When render starts coming away — hollow-sounding patches, cracks with edges lifting, or whole areas dropping off — the wall behind is being exposed to the weather. Every winter that exposure goes unrepaired, frost and rain push the failure further. The job is to stop it cleanly: strip what has failed, work out why it failed, and restore a sound finish. Here is how we approach it.

Why render lets go

Render fails when water gets behind it or when it was applied in a way that never gripped properly. Water entering through cracks, saturated brickwork, or a leaking gutter running down one corner freezes and expands, prising the render off the wall in a slow creep that accelerates each winter. Rusting metal beading and old fixings expand and burst the render from within. Render applied over dust, or too thickly in one coat, never bonds and eventually parts company. And where the wall itself moves, the render moves with it until the bond breaks.

Sometimes the failure is local — one corner where the downpipe has been dripping for years. Sometimes it is general — an old skin that has simply reached the end of its life across the whole elevation. Those are different jobs with different answers, so the assessment decides the route.

Making it safe and assessing the extent

Loose render is a hazard: sheets can fall from head height, especially where people walk or children play. On our visit we identify and safely remove anything at immediate risk of falling, working from appropriate access and never improvising at height. We then sound the whole area, marking out the boundary between sound render and hollow render, and check whether the exposed wall behind is damp, crumbling or sound. We look for the cause — gutters, downpipes, cracked sills, ground levels bridging the damp course, or a wall that is moving. The result is a clear map of what needs to come off and why it came off in the first place.

Repair options

Where the failure is small and the cause is fixed, spot repair makes sense: cut back to a clean square edge in sound render, treat and dry the wall behind, and rebuild in bonded layers to match the finish. Where hollow areas are scattered widely, or the render is old and failing generally, patching becomes an endless game of whack-a-mole and a full re-render of the elevation is the honest recommendation — it is quoted as a project after survey, and scheduled over several dry days.

Either way, anything that caused the failure is repaired first: guttering, downpipes, sills, seals and drainage. New render applied over the old problem will not outlive the winter.

Weather, timing and honest expectations

Render work needs suitable conditions — dry walls and frost-free nights for the material to cure properly — so we schedule sensibly and will tell you plainly if the weather must move the date. Render repairs are matched as well as materials allow, though a new patch beside old weathered render can look slightly different; re-finishing the whole elevation is the way to a uniform look if that matters to you. We cannot guarantee against future cracking, especially where the building moves with the seasons, and we will say what to watch for after the work.

Aftercare

Keep gutters and downpipes in good order so water never runs down the wall. Check the repair each spring and have hairline cracks sealed before winter opens them. Avoid pressure washing, which drives water into joints and can lift edges.

Booking

Book via maintenance-men.com or by phone. You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the agreed work is quoted and approved before we start, with parts and materials quoted separately. Send photos of the affected areas when booking — they help us plan time and access.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Render that is lifting, cracking off in sheets or shedding flakes onto the ground is more than an eyesore — the wall behind is losing its weather protection. Our visit assesses how far the failure goes, safely deals with anything at risk of falling, and gives you clear options from spot repair to a full re-render.

Questions people ask about loose or falling render

Straight answers to the things customers ask most often before booking.

Should I pull off loose render myself before you come?

Please don't — loose render sheets can be surprisingly heavy and sharp-edged, and pieces fall unpredictably. Leave the removal to us; we work with the right access and protection. What you can do is photograph the area, note anything that falls, and keep people away from directly beneath loose areas in the meantime.

How do you tell how far render failure goes?

We sound the render across the whole affected area, marking where it is solid and where it is hollow, and we inspect the wall behind where render has already gone. We also hunt for the cause — leaking gutters, cracked sills, damp walls or movement — because repairing without fixing the cause simply sets up the next failure. You get a clear map of what needs to come off and what happens next.

Is falling render dangerous?

Yes — sheets falling from above head height can cause real injury, so areas with loose render should be treated with respect, especially over doorways, paths and play areas. We secure or safely remove anything at risk as a first step. Any work at height is done with proper access equipment, never improvised, and if a job needs scaffolding or a specialist we will say so.

Can you patch just the broken bit, or does the whole wall need re-rendering?

It depends on the extent. Scattered small failures with an obvious local cause can often be spot-repaired successfully. Widespread hollow render or an old skin failing everywhere is best treated with a full re-render of the elevation, because patching it becomes endless. We assess and quote both routes honestly so you can choose the one that actually solves the problem.

How is this kind of work priced?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before we start, with parts and materials quoted separately. A full re-render is a larger quoted project, surveyed and scheduled over several working days in suitable weather.
