Most people know almost nothing about the state of their own roof, and that is entirely reasonable — it is high, it is awkward and it hides its problems well. A proper inspection changes that: you learn what condition the roof is in, what is likely to need attention in the next few years, what can safely wait, and what, if anything, needs doing now. No pressure, no invented urgency — just an honest professional view you can plan around.
Why people book roof inspections
Homebuyers want to know what they are taking on before they commit. Homeowners book after a storm, after a ceiling stain, before winter, or simply because the roof is a certain age and they would rather know than worry. Sellers want to avoid surprises late in a sale. Landlords need to keep properties sound between tenancies. Whatever the reason, the inspection is the same systematic assessment — the difference is what you do with the findings.
What we inspect
The covering first: tiles and slates for cracks, slips, porosity and failing fixings; ridges and verges for mortar condition; flashing and leadwork at chimneys and junctions; valleys for damage and debris. The drainage: gutters, downpipes and outlets for blockages, damage, falls and evidence of overflow. The flat roof areas, if any: membrane condition, seams, upstands and ponding. The structure, as far as visible from the loft and the roofline: sagging, deflection, damp timbers, daylight, and evidence of water ingress. And the details that matter: eaves and fascia condition, ventilation, and any previous repair work of questionable quality. We inspect from ladders, ground level and the loft — we will not walk fragile roofs or improvise unsafe access, and where a proper view needs scaffolding or specialist access we will say so and quote it as an option rather than guess.
The findings, honestly presented
You get a plain-English summary: what is sound, what is deteriorating and roughly how urgently, what is worth doing now versus monitoring, and what the roof's realistic remaining life looks like. Where we find something outside our scope — structural movement needing an engineer, asbestos-cement materials needing testing, or work needing scaffolding and a roofing specialist — we say so clearly and point you the right way. We do not manufacture urgency, and an inspection that ends with "your roof is in good order, check it again in a couple of years" is a perfectly good outcome.
Turning findings into work
If the inspection identifies work worth doing, we quote it for your approval — small repairs individually, larger projects after their own survey. Nothing is carried out unless you ask for it and approve the quote. Many customers simply take the report, plan their budget, and book the work when it suits them; that is exactly what an inspection is for.
Aftercare
We will suggest a sensible re-inspection interval based on the roof's age and condition — annually for an older or mossy roof, less often for a younger one in good order — and after major storms. Between inspections, keep gutters clear and mention any new stains or sounds early; early reports catch problems while they are cheap.
Booking your inspection
Call Maintenance Men or book through maintenance-men.com. Tell us the property's age and covering if known, and what prompted the inspection — purchase, storm, stain, or general planning. You pay a booking fee when you book, labour is charged hourly at a rate that depends on how soon you need the visit, and any resulting work is quoted separately and approved by you before it starts, with parts quoted separately.
How the price works
We charge a booking fee to hold your slot, then an hourly rate for the work itself. The fee changes with how soon you need us; the hourly rate changes with the slot you choose. You approve the price before we start, so there is no surprise on the invoice.

We diagnose on site
The engineer confirms the cause and tells you what the job involves and how long it should take.
You approve, we work
Nothing goes ahead until you agree the price. Labour is then charged per hour at your slot rate.
Whether you are buying a home, planning ahead, or just want to know what that stain means, a professional roof inspection replaces guesswork with facts. We assess the roof systematically, explain what we find without drama, and set out any work needed in order of priority — quoted only if and when you want it done.
What our customers say about our outdoor & exterior service
4.6 out of 5 from 10 reviews
Sorted the same day
Rang in the morning and they got to us in Wolverhampton by early afternoon. Very clear about what needed doing, what it would cost and what could wait. No pressure to add extras. Exactly the sort of tradesperson you want.
Job: Uneven Shed Base
Turned up when they said
Turned up in the window they promised, walked me through the options (turns out the previous installer had left the pipework awkward to get to), then cracked on. Everything was tested before they left. No mess, no drama, no surprise on the bill.
Job: Water-Damaged Patio
Good work, poor communication
Work itself was fine and tidy. Communication beforehand was patchy — I did not get the confirmation message and had to ring to check the slot. Would still use again.
Job: Sinking Driveway

Questions people ask about roof inspection
Straight answers to the things customers ask most often before booking.
Should I get a roof inspection before buying a house?
It is one of the sensible checks — roofs are expensive to surprise you. A general survey may not examine the roof closely, and an inspection gives you a specific view of the covering, drainage and structure before you commit. Many buyers use the findings to plan, budget or negotiate with real information rather than guesswork.
What does a roof inspection include?
The covering — tiles, slates, ridges, verges, flashing, leadwork and valleys — the gutters and drainage, any flat roof areas, the roof structure as visible from the loft and roofline, and the eaves details. We work from ladders, ground and loft access, and we tell you plainly where a fuller view would need scaffolding or specialist access.
Is it safe for me to inspect my own roof?
Checking from ground level with binoculars and looking briefly in the loft from the joists is reasonable. Climbing onto the roof is not — it is among the most common causes of serious home accidents, and fragile or wet coverings give no warning before they go. Leave the close inspection to equipped professionals.
Will you walk on the roof during the inspection?
Only where the covering is sound and safe access is available. Fragile roofs are never walked, and we never improvise unsafe access — for fragile coverings or awkward heights we inspect from ladders and ground level, and tell you honestly where that limits what we can see and what a closer look would require.
What does a roof inspection cost?
You pay a booking fee when you book, and labour is charged hourly at a rate that depends on how soon you need the visit. The full cost of the work is quoted and approved before work starts, so you approve it before any tools come out, with parts quoted separately.
