Getting New Wiring Right From the Start
A new space is also a new set of habits waiting to happen, and the wiring should be designed for them. The household that adds an extension soon discovers how it actually gets used — the corner that becomes a desk, the socket position the sofa blocks, the light switch nobody can find in the dark. New wiring is the one electrical job where you have complete freedom — no legacy routes, no inherited compromises, no making do. That freedom is worth using well. The circuits for a new space should be designed around what it will actually do: a kitchen needs far more sockets than a bedroom, a home office wants clean and reliable power, a loft conversion needs lighting at the stairs as well as the room, and anything with an electric shower, an oven or heavy equipment needs a circuit sized for it. Designing that properly at the start is what prevents the trailing leads and extension boards that otherwise plague new rooms.
What the Planning Visit Covers
The first appointment is about answers, not drills. We look at the space and its likely loads, check the existing installation that will supply it — because new circuits land on the consumer unit, and an older unit may need updating to protect and accommodate them — and talk through positions with you: sockets, switches, lighting, and anything from data points to outside power. From that visit comes a complete quote covering the installation in full: the circuits, the fittings, the consumer unit work, the testing and the making-good. Nothing starts before you approve it, and the planning day is charged as an ordinary hourly visit.
How the Installation Proceeds
Once approved, the sequence is first fix, then second fix. First fix runs the new cable: through walls before plastering where the build is open, under floors, through the loft, back to the consumer unit. Second fix brings the visible parts — sockets, switches, light fittings, the consumer unit connections — once surfaces are finished. Working alongside your other trades is normal for us; the electrician coordinates timing so wiring lands before plaster and fittings after paint. Every circuit is tested at completion, and the whole installation is tested and proven before it goes live.
Wiring for What Comes Later
Well-planned new wiring anticipates the next few years, not just the move-in date. Spare capacity at the consumer unit, a socket where the desk will probably migrate, outside power for whatever the garden becomes next, lighting circuits with sensible switching — these cost little at first fix and are expensive regrets afterwards. We will suggest the decisions worth making now and leave the optional extras entirely to you.
Tested Before It Goes Live
No new circuit is handed over on trust. Every run is checked for continuity, insulation and polarity as it is completed, the protective devices are proven to operate, and the finished installation is tested as a whole under realistic load before the supply is finally connected to it. If anything measures outside what it should be, it is corrected before you ever switch it on — not discovered six months later.
What You Are Left With
New circuits tested and proven, protection from a consumer unit whose devices are working and understood, positions you chose rather than inherited, and test results documenting every circuit for future reference. When the extension or renovation is finished, the wiring is the part you should never have to think about again — that is the standard we install to.
When to Call Us
Book a planning visit whenever a project will add circuits: extensions, loft and garage conversions, new kitchens, garden rooms, or the rewiring of a renovated area. Early is better — wiring is cheapest and easiest before plaster and floors close in, and a quote you have in hand helps the rest of the project plan around it.
Book Your Planning Visit Today
New wiring is a one-time opportunity to get it exactly right, and it starts with a proper plan. Call or book online for a planning visit — we will design the circuits around your space, quote the full installation, and build it to a standard you never have to think about.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Adding an extension, converting a loft or renovating a kitchen gives you one clean chance to get the wiring exactly right — circuits sized for what the space will actually do, sockets where you will want them, and protection up to modern standards. New wiring installation starts with a planning visit: we assess what the new space needs, design the circuits with you, and quote the full installation before anything begins. The first day is booked and charged hourly like every other job.
What our customers say about our electrical service
4.6 out of 5 from 11 reviews
Does what it says on the tin
No complaints about the work itself — clear explanation, sensible advice, fair price. Booking online was easy enough once I found the right job page.
Job: Smoke Alarm Replacement
Fixed it, but took longer than expected
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Flickering Outdoor Lights
Turned up when they said
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.
Job: Appliance Causing Power Trip

Questions people ask about new wiring installation
Straight answers to the things customers ask most often before booking.
How is new wiring installation priced?
The planning visit is a normal booking — booking fee plus hourly labour for the time it takes. The installation itself is then quoted in full from that plan, covering circuits, fittings, consumer unit work and testing, and nothing starts until you have approved the complete price.
Can I add extra sockets later if I change my mind?
Usually yes, and it is easier the earlier you decide. Changes made during first fix — before plaster and floors close in — are simple; after that they mean chasing walls again. We plan positions carefully with you at the start precisely so those regrets do not happen.
Does my existing consumer unit need replacing for new circuits?
Sometimes. New circuits need protection space and correct RCD cover, and an older unit may have neither. The planning visit checks your unit's capacity and condition and includes any update needed in the quote, so the new circuits land on protection that is up to the job.
Can you work alongside my builder and other trades?
That is normal for us. First fix is timed with the build — wiring goes in before plastering, alongside plumbing where routes are shared — and second fix follows the finishes. We coordinate with whoever is managing the project so the electrical sequence slots into theirs rather than fighting it.
When should the electrician get involved in my project?
As early as the layout is taking shape. Wiring routes, socket positions and circuit sizes all influence the build — chases, floor voids, the consumer unit location — and deciding them before plasterboard goes up avoids undoing finished work. A planning visit costs an hour and routinely saves far more in avoided rework.
