What to Do Right Now
A smell of gas is not something to investigate, wait out or book in for a look. Do the following immediately:
- Do not operate electrical switches or appliances — do not turn lights on or off, do not use doorbells, sockets, phones indoors or anything that could spark. Do not light flames of any kind, including matches, candles and cookers.
- Open doors and windows if it is safe to do so — ventilating reduces the concentration of gas.
- Turn the gas off at the meter if you can do so safely — only if the meter is safely accessible and you know how the emergency control valve works. Never go looking for it in a heavy smell of gas.
- Leave the property — take everyone out, including pets.
- Call the National Gas Emergency Service on 0800 111 999 from outside — the line is free, and it is answered 24 hours a day. They will attend and make the situation safe.
Do not go back inside until the emergency service has attended and told you the property is safe. A suspected gas leak is not a Maintenance Men booking — it is a job for the national emergency service, and no other step comes first.
Why This Is Not a Repair Call
Gas leaks are made safe by the National Gas Emergency Service, whose engineers are equipped and authorised to enter, test and isolate gas supplies under emergency conditions. Any other attendance — including ours — would be slower and could not lawfully work on the gas side in any case. Maintenance Men is not Gas Safe registered and never carries out gas work; that is precisely why the right first call is the national one. Calling 0800 111 999 costs nothing, and the emergency service would always rather attend a false alarm than arrive late to a real leak.
After the Emergency Service Has Made Things Safe
Once the gas supply has been isolated and the property declared safe, the source of the leak still needs proper repair before gas can be restored, and that repair is gas-side work for a Gas Safe registered engineer. What we can do at that stage is genuine and useful:
- Recommend a trusted Gas Safe registered engineer — we work closely with engineers we trust and can point you to one, so the repair is arranged quickly.
- Handle the water-side and electrical work — if the leak's aftermath involved water damage, damp electrics or disturbed pipework on the heating side, we can assess and repair those parts.
- Restore the system around the repair — repressurising, refilling and bleeding the heating circuit once the gas-side repair is complete, so the house heats again promptly.
We will never touch gas valves, pipework, burners, flues or anything else on the gas side, before or after an emergency — that boundary is absolute.
How Gas Leaks Around Boilers Happen
Understanding the common sources helps you describe the situation to the emergency service and to the Gas Safe engineer afterwards. Leaks can arise from failed seals on gas connections, corroded pipework, joints disturbed by movement or previous work, faulty gas valves, or flue defects that let combustion products escape. Sometimes what smells of gas is a appliance left partially open elsewhere in the house, and the boiler is innocent — the emergency service will establish where the leak actually is. Do not attempt to trace it yourself by smelling around fittings.
If You Cannot Smell Gas but Suspect It
Faint or intermittent gas smells deserve the same response. So does any hissing near gas pipework, or symptoms such as dizziness or headaches among people in the property while a gas appliance runs. Call 0800 111 999 and describe what you have noticed; let them judge the urgency. Carbon monoxide is a separate hazard with different signs — a CO alarm sounding is its own emergency, and a CO smell does not exist because CO is odourless.
The Right Order of Calls
To be plain about the sequence: first the National Gas Emergency Service on 0800 111 999, from outside, day or night. Then, once everyone is safe and the gas is isolated, contact us if you need the water-side and electrical aftermath handled or a recommendation to a trusted Gas Safe registered engineer for the repair. We will help with everything that is lawfully ours — and nothing that is not.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

If you can smell gas near your boiler, treat it as an emergency right now — this page tells you exactly what to do, and none of it involves booking a repair. The National Gas Emergency Service on 0800 111 999 is free and available 24 hours a day. Once the emergency service has made the property safe, Maintenance Men can help with the follow-on water-side and electrical work, and recommend a trusted Gas Safe registered engineer for the gas-side repairs.
What our customers say about our heating & radiators service
5 out of 5 from 10 reviews
Fast, tidy and friendly
Booked the £220 booking-fee slot on Tuesday and got a message confirming the time the same morning. The cause was explained, the price agreed before any work started, and the job was done in about 46 minutes. Clean and tidy when they left.
Job: No Heating from Boiler
Turned up when they said
What I appreciated was being told what was actually wrong before anyone started. Sorted in under 46 minutes and the invoice matched the quote to the penny.
Job: Expansion Vessel Fault
Exactly what was quoted
I had put off sorting this for months because I expected a runaround. Quoted the booking fee plus hourly rate upfront, stuck to it, and actually found the underlying cause rather than just clearing the symptom. Worked neatly and hoovered up afterwards.
Job: Airlock in Hot Water System

Questions people ask about gas smell from boiler
Straight answers to the things customers ask most often before booking.
What number do I call if I smell gas?
Call the National Gas Emergency Service on 0800 111 999 — it is free and answered 24 hours a day. Call from outside the property after getting everyone out. Do not book a repair first, do not wait to see whether the smell fades, and do not go back inside until you are told the property is safe.
Does reporting a gas smell or getting help cost anything?
Calling the National Gas Emergency Service on 0800 111 999 is free, and their emergency attendance costs you nothing. If follow-on work is needed afterwards — water-side or electrical work from us, for instance — a booking fee is paid when you book, the hourly labour rate depends on how soon you need the visit, and the full cost is quoted and approved before work starts.
Can Maintenance Men come out for a gas smell?
Not for the emergency itself — that is what the National Gas Emergency Service exists for, and they attend free of charge. We are not Gas Safe registered and never carry out gas work. After the emergency service has made things safe, we can recommend a trusted Gas Safe registered engineer we work closely with for the repair and handle any water-side or electrical follow-on work.
Is a small gas smell worth reporting?
Yes, always. Faint, intermittent or occasional smells are exactly the early warnings worth acting on, and the emergency service would far rather check a small report than be called to a developed emergency. Let them assess it — never try to trace the source yourself by nose.
What happens after the emergency service attends?
They make the property safe and typically isolate the gas supply. Restoring gas then requires the leak to be repaired by a Gas Safe registered engineer. We can recommend one we work closely with, and once the gas-side repair is done we can repressurise and restore the heating system and deal with any water or electrical damage the incident left behind.
