Who May Replace a Gas Boiler

Removing an old gas boiler and fitting a new one involves the gas supply, the burner, the flue and the commissioning — all gas work that only a Gas Safe registered engineer may lawfully carry out. Maintenance Men is not Gas Safe registered and never does gas work, so we do not replace boilers, and nothing on this page should suggest otherwise. The replacement belongs to a Gas Safe partner; what we do is prepare the ground for it properly.

An Honest Second Opinion First

If your boiler is failing, the question is whether replacement is genuinely the best step, and it is worth having someone with no boiler to sell give a view. Our assessment looks at the condition of the system around the boiler and the realistic options:

  • Whether the faults are actually water-side — many boilers condemned as unreliable are suffering from pressure loss, sludge, failing pumps or valve faults that are repairable at a fraction of replacement cost. We can often fix those outright.
  • The state of the system the new boiler would inherit — radiator condition, sludge levels, water quality, pressure stability, valves and controls, all of which affect whether a new boiler lasts its warranty term.
  • What to tell the Gas Safe engineer — a written summary of what we found, so their survey and quote start from facts rather than a guess.

If repair makes more sense, we will say so and quote it. If replacement is genuinely due — an old boiler with failing gas-side components, for instance — we will say that too, and refer you on.

What the Visit Is — and Is Not

The estimate for this visit is 60 minutes — the time for this defined initial scoping assessment, not for a replacement. Removing and replacing a boiler is a day or more of Gas Safe work, surveyed and quoted by the Gas Safe partner directly. We do not survey gas work, we do not price boiler replacements, and our visit does not advance the replacement beyond the assessment of non-gas scope it covers.

Preparing the System for a New Boiler

Where replacement is going ahead, the water-side work we can do is exactly what manufacturers expect to see before honouring a new warranty:

  • Power flushing — a system full of sludge will shorten a new boiler's life and can void the warranty; flushing before or during the changeover is usually the single most valuable preparatory job.
  • Replacing worn valves and pumps — parts already failing will fail faster on a new, more efficient boiler's gentler flow rates.
  • Balancing and repairs — radiators heating evenly, joints sound and pressure stable, so the new boiler starts in a system that holds together.
  • Controls — upgrading thermostats and programmers alongside the replacement, which the Gas Safe partner will expect to be in working order.

All of that is water-side work fully within our competence, quoted separately from the assessment visit.

How the Handover Works

After the assessment you get our written findings and the details of a trusted Gas Safe registered engineer we work closely with. They survey the gas side, recommend the boiler and flue arrangement, quote the replacement and carry it out on their terms — we take no part in their pricing or their work. If your situation needs nothing from us, we will say so plainly and point you straight to them.

What We Will Not Do

We will not disconnect or remove an old boiler, fit or commission a new one, touch gas pipework, or estimate the cost of a gas boiler replacement. Those are the Gas Safe partner's to quote and perform, and pretending otherwise would put you and the work at risk.

Booking and Next Steps

Contact us with your boiler's make, model and age, what has been going wrong, and what you have been told or are considering. Same-day visits may be available but are never promised. A booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost of the assessment is quoted and approved before we start. The replacement itself is quoted by the Gas Safe registered engineer, and their quote is the only valid price for that work. We cover the West Midlands.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Booked 14+ days ahead

£25 booking fee

then £85 per hour of labour

Best value. Book the slot now, pay the smallest booking fee.

Booked within 48 hours

£100 booking fee

then £65 per hour of labour

For jobs that can wait a day or two but not a fortnight.

Same-day call-out

£220 booking fee

then £45 per hour of labour

Urgent problems: standing water, no heat, no power, leaks.

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

Replacing an old boiler is the right call when repairs are stacking up — but the replacement itself is gas work, reserved by law for Gas Safe registered engineers, and Maintenance Men is not one. What we offer is the honest groundwork: an initial assessment of the non-gas condition of your heating system, an independent view on whether replacement really is the sensible step, and a referral to one of the trusted Gas Safe registered engineers we work closely with who quotes and performs the replacement.

What our customers say about our heating & radiators service

5 out of 5 from 10 reviews

Fast, tidy and friendly

Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.

Job: No Heating from Boiler

Turned up when they said

What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.

Job: Expansion Vessel Fault

Exactly what was quoted

I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.

Job: Airlock in Hot Water System

Questions people ask about boiler replacement

Straight answers to the things customers ask most often before booking.

Do Maintenance Men replace boilers?

No — replacing a gas boiler is gas work, and we are not Gas Safe registered and never carry out gas work. What we offer is an initial assessment of the non-gas condition of your heating system, an independent view on whether replacement is really needed, and a referral to a trusted Gas Safe registered engineer we work closely with who quotes and performs the replacement.

Should I repair my boiler or replace it?

It depends on what is actually failing. Water-side faults — pumps, valves, pressure loss, sludge — are usually worth repairing regardless of the boiler's age. Repeated gas-side failures on an old boiler often do point to replacement. Our assessment tells you which situation you are in, and we will recommend repair where that is the honest answer.

What happens during your initial assessment visit?

We check the system around the boiler — radiators, pipework, valves, pressure, water condition, pump and controls — and write up what we found for the Gas Safe engineer. It is a defined scoping visit of around 60 minutes, not the replacement itself and not a survey of the gas side.

Why flush the system before a new boiler goes in?

A new boiler fitted to a sludged system inherits the corrosion, and manufacturers can refuse warranty claims on that basis. Power flushing before the changeover, plus replacing worn valves and pumps, gives the new boiler the clean, balanced system its warranty assumes — and it is all water-side work we can quote and do.

How is this priced?

Our assessment visit carries a booking fee paid when you book and an hourly labour rate that depends on how soon you need us, with the full cost approved before we start; any water-side preparation such as flushing is quoted separately. The boiler replacement itself is quoted directly by the Gas Safe registered engineer, and only their quote is valid for that work.
