fixing is agreed, we restrain tall shelving properly; where it is not, we tell you honestly and discuss alternatives rather than fit something that will not hold.

Will the damp garage ruin this furniture?

Condensation on cold walls is what swells chipboard and rusts fittings, so it depends on the wall and the product. We will flag the risk where we see it and discuss the practical answers — leaving an air gap behind the unit, keeping it off the coldest surface, or treating cut edges where the manufacturer allows. We would rather warn you honestly than promise the furniture will shrug it off.

What does utility furniture assembly cost?

A booking fee is paid when you book, labour is hourly and the rate depends on how soon you need the visit, and the full cost is quoted for your approval before work starts. Several items in one visit are usually the most economical booking. Any manufacturer replacement parts needed are identified and quoted separately.
