Why skirting gaps appear

Gaps along skirting boards are rarely a fault in the board itself. Floors and walls move at different rates through the year — timber floors expand and contract with humidity, masonry walls breathe differently, and new builds and recently plastered rooms settle over their first seasons. The joint where board meets wall, and where board meets floor, absorbs that movement, and unless it was sealed with a flexible material in the first place, a hairline gap appears, gathers dust, and grows until it is all you can see when you walk into the room.

Checking the boards themselves

Before caulking we look at the boards. A skirting that is loose, sprung away from the wall, or nailed into nothing will open any bead of caulk, so if a section moves we discuss refixing it first — caulking a loose board is a repair that fails on the first hoovering. We also check for damage along the line: swollen boards near an external door, dents and scuffs, or a previous repair that has failed. If a board is beyond a touch-up, we will tell you what we can do and where replacing a section might be the better answer. And if there is staining or damp along the bottom of the wall, that is a separate problem that sealing would hide rather than help.

Preparation along the line

Good results come from preparation. Old filler or a failed caulk line is raked or cut out, dust is brushed from the joint, and the surfaces either side are cleaned. Floorboards are protected with sheeting, and the gap itself is assessed: a fine hairline needs one approach, a wider gap that has been opening for years may need building up in stages or a backing before the final bead. Every joint along the run is treated the same way, so the finished line is consistent from corner to corner.

Flexible caulk and the paint finish

Skirting joints are sealed with a flexible decorators' caulk, which is the right material for two reasons: it flexes with the seasonal movement instead of cracking out, and it is formulated to be painted, so it becomes invisible under the finished colour. The bead is tooled to a crisp line along the top edge of the board and tidied along the floor line. Colour-matched caulk is an option where you want the lines presentable without immediate painting, and that is agreed when booking. What the caulk is not is a gap-filler for a structural problem — it is the flexible, paintable joint that the boards were always meant to have.

Aftercare

Caulk needs its cure time before painting — hours, per the product instructions — and we tell you exactly when the line is ready to take paint. Until then, avoid knocking the boards and hold off on the decorating. Once painted, the joint should disappear entirely; if a line reopens within a season, that usually points to a board that needs refixing or movement worth a second look, and we would rather know than have the same gap filled again.

Boundaries of the job

This is a caulking and preparation job, not a decorating contract. Painting the skirting or the wall afterwards may not be included in the visit unless it is agreed at booking — tell us what you want and we will confirm what is in scope. Caulking also does not remedy damp, structural movement or damaged boards beyond what refixing can address, and we refer specialist work where it is needed. Like all seals, the caulk line is a maintained flexible joint rather than a permanent or guaranteed fix.

Preparing the room

Pull furniture back from the walls and lift rugs and mats away from the skirting line. If the room is being decorated afterwards, plan the paint dates around the cure time we give you. If you know a board is loose, mention it when booking so refixing can be discussed and costed before we arrive.

Booking

Book through the website or by phone. A booking fee is paid when you book, the hourly labour rate depends on how soon you need us, and the full cost is quoted and agreed before any work starts. Same-day visits may be available.

A gap along the top or bottom of a skirting board is one of the most common eyesores in a finished room. The board moves with the floor and the wall, and a rigid fill simply cracks out again. We rake out failed filler, seal the lines with flexible caulk, and leave them ready for decorating.

Questions people ask about skirting board caulking

Straight answers to the things customers ask most often before booking.

Is skirting caulking a job I could do myself?

It is one of the more approachable DIY jobs, with the caveat that a neat, consistent line takes practice and the preparation matters more than the application. Failed filler needs raking out, and rigid filler will crack out again within a season. If you would rather have the whole run done to one standard, that is what we do.

What do you check before caulking the boards?

We check the boards themselves for loose or sprung sections, because a bead on a moving board will not last. We look at the old filler or caulk, the condition of the wall line, and any staining or damp at floor level. Anything that needs refixing or points to damp is raised with you before we seal.

Will you paint the skirting afterwards?

The caulk we use is formulated to be painted, and we tell you when the line is ready for it. Painting itself may not be included in the visit unless it is agreed at booking, so tell us what you want and we will confirm the scope. Either way, the joint is left clean and ready for the finish.

Some of my boards are loose — can that be dealt with too?

Often, yes: refixing a loose board into a solid fixing is within a handyman visit, and it should happen before caulking so the bead has something stable to span. We will check which boards move, discuss the fix, and agree the extra scope and cost with you before starting. If a board is damaged beyond refixing, we will say what the options are.

How is skirting caulking priced?

A booking fee is paid when you book, and the hourly labour rate depends on how soon you need the visit. The full cost is quoted and approved before work starts, based on the rooms and runs agreed. Materials such as caulk are identified and quoted separately from the labour.
