Waterlogged ground is different from a flooding problem. Flooding is water arriving with nowhere to go; waterlogging is soil that has absorbed water and cannot let go of it. The ground stays soft and sour, grass struggles, and every winter it gets a little worse. Understanding why the soil holds water is the whole task.
Why soil becomes waterlogged
Soil type is the biggest factor: heavy clay holds water tightly and absorbs new rain slowly, and much of the West Midlands sits on clay. Compaction is the next — regular foot traffic, mowers and vehicles squeeze out the pore spaces water needs to move through. A high water table leaves the ground saturated from below, especially in low-lying spots or near watercourses. Buried layers matter too: a compacted pan below the turf, rubble or clay backfill from old works, or an old land drain that has silted and now dams water rather than draining it. And sometimes the cause is added water — a downpipe or paved area discharging onto the lawn faster than the soil can absorb.
How we assess it
We dig trial holes and watch how quickly they fill and empty — that single test says more than anything else about whether drainage work can help. We look at the soil profile: topsoil depth, clay content, compaction layers, anything buried. We check levels and where water arrives from, and probe for existing land drains, which on older properties may be present but silted. Before any digging we check carefully for buried services; detectors help, but no scan guarantees what is below, and utility plans are yours to provide.
What actually helps
If the ground is compacted but the soil below is workable, aeration and topdressing relieve the surface and may be all that is needed — genuinely DIY-friendly in part, and we can advise. If clay soil has no way to shed water, land drainage helps: perforated pipes in gravel trenches collecting water and carrying it to a usable outfall, whether an existing drain, a ditch or a lower point. If the water table is high, drainage lowers the level only as far as gravity or a pump allows, and we will be honest about the ceiling. If extra water is being added from roofs or paving, redirecting it is often the cheapest real improvement. A soakaway, it is worth saying, is the wrong tool for waterlogged clay — you would be pouring water into ground that will not drink, and we will say so rather than install one.
No drainage work guarantees dry soil year-round. Successive wet months saturate everything, and water arriving from beyond your boundary is beyond any single-property fix. What well-designed land drainage does is shorten saturation, protect lawns and beds, and make the garden usable again after ordinary rain.
Booking
Book a visit and tell us how long the ground stays wet, whether it is worse in particular spots, and any history — old drainage, previous works, changes to the garden. The assessment sits within the standard visit; land drainage installation is a quoted project surveyed and approved before work starts, and we schedule groundworks sensibly around wet weather.
One more cause worth mentioning: old land drains that nobody knows about. Many older West Midlands gardens had clay pipe or rubble-filled land drains installed decades ago, and when they silt or are cut through by later digging, they stop draining and start holding water. Finding them is part of our assessment — sometimes the fix is restoring what is already in the ground, which is far cheaper than installing new. If you have old plans or remember drainage work from years ago, tell us; it changes the diagnosis.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Soil that stays waterlogged weeks after rain makes lawns mossy, beds sour and plants fail — and it usually has a reason worth finding. We dig, test and look at the wider picture: soil type, levels, water sources and anything already buried in the ground. Then we tell you what drainage work would genuinely help and what it honestly will not achieve.
What our customers say about our drainage service
4.2 out of 5 from 5 reviews
Fast, tidy and friendly
Turned up in the window they promised, walked me through the options (turns out the part had to be sourced locally), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Standing Water in Shower Tray
Happy overall
Good job overall. Turned up about 15 minutes after the window started, but rang to say so, and the work itself was tidy and well explained. Price was as quoted.
Job: Partial Soil Stack Blockage
Fixed it, but took longer than expected
The problem is fixed, which is the main thing, and the engineer clearly knew what they were doing. It took a fair bit longer than the estimate on the phone and I had to ask twice for a breakdown of the hours.

Questions people ask about waterlogged garden soil
Straight answers to the things customers ask most often before booking.
Can I improve waterlogged soil myself?
Some of it, yes: aerating compacted lawn with a fork or aerator, adding organic matter to beds, and avoiding walking on saturated ground all help the surface. Digging land drains, altering levels or connecting to existing drainage is not DIY — wrongly placed drains can dam water rather than move it, and buried services make digging genuinely risky.
How do you test why soil stays waterlogged?
We dig trial holes and time how fast they fill and drain, examine the soil profile for clay and compaction layers, check levels and water sources, and probe for old land drains that may have silted. Before digging we check for buried services — detectors help, but no scan guarantees what is below. The tests tell us whether drainage work can help and where.
Is waterlogged soil ever unsafe or out of scope?
Waterlogged ground itself is not dangerous, but do not walk or drive vehicles over it — you deepen compaction and can break hidden drainage. If the saturation comes from a high water table, a backed-up ditch or neighbouring land, part of the problem lies outside your property and we will say so honestly rather than oversell what drainage on your plot can achieve.
Would a soakaway fix my waterlogged garden?
Usually not — a soakaway stores water and lets it seep away, which is exactly what your ground is failing to do. Pouring more water into clay that will not drink just stands there. If soil testing shows poor infiltration, the honest options are land drainage carrying water to a working outfall, surface improvements like aeration, or redirecting water that is being added — and we set out which applies to you.
What does this work cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of any work is quoted before we start, so you approve it first, with parts quoted separately. Land drainage installation is a surveyed project, so its price follows a proper assessment of your ground rather than a guess.
