A roof leak rarely announces itself directly above where the stain appears. Water can travel along rafters, under felt, along battens or across a flat roof before it finally drips through the ceiling, sometimes metres from the actual defect. That is why a bucket under a stain and a guess at the problem so often leads to repairs that do not last. Our approach is diagnosis first: find the real entry point, understand why it is failing, then quote a repair that addresses the cause rather than the symptom.
Where roof leaks usually come from
The common culprits are missing or slipped tiles and slates, cracked or lifted flashing around chimneys and vents, perished mortar on ridges and verges, failed seams or tears on flat roofs, cracked lead, blocked valleys and gutters backing water up under the roof edge, and degraded felt or underlay behind otherwise sound tiles. Age matters too: a roof approaching the end of its design life can develop several small weaknesses at once, and fixing one while ignoring its neighbours is false economy.
How we find the real entry point
We start inside, where you first saw the problem. Water staining on ceilings and in the loft tells a story: its shape, colour and position point back towards the source. In the loft we look for damp timbers, daylight, wet insulation and drips active at the time of the visit. Outside we then assess the roof itself from ladders and ground level where it is safe to do so. We will not walk fragile roofs, and we do not improvise access — if the only way to inspect a section properly is scaffolding or specialist roof access, we will tell you plainly and recommend the right route. Weather matters as well: some leaks only show in driving rain, and we will say when an observation window is needed rather than guess.
What happens after diagnosis
Once we know what is wrong, we explain it in plain English and quote the repair for your approval. Small defects — a re-bedded ridge, replaced tiles, refixed flashing — are often straightforward. Wider failures, such as extensive underlay deterioration or a flat roof beyond patching, may point towards a larger project, and we will say so honestly rather than sell a patch that cannot last. Storm-damaged roofs are made safe first, with temporary sheeting where appropriate, while a permanent repair is quoted separately.
Safety and limits you should know
Do not go climbing on a wet roof yourself, and be careful in the loft — stepping between joists only, with a torch, is the safe way to look. If water is near light fittings or the consumer unit, leave the electrics alone and get them checked; we flag this on every leak visit. Old buildings can have asbestos-cement in roofing sheets, soffits or flashings, which must never be disturbed — we identify suspect materials and recommend testing and specialist removal where needed.
Looking after the repair
After any repair we recommend keeping an eye on the area after the next heavy rain, keeping gutters and valleys clear, and having the roof looked at periodically so small issues are caught before they stain a ceiling again. No honest roofer can promise a roof will never leak again, but a repair that addresses the true cause gives you the best possible chance.
Booking your visit
Call Maintenance Men or book through maintenance-men.com and describe what you are seeing — where the stain or drip appears, when it started, and whether it is worse in certain weather. If you can safely take a photo of the ceiling or any visible roof damage, that helps us plan. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and the full cost of any repair is quoted and approved before work starts, with parts quoted separately. If a roof leak is soaking your home right now, tell us — we will prioritise getting to you and talk you through containing the water in the meantime.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
A drip from the ceiling is stressful precisely because the cause is usually hidden somewhere above you. Our visit gives you a proper diagnosis: where the water is actually getting in, why it is getting in, and what it will take to stop it for good. You get honest findings and a clear quote before any repair is agreed.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about roof leak
Straight answers to the things customers ask most often before booking.
Can I fix a roof leak myself?
Checking from ground level, keeping gutters clear and containing water indoors are all sensible, but working on a wet roof is genuinely dangerous and misdiagnosis is easy because water travels before it drips. A proper diagnosis from the inside and a safe external inspection is usually the faster, cheaper route in the end.
What will you check during a leak diagnosis?
We start with the ceiling staining and the loft — damp timbers, wet insulation, daylight and drips — then inspect the roof externally from ladders or ground level where safe. We check tiles, flashing, ridges, valleys, flat roof seams and gutters, and trace the water path rather than guessing at the nearest defect.
Will you walk on my roof to inspect it?
Only where the roof is sound and safe access is available. We will not walk fragile roofs and we never improvise unsafe access — if a section needs scaffolding or a roofing specialist, we will say so and recommend the right route. Your safety and ours come before a quick look.
The stain is nowhere near where the leak must be — why?
Because water rarely drips straight down. It travels along timbers, under felt or across a flat roof before finding a way through the ceiling, sometimes several metres from the entry point. That is exactly why we diagnose from the inside outwards instead of repairing whatever happens to be above the stain.
How much does a roof leak repair cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
