Whether it's a pendant for the lounge, spotlights for a kitchen refit or a light for a box room that's never had one, a new installation has three parts to get right: the electrical work, the physical mounting, and the suitability of the light itself for where it's going. Get all three and you never think about it again. Get one wrong and you're calling us out within the year. Here's how we do it properly.
What's Involved Depends on What You're Starting With
The simplest case is a new fitting onto an existing ceiling point — the wiring's already there, and the job is mounting, connecting and testing. That's a quick visit.
More involved is a new position. Putting a light where none exists means routing a cable from the nearest circuit point — through the loft above, under the floor above or along a wall — then cutting in a ceiling or wall box, running the supply, and making good. It's more work, it's done more carefully, and it's entirely routine for us. Bathrooms and anywhere near water have their own rules about which zones a fitting may sit in and what rating it needs, and we'll guide you through those rather than letting you buy something that can't legally or safely go where you want it.
Choosing the Right Light for the Space
We're happy to fit a light you've bought, and equally happy to advise before you buy. The three things that matter most: the fitting's weight and how it's meant to be mounted, its IP rating if it's going anywhere steamy, and what lamps it takes — because a beautiful fitting that needs four 60W bulbs in a small room will cook itself and the ceiling. If you've fallen for something heavy, like a substantial chandelier or an oversized shade, tell us in advance; heavy fittings need proper ceiling anchoring, not just the existing ceiling rose, and it's far easier to plan that before installation day.
How the Installation Runs
We start by isolating the relevant circuit and confirming it's dead — no exceptions, no "it'll be fine for five minutes". The old fitting or ceiling point comes down, the conductors are identified and tested so we know exactly which does what, and the new fitting is mounted to something that will hold it for decades: the ceiling joist or a suitable fixing, not hope and plasterboard.
Connections are made to modern standards, with everything that should be earthed properly earthed, then the circuit is restored and we test — not just that the light works, but that the switching does what you expect, that any dimmer controls it correctly, and that nothing upstream is unhappy. We clear up after ourselves, take the packaging and the old fitting away if you want, and leave the room as we found it apart from the improvement.
Practical Questions, Answered Honestly
Dust: drilling for a new position makes some, and we sheet up and vacuum rather than leaving you a ceiling-full. Timing: an existing-point fitting is usually well under an hour; a new position depends on the route the cable has to take. Decor: we're careful, but if you're redecorating anyway, fitting the light before the final coat of paint means any making-good disappears.
When to Call Us
Book an installation when you're fitting a new light anywhere in the house, when you want a light in a room that's never had one, when you're replacing something heavy and want it anchored properly, or when a bathroom or outdoor position needs a fitting that's correctly rated for the environment. Booking before you buy the fitting costs you nothing and can save a return trip.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A new light can change how a whole room feels — but only if it's installed properly, in the right place, wired correctly and suited to the space. We install new light fittings throughout the home, from straightforward swaps on an existing ceiling point to new positions that need cable routing from scratch.
What our customers say about our electrical service
4.6 out of 5 from 11 reviews
Does what it says on the tin
No complaints about the work itself — clear explanation, sensible advice, fair price. Booking online was easy enough once I found the right job page.
Job: Smoke Alarm Replacement
Fixed it, but took longer than expected
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Flickering Outdoor Lights
Turned up when they said
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Questions people ask about new light installation
Straight answers to the things customers ask most often before booking.
How is a new light installation priced?
You pay a booking fee when you book the visit, and labour is charged hourly at a rate that depends on how soon you need us. Once the engineer has seen what's involved — existing point or new position — you get the full quote and approve it before any drilling or wiring begins.
Can I install a light fitting myself?
Swapping a like-for-like fitting on an existing point is within some people's abilities, but it still means working at the ceiling rose where conductors are live whenever the circuit is on, and identifying which of the three or four cables does what. New positions, bathroom zones and heavy fittings are firmly electrician territory.
What happens on the day?
We isolate and prove dead the circuit involved, remove the old point, identify and test each conductor, mount the new fitting to a properly anchored support, make the connections, restore power and test the light and its switching. Then we clear up — packaging and old fitting included, if you'd like them gone.
Is there any risk in having a new light fitted?
The riskiest part of any electrical work is doing it live or guessing at unidentified wiring, and we do neither — circuits are isolated and proven dead before anything is touched. The other consideration is mechanical: heavy fittings need proper anchoring into joists or suitable fixings, which is exactly the kind of detail we handle as standard.
Do I need to buy the light before you come?
Not necessarily — we can advise on what will suit the room, the mounting and any damp environment before you buy, which avoids the common trap of a fitting that's too heavy, unrated for a bathroom or wrong for the dimmer you already have. If you've already bought it, that's fine too; just tell us what it is when you book.
