Why Old Wiring Eventually Has to Go
Wiring does not last forever, and it fails in slow, quiet ways. Rubber and fabric insulation, common in homes wired before the 1960s, goes brittle and crumbles at the slightest movement — leaving live conductors touching or exposed inside walls and under floors. Cable from later decades lasts longer but still perishes where heat has done its work, and every era leaves behind sockets, switches and junctions that have simply reached the end of their service life. The clearest signals that replacement is due: cable with cracked, perished or fabric insulation visible in the loft; fittings that discolour or smell hot; circuits that trip without pattern; a consumer unit with no RCD protection; and a house where every repair seems to uncover another surprise.
What a Replacement Actually Involves
Replacing old wiring is a project, and it helps to know its shape before committing. Every circuit is renewed — power, lighting, cooker circuit, and any others the property has — along with a modern consumer unit whose RCD protection brings the installation up to current expectations. Old cable is drawn out where it can be and new cable run through the same routes: up through the cavity or chase, across the loft, under suspended floors. Some walls need chasing for new positions; some floorboards come up; the loft and any understairs voids do their share. The work is planned room by room so the disruption has a shape you can see, and we agree that plan with you during the survey.
The First Visit: Survey and Quote
The first appointment is diagnostic, not destructive. We inspect the installation's visible parts, test what can be tested, look at the routes the new wiring will need, and talk through your requirements — extra sockets, new positions, a changed consumer unit, anything the house now does that it never did before. From that survey comes a full quotation for the complete job: what will be replaced, where new points will go, how long it will take, and what it will cost. Nothing is started until you approve that quote, and the survey day itself is charged as an ordinary hourly visit — the same booking fee and hourly labour as every job we do.
How the Work Proceeds
Once approved, the rewiring proceeds logically: power off, old circuits disconnected and made safe, new cable drawn in circuit by circuit, first-fix work in the rooms being done, then fittings, then testing. We work in a sequence agreed with you — often room by room, so parts of the house stay live while others are rewired — and keep dust and disturbance contained as we go. Each circuit is tested as it is completed, and the installation is tested as a whole before the power returns for good.
What You Get at the End
A rewired home is quieter in every sense: no tripping without cause, no warm fittings, no wondering what is under the floor. You get new circuits sized for how the house is actually used, RCD protection that would interrupt a serious fault in milliseconds, sockets where you want them rather than where 1974 put them, and a full set of test results showing every circuit's condition. We walk you through the new consumer unit so you know what each device does.
When Replacement Is the Right Call
Replacement is the right answer when insulation has visibly perished, when a home still has old-generation cable, or when the accumulated faults and repairs add up to more than the wiring is worth keeping. It is not always the answer — sometimes a repair or a partial renewal buys the years you need — and we will tell you honestly which situation you are in, based on what the survey finds rather than what the job pays.
Book Your Wiring Survey Today
Old wiring is a known quantity with a known solution, and the first step is a proper look. Call or book online for a survey visit: we will assess your installation, explain exactly what a replacement would involve for your home, and give you a complete quote before any work begins.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
If your home still runs on wiring that was installed decades ago — fabric-insulated cable, perishing rubber, sockets that date the house — replacing it is one of the most worthwhile electrical projects there is, and one of the biggest. Nothing starts on day one: the first visit is a survey, where we assess the installation's condition, explain what a replacement involves for your particular property, and quote the full job for your approval. Only when you have signed off the plan does any work begin, and that first day's labour is charged hourly like every other visit.

Does what it says on the tin
No complaints about the work itself — clear explanation, sensible advice, fair price. Booking online was easy enough once I found the right job page.
Job: Smoke Alarm Replacement
Fixed it, but took longer than expected
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Flickering Outdoor Lights
Turned up when they said
Third time we have used Maintenance Men, and the same experience each time: agreed price, proper explanation, job done in one visit. The hourly rate is fair for the standard of work.

Questions people ask about old wiring replacement
Straight answers to the things customers ask most often before booking.
How is a full rewiring job priced?
The first survey visit works like any other booking: a booking fee, then hourly labour for the time the assessment takes. The rewiring itself is then quoted as a complete job following that survey — you see the full price and approve it before a single cable is touched, and nothing proceeds without your sign-off.
Can I stay in the house during a rewire?
Usually, yes, though it is dusty and the power is off for stretches. We plan the work so parts of the home stay live where possible and agree the sequence with you beforehand. Many customers combine it with a short break; others treat it as a few noisy days at home — either works.
How do I know if my wiring is actually too old?
Perished or fabric-covered cable in the loft, discoloured or warm fittings, a consumer unit without RCD protection, and circuits that trip without pattern are the strong indicators. The survey visit settles it definitively — we test what we can see and reach and tell you plainly whether replacement, partial renewal or repair makes sense.
Is old wiring dangerous, or just inconvenient?
It can be genuinely dangerous. Perished insulation leaves conductors able to touch or be exposed, old joints heat up, and without RCD protection a serious fault can continue unnoticed. That said, danger depends on condition, which is exactly what testing measures — the survey tells you the real state of your wiring rather than its birthday.
Will a rewire mean redecorating every room?
Some making-good is inevitable where walls are chased or floorboards lifted, and we keep the disturbance as contained as the job allows — many runs go through the loft and under floors without touching decorated surfaces. We point out what needs a decorator's finish, room by room, as the work completes.
