Most roof repairs fail for one of two reasons: the wrong thing was fixed, or the right thing was fixed badly. A repair visit from us starts with diagnosis — what failed, why it failed, and whether its neighbours are about to fail the same way — and ends with a repair quoted, approved and done properly. That sequence is the difference between a roof you stop thinking about and a roof you ring about every winter.
The problems we handle
Tile and slate replacement where fixings have failed or tiles have cracked. Ridge and verge tiles that have lost their mortar bedding. Flashing and leadwork around chimneys, vents and roof-to-wall junctions. Valley repairs where the channel has failed or been damaged. Localised underlay and felt repairs where water has been getting past the covering. Flat roof membrane defects where the membrane is fundamentally sound. Gutter and drainage repairs feeding back into roof problems. And the investigations that tell us which of these actually explains the leak or damage you are seeing.
How we diagnose before we repair
The indoor evidence comes first: where stains and drips appear, what the loft shows in the way of damp timbers, wet insulation and daylight, and the history — when it started, whether it worsens in certain weather. Then the roof itself, externally, from safe and appropriate access. We will not walk fragile roofs and we never improvise access; where a proper inspection or repair needs scaffolding or specialist roof access, we say so plainly and arrange it. Where a leak is weather-dependent, we will be honest that a further observation in real rain may be needed rather than repair on a guess.
Repairs that address the cause
A replaced tile gets mechanical fixings appropriate to the roof, not just a push back into place. Re-bedded ridges are done with the correct materials and profile. Flashing is renewed where patching has already failed twice. Underlay repairs are lapped and sealed properly, and the covering above is refixed soundly. Where the damage reveals a wider pattern — corroded fixings along a slope, an underlay nearing the end of its life — we tell you, and give you the choice between the repair you asked for and a realistic view of what the roof will need next. Storm-damaged roofs are made safe first, with temporary sheeting as an honest interim where needed, while permanent work is quoted.
What we will tell you honestly
Some repairs buy time rather than solve the problem — we will say which. Some roofs are nearing the end of their design life, and continued spot repairs are money spent slowly on a replacement — we will say that too, with replacement quoted as a project after survey. Old roofs can include asbestos-cement components in sheets, flashings or coverings; if we suspect asbestos we will not disturb it and will recommend testing and specialist removal.
Aftercare
After the repair, check the area after the first couple of heavy rains and strong winds. Keep gutters and valleys clear, and consider a periodic roof inspection — catching the next failing fixing costs a fraction of drying out another ceiling.
Booking your repair
Call Maintenance Men or book through maintenance-men.com. Describe the problem, when it started and how it behaves in different weather, and send photos if you can take them safely. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of the repair is quoted and approved before work starts, with tiles, lead and materials quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A roof repair is only as good as the diagnosis behind it. Our visit identifies what has actually failed and why, sets out the repair options honestly, and quotes the work for your approval — so you pay once for a repair that addresses the cause, not a patch that returns with the next storm.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about roof repair
Straight answers to the things customers ask most often before booking.
Is roof repair a DIY job?
Roof work means working at height on surfaces that may be wet, fragile or moss-covered — among the most common causes of serious home accidents — and correct repair technique depends on the roof's design and materials. Diagnose from indoors safely, but leave the access and the repair to someone equipped for it.
What does a proper roof repair involve?
Diagnosis first — indoor evidence, loft inspection, then external assessment from safe access — then a repair that addresses the actual cause: correctly fixed tiles, properly re-bedded ridges, renewed flashing, sound underlay repairs. Everything is quoted and approved before work starts, and we tell you honestly what each repair does and does not solve.
When would a repair need scaffolding?
Where the roof's height, pitch or condition makes ladder access inadequate, where the work area is extensive, or where the covering is fragile. We will not improvise unsafe access or walk fragile roofs — we assess and tell you plainly when scaffolding or specialist roof access is the safe route, and quote it as its own item.
How do I know if my roof needs repair or replacement?
The pattern matters: isolated failures on a sound roof repair well and last. Widespread failing fixings, perished underlay, brittle tiles or repeated new leaks point to a roof near the end of its life. We assess and give you the honest trade-offs, with replacement quoted as a project after survey if that is the realistic conversation.
How much does a roof repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
