Drainage maintenance is unglamorous and quietly effective. The fittings and runs that block most often are the ones nobody inspects: a kitchen waste, a bathroom trap, an outside gully, a chamber under a lawn. Cleaning them on a routine catches problems while they are small.
What a maintenance visit involves
We start with the fittings that matter: kitchen waste and trap, bathroom and shower wastes, the toilet if it has been slow, and the outside gullies and downpipe connections. Traps are opened and cleaned, gullies emptied of silt and leaves, and the flow tested at each point. Where there is a chamber, we lift it and check the level and the condition of the channel.
If the run has a history of blocking, we clean the pipe itself rather than just the fittings. Jetting scours the walls and removes the film that causes repeat problems; rodding only opens a channel. Which is appropriate depends on the pipe, and we will say if the run is too fragile for high pressure.
Finding out what condition the pipes are in
A maintenance visit is a good moment for a camera survey, because you are already thinking about the drainage and a survey answers questions that guesswork cannot. It shows whether an old clay run has cracked, whether roots have entered at a joint, whether a length has dropped, and whether the pipe that keeps blocking is actually damaged rather than just dirty.
That knowledge changes the maintenance plan. A sound pipe that blocks because of fat needs a cleaning routine and a change of habit; a pipe with a defect needs a repair, and no amount of cleaning will substitute for it.
A realistic schedule
There is no single interval that suits every property. A household that cooks with a lot of oil, a house with a long flat run, a property with mature trees near the drain and a home with several bathrooms all need more attention than a simple two-person household. As a rough guide, gullies benefit from clearing before winter and after leaf fall, and a kitchen waste from a clean once the flow starts to slow rather than on a calendar.
The honest position is that maintenance reduces the frequency of blockages without eliminating them. Roots keep growing, fat keeps accumulating if it keeps going down the sink, and a pipe that has lost its fall will always be prone to silting.
Simple habits that do most of the work
Wipe pans into the bin rather than rinsing fat down the sink. Use a hair catch in the bath and basin. Never flush wipes, even ones labelled flushable, or cotton buds, sanitary products or kitchen roll. Clear the gully grate before winter. Run water in unused traps weekly so they do not dry out. Keep chamber covers accessible rather than paving or planting over them.
Gullies, soakaways and the wider picture
An outside gully that keeps filling is usually collecting silt from a roof or a drive, and a grate helps. A soakaway that no longer works is a different problem: it silts up over years and cleaning the gully will not restore it. If a garden floods regularly, the answer may involve land drainage or a watercourse beyond your boundary, and we will scope what a soakaway or land drain can realistically achieve rather than promising a dry garden.
Safety notes
Sewage and standing water carry bacteria. Keep children and pets clear of an open chamber, wash your hands after any contact and ventilate the space. Never climb into a chamber. Do not use caustic chemicals as a maintenance measure; they damage seals and traps and do not remove the film that causes repeat blockages. If you have used any, tell us before we attend.
Booking a maintenance visit
Tell us the postcode, how many bathrooms the property has, whether there is a chamber and where, and whether the drains have blocked before and how often. Same-day attendance may be possible, but a maintenance visit is usually better planned than rushed, and we will be honest about when it makes sense.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Most blocked drains are not bad luck; they are the predictable result of a slow build-up nobody looked at. A maintenance visit deals with what has accumulated before it becomes a backup, and it is a good deal less disruptive than an emergency call on a Sunday. It also gives you a clearer picture of the condition of your drainage.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about drain cleaning & maintenance
Straight answers to the things customers ask most often before booking.
Can I maintain my drains myself?
You can keep gully gratings clear, use hair catches, avoid putting fat and wipes down the sink, and run water in unused traps. Cleaning traps under basins is reasonable if you are confident. Rodding a soil run or lifting heavy chamber covers is better left alone.
What does a maintenance visit cover?
Traps and wastes on the main fittings, outside gullies and downpipe connections, the chamber if there is one, and the pipe itself where there is a history of blocking. We test the flow at each point and tell you what we found.
Is it safe to use bleach or caustic soda regularly to keep drains fresh?
No. Neither removes the film of waste that causes repeat blockages, and both can damage rubber seals and traps over time. Mechanical cleaning and keeping fat and wipes out of the drain do far more, and cost less.
How often should drains be cleaned?
It depends on the property: how many bathrooms, whether there is a long flat run, trees near the drain, and how much cooking fat goes down the sink. Gullies are worth clearing before winter and after leaf fall, and a waste is worth cleaning when the flow starts to slow.
What will it cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted before we start, parts quoted separately, so the full cost is approved before any tools come out. A camera survey or any repair identified during the visit is quoted separately, once we know what is involved.
