Patios fail in familiar ways: slabs that rock, joints that crumble, edges that crack, surfaces that pit and spall after frost. Each has a small set of possible causes, and picking the right one is the difference between a repair and a placeholder.

The faults we handle

Rocking or sunken slabs; cracked or broken units; crumbling joints and missing pointing; edges and steps that have lost their support; surfaces damaged by frost, salt or impact; and areas where water now sits where it never used to. Some are quick re-bedding jobs; others are symptoms of base or drainage problems that need more — the assessment tells you honestly which.

How we assess

We level-check the surface to find every fault, lift suspect slabs to see whether the bedding or the base beneath has failed, check the falls for ponding, and look at what water is doing around and under the patio — because water is behind most recurring faults. We also consider the slab material itself, since some stones need specific care and some repairs on brittle units are better done by replacement. Then we quote the repair that addresses the cause, approved by you before work starts.

How we repair

Slabs are lifted, the base is corrected and compacted where needed, and they are re-bedded on proper mortar to the original falls. Joints are repointed with suitable materials for the slab type — not all stones tolerate the same products. Edges and steps are rebuilt with sound support. Cracked or badly damaged units are replaced with matching slabs, quoted separately as materials, and we will be honest if an exact match no longer exists. Where a fault reveals a bigger problem — an undermined base, a drainage failure — we explain it and quote separately rather than patching over it.

Weather and timing

Patio repairs need dry, frost-free conditions for mortar and jointing to cure properly; we will not fit work we know the weather will undo. We schedule around the forecast and say plainly when conditions must delay the job.

Honest limits

We cannot guarantee a repaired patio against future movement or weathering — frost and water remain outside everyone's control. What we do promise is a correct diagnosis, materials suited to your slabs, and repair work built the way the original should have been.

When to call

Fix rocking slabs and crumbling joints before winter: water getting underneath freezes, expands and multiplies the damage. A small autumn repair is usually a much smaller job than the same fault after a hard winter.

Prevention worth knowing

Most patio faults are water finding a route under the surface, so prevention is about the joints and the escape routes: keep jointing topped up so rain cannot get beneath, clear channels and gullies, and sweep rather than hose if the joints are tired. Walk the patio after the first heavy rain each autumn and note any new movement or ponding — catching faults in September is a small repair, catching them after a hard winter rarely is. If anything discharges water across the paving, resolving that protects everything else you maintain. Keep a note of the slab type if you have it from the original build — it makes matching repair materials much quicker and more accurate.

How to book

Book via maintenance-men.com or by phone. The booking fee is paid when you book, labour is hourly at a rate that depends on how soon you need the visit, and the full cost is quoted and approved before work starts. Knowing the slab type, if you do, and where the worst faults sit helps us plan. Materials are quoted separately.

How the price works

We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

Choose the window that suits you and pay the booking fee. That holds your place in the diary.

2

We diagnose on site

The engineer confirms the cause and tells you what the job involves and how long it should take.

3

You approve, we work

Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.

A rocking slab, a crumbling edge, a crack that keeps coming back — patio faults have causes, and repointing over a bad base just delays them. We assess first and quote second, so the money you spend buys a repair that lasts.

What our customers say about our outdoor & exterior service

4.6 out of 5 from 10 reviews

Sorted the same day

Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.

Job: Uneven Shed Base

Turned up when they said

Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.

Job: Water-Damaged Patio

Good work, poor communication

Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.

Job: Sinking Driveway

Questions people ask about patio repair service

Straight answers to the things customers ask most often before booking.

Can I repair my patio myself?

Repointing joints and re-bedding a single slab are reasonable DIY if the base underneath is sound. If slabs keep rocking in the same spots, or several areas have sunk, the base or drainage has failed and DIY repointing will just be an annual ritual. We find out which situation you have.

What do you check during a patio repair visit?

Every slab for movement and cracks, the bedding and base under the worst faults, the falls for water pooling, what is happening with drainage around the patio, and the slab material itself so the repair products suit it. Then we quote the repair that fixes the cause.

Is a broken patio slab a hazard?

Cracked, rocking or sunken slabs are genuine trip hazards, particularly in low light, and dips that hold water become ice in winter. Broken edges can also be sharp underfoot. If the fault is on a main walking route or by a step, treat it as a priority repair.

Will replacement slabs match my existing patio?

We re-use your existing slabs wherever they survive lifting. If units crack during lifting or are past saving, we quote suitable replacements separately — and will tell you honestly if an exact match is discontinued, showing you the closest available options before buying anything.

What will my patio repair cost?

You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the repair is quoted and approved before work starts; replacement slabs, mortar and materials are quoted separately.
